Our family booked Over The Rainbow B for the week of Oct 7-12, during the time Hurricane Michael hit. The view from this home is amazing! And the convenience to the beech is unbeatable. I wish I could say that the short time we spent there was the same. We arrived on Sunday and were able to get into the house early as the cleaning crew was “done.” After a nearly 8 hour drive we were very thankful for that. Monday as Hurricane Michael strengthened and got closer to land a MANDATORY Evacuation order was issued. We had no choice but to leave the property. I emailed the office and was informed since I didn’t purchase “vacation insurance” there would be no refund of any kind due to the MANDATORY evacuation. Upon booking the insurance was offered but not explained, not encouraged, or insisted on. After the fact we found out it was because “they hadn’t had to pay a claim in over five years.” I was also persuaded to NOT book through VRBO or HomeAway, which would have provided assistance with the situation, to save the fee that those companies charge. Don’t get me wrong I understand having a no refund policy without the insurance but given the circumstances I would think some exception could be made. My husband called the office and spoke with a women and explained our situation. She told him to “think about all the money they were going to lose because of the hurricane.” She acted as though she was the only one who was going to be inconvenienced. All we were asking for was a prorated refund for the usable time. How far is it to charge someone for a house they can’t even access? After we left Tuesday morning they endured NO cost from us. As a matter of fact we would have been a huge liability if we had remained in the property during the storm. However they didn’t mind asking us to move all of their outside furniture inside to prevent damage to the outside of the house. We moved all the furniture in, cleaned up, took the trash out, & loaded our car to head home. I received an email on Thursday that we could return to the property but there were no utilities. Up and down the coast hotels, condos, & homes refunded the people that were made to evacuate, with or without vacation insurance. Without hesitation. Because it’s the right thing to do. It is unfortunate that this company doesn’t value their customers more than they do. For them it isn’t about being a special part of a family’s vacation or having you as a repeat customer. It is truly all about the money. Very disappointing. It was our first time staying in one of their properties and will definitely...
Read moreOur family's week-long stay at Miramar Beach was nothing short of amazing, largely thanks to Frangista Beach Properties. Having rented vacation homes across the country, we can confidently say that no other management company comes close to the level of service and professionalism offered by Frangista Beach Properties. From the moment we made our reservation, the communication was outstanding. The team proactively reached out multiple times before our arrival to ensure we had all necessary information and to address any potential changes. One standout feature was their user-friendly app, Hospitality, which consolidates all essential information in one place. This modern approach replaces the outdated method of flipping through welcome notebooks or memorizing various access codes and rules. Having all the information at our fingertips made our trip incredibly efficient and stress-free. William, the owner, personally engaged with us throughout our stay. He sent welcome texts, checked in regularly, and made himself available for any needs we might have had. This level of accessibility and personal touch is unparalleled in our experience - no unanswered calls or long waits for responses. It's evident that William genuinely cares about his clients and properties. The overall experience was so exceptional that we've already booked another trip to Florida, specifically choosing to stay at the Pink Pearl property in September. We will not rent from any other management company for our yearly Miramar Beach trips in the future. If you're looking for a vacation rental experience that combines beautiful properties with top-notch management and customer service, we wholeheartedly recommend Frangista Beach Properties. They've set a new standard for what property management companies should aspire to be. The Beard family from Garden...
Read moreWe brought our children/grandchildren here for fall break 10/7 - 10/14 If this house were scored on it’s great Location I’d give it a 5. But there are many improvements that need fixing for the rental price in order for this property to receive a5 star rating. The Kitchen is poorly equipped with cookware ( particularly skillets they are awful. Their surface is flaking off and handles are loose. There only one sauce pan. It’s not for cooking for a large family of which the house accommodates. The dining rm only seats 8, AND the glass on the table has very sharp edges ( needs to be removed and replaced with beveled glass) we scrapped our legs walking around it and so did the children scratched their arms. which is not at all suitable for small children which we had to seat in there because the bar stools in the kitchen are bar height and it’s a counter height, so those three seating options are completely useless. Very limited on kitchen towels or rags and minimal towels etc for bathroom’s ( we were constantly washing ) The elevator does not work ( we brought our 80 yr old in-laws so this was definitely a bummer as they could not join us on any of the other floors. The pool is not heated nor is the hot tub. We were never able to find a switch for lights for the hot tub or pool. ( I think this is on purpose per the owner) This house is located right beside the “public beach access path” so people on constantly walking by all hours of the day in the late night to...
