I’ve recently moved but I’ve lived at Falcon at Grand Harbor for a year, and I wouldn’t recommend this place to anyone. To start, the leasing agent who helped me in the beginning, Ruby, was great—no complaints about her. However, I soon realized that they try to bribe you into leaving a “five-star review” in exchange for waiving the application fee. So, a lot of the positive reviews you see are fake, fabricated, and misleading. Ruby is no longer working there, but she was helpful during my initial interactions. The leasing agents NOW are very unprofessional, rude, and acts like they don’t want to do their job. Hot Water Issues:
When I moved in, there was no hot water. I submitted several work orders, and after a long complaint, maintenance finally replaced my water heater—three work orders later. This should’ve been taken care of PRIOR to me moving in. Everything should be checked before a new tenant move in. Building and Neighborhood Maintenance:
The upkeep of the complex is terrible. They don’t clean or power wash the buildings at all. There was a dead bird on the staircase, nests in the corners of the building, and bird poop all over the staircases. Management never had the building power washed despite the filth. There’s dog poop everywhere and puddles of dog urine. The hallways constantly smell of poop, pee, and cigarettes. At one point, a neighbor allowed their dog to poop in the hallway for months without cleaning it up. I complained to management, and all I got was a generic response, “We’re working on it.” It took multiple visits to the leasing office and countless work orders to get the issue addressed. Appliances & Maintenance:
My fridge, microwave, and washing machine all constantly broke down during my time here. Towing Issues:
Towing is another issue—before you even get into the neighborhood, there are two tow trucks waiting to tow someone’s car. 3. Smart Lockers
The "smart" lockers, which we’re charged $15 a month for, are consistently malfunctioning. The leasing office staff frequently have to go over and unlock them manually because the system is unreliable. Honestly, it makes me wonder what I'm paying for. 4. Broken Gates
The gates, which are supposed to provide security, were broken around 70% of the time during my stay. The gate would often stay open, creating serious security concerns. My Decision to Leave:
I ultimately decided not to renew my lease because I was fed up with the whole experience. Kristina, the assistant manager, reached out to try and keep me as a tenant, offering two weeks free rent. I turned it down and told her I’m standing on my decision . I would rather couch hop than stay here for another year. I would not recommend this complex to anyone looking for a clean, safe, or well-maintained place to live.

I will save you all the time and money now. Do not fill an application online and pay these people. I have filed a complaint with the BBB because they took over 10 days to reply to my inquiry on my application, although they ran a credit check as soon as I paid the $50 application fee and $150 admin fee. I finally decided to go with another place because I needed to plan my move and couldn't wait on their decision. I received a phone call 14 days! after I did the application and the intern Sabree Turk still was asking about a discrepancy on my bank statement. Two weeks?! This was on top of unanswered emails and voicemails I left them. I then asked them to at least return the application fee since I went with another place because they took too long to respond. They said no. Her question was, why did my VA disability payment letter show a higher payment than my bank statement. This was legit like a $150 difference. I had to explain to her the VA letter was sent to her in DEC 2021 and every year Veterans get an increase which doesn't reflect on our accounts until the 1st of Jan. Regardless I told her, it was too late I wanted my application fee back because they took too long. I have posted photos of were to go if you want to put a complaint with Greystar Property Management on the bbb. I also posted photos of the two email interaction I had with the new trainee. If they don't want to return my money that is fine. I am a Soldier, and we know how to get man hours out of people. You will work with your fingers somehow on those $200 dollars you took from a combat vet. Good thing, I am retired and have nothing else to do today but find everywhere I can put in some paperwork on you guys. Have a great day.

Now, they’re insisting I pay for both keys upfront instead of showing flexibility or recognizing that these situations aren’t personal. It feels more like a punishment than a resolution Thanks for replying Thank you for agreeing to bill me later for the replacement keys—I appreciate your willingness to work with me. However, I noticed a change in how the policy was handled with the second replacement key, and I’m seeking clarification. Is this adjustment part of an official policy, or was it specific to my situation? I want to understand whether this decision is consistent with your procedures or if there’s another reason for the change. I've lived here for a year and would say that it's a decent place to live. Maintenance responds very quicky. I appreciate that my grass is cut promptly. I also like the size of my apartment and yard. I'll probably renew my lease. I've seen a lot of reviews mentioning the towing and can say I've never had an issue. I personally appreciate that random visitors can't take up all the parking spaces. The process of registering your car is very simple and it's not a big deal.

The two issues Ive had are more of an annoyance than anything. I dont personally think they big enough to move over. When I moved in the big push was the amenities. If you are making decisions based on this, look else where because there are very few amenities that you can actually use. There are a lot of small things that just add up to crap/pointless amenities. The huge TV in the billiards room is pointless. If you ask about it youre told that it "doesn't work", tv's in the pool area also "don't work" (and havent for a year). The pool is frequently closed (and disgusting). The fire pit doesnt work without a knob that you have to get from the front desk and since the front desk closes at 5 o clock you basically can't ever use it. The gym is ok but has an overall musty feel to it. It sometimes has wipes to clean the equipment. I've never seen a single person use the grills and suspect that they are broken (not positive on this one because I've never tried).

The cleanliness of the area is also questionable. The pool is by far the worst. It's always disgusting and has straight up black mold growing on it. Its frequently closed. The grounds are sorta maintained but not really. The fountain in the courtyard is also moldy and usually has yellow/brown water flowing through it. There are a lot of areas intended for flowers/foliage but they are just empty planters filled with dirt. There are exposed hoses (I'm guessing for watering???) popping out everywhere. Some of the hoses have been chewed up by dogs and littered around the grounds. There are bugs/webs/egg sacks covering the hallway walls. All of these were issues the day I moved in and still have not improved a year later (to be fair, there were some other issues that were dealt with. They dont turn a blind eye to everything). There is also a dog poop problem that is a little bit of everyones fault. People dont clean up after their dogs BUT the bags in almost all the dog poop stations are always empty. Ultimately people are responsible for their own dogs, but it would help if the property didn't add to the problem.

