This place was such a beautiful great chapter of our lives! We lived there for 13 months and were so pleased with our experience. Awesome staff when we moved in and when we moved out (whoever was the director for a few months in the middle was not very friendly and did not organize a lot of events, as well there were some details missing in the community, lots of trash etc. Not a bad person just not what we were used to). Ty, the manager when we left and Karimah Francois (man I loved her!) were the absolute best, what a pleasure to work with. Maintenance is always available as well and very friendly group. Their events were super cool and fun to participate, amenities always in great shape and well maintained, the gym was the best part for me, it had a lot of the things you'd normally want to have at a gym, plus it was 24hrs!! ONLY thing I'd say is that I wish they enforced the parking a bit more as the gate sometimes would break (someone would drive over it..) or not work and a lot of unauthorized cars were parked there, and then us, residents couldnt find a spot. Also, they really should fine the fine who break the gates! Other than that, super conveniently located by the freeway with the best AYCE sushi and ramen place (and a bakery!) right accross from the building, as well as close to groceries and McDaniel Park. loved loved loved our year there!

I would not recommend Sugarloaf Walk to anyone. I have lived in several apartments over the years for undergrad and graduate school and have never run into as many problems as I have here. After being there for 1 year and having many bad experiences, I was thrilled to move out.

Here are just a few of the experiences I had:

I received a call two days prior to my scheduled move-in date saying that the unit I signed for was no longer going to be available due to the current resident deciding to renew their lease at the last minute. I had one week before starting medical school so did not have any other options other than moving into another unit that was available at Sugarloaf Walk. But the unit they told me was the only one available at that point had a terrible noise issue due to being directly under an HVAC unit on the 3000 building roof. The noise problem was so loud that you could feel vibrations when standing in the bedroom and bathroom of the unit. Unfortunately, this was my only option since the original unit I signed for and put a deposit on was allowed to be renewed at the last minute to the previous resident. Sugarloaf Walk states they have a policy of notifying them of your move-out date or renewal within 60 days of the end of the lease term. They did not follow their own policies in seeing how they allowed the previous resident to renew their lease in the unit I was scheduled to move in to two days prior to my move in date.

While in the unit with the noise problem, I put in many maintenance requests for it to be repaired or at least have the noise level reduced and they failed to fix the problem. I ended up requesting to move to a different unit when it came available and had to move in the middle of the school year.

I had originally signed for a 12-month lease and when I moved units they had me sign a new 12-month lease rather than adjusting it to be a continuation of my original lease. As a result, when I was ready to move out by the end of my 12-month period I had to pay the termination fee. This would not have happened if they had followed their own procedures to begin with and allowed me to move into the original unit I signed a lease for. They also refused to compensate me on this issue even though the cascade of events was due to them not adhering to their lease policies.

The on-site police and security is inactive. I had two incidences where I called for an escort late at night due to inadequate parking and thus having to park far away and they never answered calls.

Because of my experiences I felt that the management as a whole was unresponsive and dishonest.

The fire alarms in the 3000 building frequently go off multiple times in the middle of the night. This is for the unit alarms and building alarms. Many requests were made to fix this and it was never...

PLEASE READ THIS AND RECONSIDER LIVING HERE!

When I moved to this community (Sugarloaf) in August 2020, I realized the noise from upstairs was extremely loud. I contacted the leasing office more than 5 times about this issue and they only replied with "We have sent them a notice and they will try to be quiet". Nothing ever changed. I talked to the office manager again and was told the upstairs tenants were moving out soon and that I could move upstairs for a higher rent price. Any additional costs and labor of moving my furniture and resetting utilities was NOT offered by the office, instead a higher rent! Who would want that? Definitely NOT ideal for anyone!

In November, new tenants moved in upstairs and they are worse. Late night (after midnight) stomping around and loud banging which sounds like heavy objects being thrown or dropped. If this was temporary, I would not complain about it. But this goes on during the day for hours, and again at night. I reached out to the leasing office again and was told "They are still moving in, just wait 2 weeks". Who moves furniture past midnight for months? I've even called the courtesy office 3 times but no one answered. I've sent recordings of the loud banging from upstairs at ridiculous times to the office and management agreed it was way too loud. Yet nothing has been fixed to this day. It's hard staying home trying to block out this noise while I'm trying to read or sleep! I've been dealing with this stress for months and it is unacceptable.

I've lived in other apartment complexes with a more responsive, respectful management team and this place so far is the WORST. They offered me another "deal" to move upstairs with higher rent (about $200 more). It's the same floor plan so it doesn't make any sense. It's not my fault that management can't communicate effectively with their problematic tenants to improve overall living situations for their residents. If anyone wants to hear how obnoxious the noise is from upstairs and this complex overall, please email me and I'd be happy to share the recordings. Sugarloaf apartments LACK the "right of quiet enjoyment" and I would not recommend signing...

To be honest I like the apartments here. They’re really beautiful and the amenities are great HOWEVER, the noise level from surrounding units is unbearable pretty much everyday and night. My husband and I have made complaints more than I think we should have to but nothing changes. A couple times when we complained we were either rushed off the phone or out of the office without being able to properly explain the noise concerns we’re having. In our building we hear crazy amounts of jumping, banging and stuff being practically thrown around and yelling (not as in fighting but just LOUD). Who knows if it’s toys being thrown or people just being careless but it’s turned in to somewhere we can’t relax at the end of the day. Not even at the beginning on of the day because we hear music blasting at 7:30am. I read other noise complaint reviews and I saw one where the resident said the office tells them they know who it is that’s making the noise and this is the same response we received as well. Unfortunately nothing has changed and it gets worse as the weeks go on. I’m not planning on complaining anymore because I don’t feel like spending my time complaining all the time. Instead here are some tips and tricks you can use to deal with the noise if live or plan to live here. 1) Turn on the bathroom fan to mask some of music or yelling. The hum of the fan really does work if you’re next to the bathroom. 2) Use noise canceling bluetooth headphones to connect to your smart tv if you plan to enjoy a movie or show (this won’t keep you from feeling your apartment rumble from jumping/running but you’ll be able to hear the tv). 3) Try to track when peak noise times are. You can relax during off times. I’ve learned my lesson, it’s probably better to get a top floor apartment because then you only have to worry about who might be next to you.
