Shadow Hills Manufactured Home Community — Attraction in Alafaya

I've been living in this community for over 15 years it was kind of rough but still a great place to live when I first moved in. It seems like since they've changed management about 5 or 6 years ago things have started to go downhill. Management staff is always rude and unfriendly, we did have armed security riding around in cars and as of last month there now riding around in golf carts but yet our rent is going up and at least two or three times a month our water is shut off because they're moving in new trailers and they "break a main water line" which they know that's going to happen because that's the excuse they use every time, and still they do nothing about. I looked up the laws because my sister-in-law is a paralegal and told me to look it up, the landlord and tenant law states that they are to give you reasonable notice when they know the water is going to be shut off like when they move in a new trailer knowing that a water main is going to break because it happens every time yet they still give us no notice and expect us to be fine with that. It's really disgusting how fast this community has declined when the management changed. It used to be a nice quiet place to live not anymore with rude management staff kids riding up and down the road on their four-wheelers security riding around in golf carts not really securing the community just watching the new trailers they put in and then you call to complain or ask about something and you get a rude staff member and then a notice in the mail saying your rents going up every year. Save your money move somewhere else!!!

*UPDATE!! Here we are again the water is shut-off and this is the third time since the last time I wrote my review 3 weeks ago. It's cute how you say oh one of our corporate managers reached out to you regarding the issue because I had to call the corporate office three times before I finally got to speak to the corporate manager who didn't reach out to me I had to reach out to them. You say don't hesitate to reach out to you but when the water is off we call the main office and it goes to the answering service or I call corporate and they asked to take a message and someone will get back to me which I already know they won't because I had to call three times last time to talk to someone. I Spoke to the Frank gay guys which is the people hooking up the new trailers for the water personally to ask what was going on with the water main breaks they said it is absolutely not their fault the trailer park should know beforehand that our water is going to be shut off and they're not breaking any means they have to shut all of the water off in order to hook up the new trailers they're putting in which obviously makes sense because how are they going to hook up the trailer without shutting all of our water off because there's no individual shut offs instead of just lying about it. They could be truthful and maybe people would be more understanding but the fact that they lie to you and expect you to just take it, knowing full well the water is going to be shut off and gives the residence absolutely no notice until after they shut off the water for 5 to 6 hours at a time. No compensation no consideration for the residence and they're raising our rent is just disgusting!! The only thing they care about is putting in new trailers and making more money for themselves instead of the existing residents that have helped build the community to what it is for the past 15 years plus! Again save yourself the headache and your money and move somewhere else!!! new...

Horrible the constant harassment . They toll the cars because of their rules yet they don't follow the real law .Truck driver is unable to give you proof of authorization of who gave them permission to remove your vehicle. Truck driver comes to grab your vehicle covering the company sign on his door he works for.Breaking all real laws. But tell me to go to the office if I have a question. For what so you can also call the police and say that I did something y'all a joke administration at this point. Also careful I'm starting to see a pattern if you own the mobile home ,cause is all about money here.There was a car park on the grass at the same time and yet you take my correct parked vehicle that had a sticker yes but your new rules say it can park for 5 hours you took it within four hour.everything on video camera pictures how ever you want this proof I got. The way they come in like if they own the whole thing yet people's animals all over the lot you pay for cats prints on your cars. They be cars speeding broken streets with pot holes everywhere , it gets flooded when it rains the water smells funky of the faucet.shootings at night you can't even fence the lot you rent here no privacy what so ever. No concert in calling it home and feeling safe here .Im also aware of them adding people to your lease without the real owners concent..I can have this in writing stamp and notorized with half of the people living here signature if we like. With all this proof.The grass people have no concern if people are standing there if your car is parked your getting hit with dirt rocks and ect.they break your mobile home bottom skirt and then they tell you . You gotta fix it so many things to make anyone feel very uncomfortable in a place where you should feel the opposite.if there is anything positive here is because is a friend of a friend.like I said its a whole community that agrees with what I'm saying but are all scared of the harassment afterwards.Still with that being said I can have all the signature notorized of the people on agreeing on what is said here from both sides of shadow hill. Edit 7-17-17. Once again water is shut off without any warning like always. Just arrived home from being out and I can't even use my owns house restroom because there is no water. Called the office at 4:25PM and no answer like always. This place can't get anymore ridiculous every day!

Edit: 4/19/17. YET ONCE AGAIN THE WATER IS SHUT OFF. No warning was given at all so of course I couldn't prepare for it all. I'm sure if I call management there will be no answer; and if go to the office I will be told that there was a water line damaged and they don't know when it'll be fixed, same excuse every time. I arrived from work at 9 am after working all night and can't even shower in my house.

Edit: 8/24/16 the water is off again! It has been out since 3pm and it's almost 7 pm and no water.

It is truly ridiculous that you can't even make dinner, wash yourself or even use your house restroom. No war in was given and the office is closed so we have no way to get information. I have a pregnant wife that needs water constantly and is going to the restroom every half hour.

I would highly suggest to new people looking to buy or rent in this mobile home park to seriously look at other options!!!!

I can't wait to get out of this place! I've lived here for 2 years and I cannot wait to find a better place.

Every single week, once or twice a week the water is shut off without any warning. Here I am on a Thursday morning waiting for the water to come back on. No warning was given at all.

Rent goes up yearly without a doubt. Even though they keep adding more houses.

The roads keep getting worse and worse without any sign of future repairs.

Management never answer the phone calls when the water is shut off. Just keeps ringing...