Another frustration I've had is due to their inflexibility with my normal working schedule and my dog. There have been multiple times when someone needed to enter my apartment in the middle of the day and couldn't because of my dog. This includes exterminators, "safety inspectors" etc. Any time I bring my concerns to the office I'm told that the only time it can be done is at 10 am on a random Tuesday (or other work day). They refuse any other option or solution. Since I work a job 🙄 this is impossible for me. I have even left work early before, rushed home, and tried to be available. It wasn't helpful.

It seems to be getting a bit ghetto lately. Its common to smell weed. Lots of wild kids screaming and fighting and cussing and trashing the grounds. Loud obnoxious music blaring from cars.... but I don't know if you can escape that in any...

Update 06/12/2018: There is hope after all again thanks to Tatiana, we decided to renew our lease and it’s been much better! I cannot complain if it weren’t for the initial problems we had here I’d completely give the apartments 5 stars, they have gone above and beyond to correct all of my previous concerns. There could be some improvements however over all I’m still recommending people to move here. The parking situation is much better, I’m not sure what was done but there’s plenty enough so that I’m not having to walk across buildings anymore. The door slamming hasn’t stopped but I can’t help but blame the careless neighbors I live with in my building. I would recommend people to move in they have the best prices in luxury apartments in the Katy area near I-10. If you want to come in to our leasing office certainly make sure you ask for Tatiana!! She’s awesome :)

UPDATE: Love the apartment that I moved into; Ashlyn is the best leasing agent i have EVER in my entire 4 years of searching for apartments have had the pleasure of working with!!! The only exception would be two things; dog owners NEVER pick up the dogs poop so its literally everywhere, and second, they are very strict with what items you have in your patio/ back yard.

Update: After living here for 10 months i think i want to give everyone an update on my experience thus far. I had to come back and change my rating from a 4 star to 1. Ashlyn unfortunately no longer works there and i think she is the only one who was knowledgeable enough to be in the leasing office other than Tatiana. Autumn has the worst customer service skills EVER and i have no clue why shes an assistant manager. The manager of the property whom I've spoke to once throughout the longevity of my lease doesn't follow up with tenants in regards to issues you've had at the complex. Now, I don't know if its because of the people underneath her not relaying messages or what. Maintenance guy named Rey is AMAZING, we have had issues and he's been available even after hours. My A/C broke for a week during my stay here in the middle of the summer and Rey was diligently trying to resolve the issue, so he offered to move us to another apt while they fixed ours which was great but not convenient. All management did was offer us a credit in the rent for the week our A/C was not in service however, never received such credit! The resident portal to make payments online is always messed up you can never post a payment and when you call the office they never know whats going on to help you pay online they always tell you to come in and pay in person, which isn't feasible to me since i get off work late. The dog poop hasn't changed one bit in fact it's worse! Door slamming from people whom live upstairs. Loud noises all the time from the pool area and from people who don't even live here. The breezeways are ALWAYS dirty and loud, no respect for people who are sleeping around...

Avoid This Apartment Complex at All Costs If you're considering moving into this apartment complex in Katy, think twice. This place is a complete nightmare from top to bottom. Here’s why: Predatory Towing Scam One of the worst aspects of living here is the shady towing scheme. Management has a deal with a towing company where tow trucks sit outside the complex, waiting like vultures to snatch vehicles. Even residents with valid parking permits have had their cars towed. Visitor parking is a trap, leading to constant surprise tows. Getting your car back is an expensive nightmare, and management refuses to help. Rampant Drug Activity This complex is notorious for narcotics and other illegal substances circulating throughout the property. It’s not just occasional; it’s a well-known issue that management seems to turn a blind eye to. If you have a family or simply want to live in a safe and respectable environment, this is NOT the place for you. Inept and Racist Management The front office staff is beyond unprofessional. Not only do they have no idea how to properly manage the property, but they also show blatant favoritism and discriminatory behavior toward residents. If you need help with anything, expect to be ignored, dismissed, or treated with complete indifference. Their attitude makes it clear that they do not care about the well-being of the people who live here. Filthy Living Conditions The entire complex is an eyesore. Trash is scattered all over the property, dog feces are left unattended, and maintenance is practically nonexistent. The grounds are never properly cleaned, and the overall hygiene of the complex is below acceptable living standards. If you expect a clean and well-maintained environment, you’ll be sorely disappointed. Lack of Proper Maintenance Good luck getting anything fixed in your unit. Maintenance requests are either ignored or take weeks—if not months—to be addressed. Leaky faucets, broken appliances, pest infestations—you name it, you’ll probably deal with it. And when maintenance finally does show up, expect a half-done job that barely fixes the problem. Section 8 Housing with No Oversight While there’s nothing wrong with Section 8 housing in itself, this complex does not manage it properly. The lack of oversight leads to unchecked issues, making the living conditions even worse. Instead of enforcing community guidelines and ensuring that all residents follow the rules, management lets problems fester. DO NOT LIVE HERE Unless you enjoy living in an environment filled with crime, filth, and negligent management, steer clear of this apartment complex. There are far better options in Katy that offer safer, cleaner, and more professional living conditions. Spend your hard-earned money somewhere that values...
