Stay FAR away from this place. Besides the complex being run down, overwhelmingly dirty, and overrun with bugs and mold, the management staff is AWFUL. They are either completely inept or just plain corrupt, but more than likely are a mix of both.
A taste of some of the things that were awful about living here:
-They literally NEVER answer the phones. I lived there for a year and probably had to call 50 times, often several times trying to resolve the same issue, and my call was answered once in that entire timespan.
-I moved in to a kitchen missing cabinet doors and drawers, but was told not to worry because they had already been ordered and were on the way. I got strung along for an entire year, even having multiple people come take measurements, and they were never installed. Which means I didn't have a single day of getting everything I paid for.
-On at least 4 separate occasions, they entered my apartment for maintenance requests despite me saying that they did not have my permission if I wasn't home. Which is illegal.
-A shooting happened in our parking lot, and when I asked if they were going to do anything to improve security, they first pretended to not know what I was talking about and then said "Well it was just a drive by, so it's not technically our responsibility," even though the driver was the one that was shot and was in our parking lot. I then asked if they could at least fix the broken locks on my doors because I felt unsafe in the apartment after that, and they told me no, that I'd have to pay to fix locks out of my own pocket.
-One night, my electric panel started smoking and sparking inside my apartment. I put in an emergency service request, along with several calls that of course weren't aanswered.I was told in an email no one would come out that night but to try turning it on again in the morning. I literally had to threaten to call the fire department if no one showed up the next morning, and the man they sent looked at it for all of 30 seconds, said he couldn't fix it, and then it took 4 days for them to come fix it. They fixed it by replacing the whole panel, and then left the chunks of drywall and a massive hole in my wall for 3 months before they came and fixed it. After that, it took another month before they came back to paint it.
-I have literally dozens of more stories, but the cherry on top came during my final month if my lease. I went to pay my rent the night it was posted, but noticed I was being charged a full month's rent instead of a prorated amount, and called (no answer, as usual) and emailed them the next day to resolve it. I had to wait two more days before I even got an answer on what my prorated amount was, but the portal still wasn't fixed to the right amount. So I went in the next day in person, and the woman at the front desk refused to help me and said I needed to wait two more days until someone else would be working, even though I had late fees now attached despite trying to pay for nearly a week. I got an email two days later saying I had to pay the late fees, but they still had not fixed the portal. So I came home to a letter in my door saying if I didn't pay a full month's rent AND late fees in 3 days, I'd be evicted, after not being late on a single other payment for the entirety of the lease and with less than weeks left. I had to take off work and go in person the next morning, and they finally relented and let me use a money order to pay the correct prorated rent with no late fees, only after a week of hell trying to get them to do their jobs.

Read moreI wish I could give 0 stars. Ever since moving in this place has been an absolute nightmare. I relocated to SWFL for work, and it was right after Ian, so places to live were few and far between and prices were sky high. So I ended up here. I was never given the opportunity to tour the complex or see an apartment until AFTER I paid the application fee, which should have been the first red flag, but I was in a pinch so I went with it, the photos all looked great. The website said that my unit would be available on 12/31, so I had already anticipated having to stay in a hotel for a week once I got into town and started my job. Then after I paid, I was told that they were closed that day, so I could not move in until after the New Year. Ok, I rolled with it. Then they called me and said that they were closed on my scheduled move in date too, and asked me if I could move in on 12/28. I was eager to get out of a hotel so I made it work. We moved in, and it wasn't clean by any means, stains on the walls and ceiling, chipped paint, etc. But it was nothing that I couldn't live with. Our first couple of nights there were rough. Residents blared music at all hours of the night, fireworks going off, revving motorcycle engines at 1:30 in the morning. But I was locked in, nothing I could do. I put in a maintenance request because the kitchen sink was leaking. I asked specifically on the request that they call for entry so that we could secure the dogs and I left my roommate's phone number since I was not going to be home. He missed the call, and everytime he tried to call back, no one would answer. Then I got an email that the repair had been completed. Next issue was with pest control. The resident in the unit next to mine left food outside on the landing constantly, drawing all kinds of bugs. I called them and of course no one answered and I had to leave a message. After days of no response, I went into the office, and was told that they had just gotten to my message, and since pest control had already come for the week, I would have to wait until the following week. The following week came and went and no one from pest control came. I called and no answer. So I contacted their corporate office in Tampa. I never received a response from them, but that at least finally got me a response from the property manager, who was less than helpful. I raised the issue with her about no one showing up from pest control, along with some other issues, like the fact that the only pool that has ever been opened was closed for months, the fitness room having been closed since I moved in, all things I was promised we would have access to when I paid my application fee. Her response was to tell me that even though they failed to add my apartment to the list for pest control I had to wait another week and they would try again. As for the other issues, "Your rent is for your apartment. Your rent does not pay for amenities." Fast forward to today, the straw that broke the camel's back. I woke up this morning to my apartment being incredibly warm. At 7 AM when I got up, it said it was 80 degrees inside. So, I put in a maintenance request for the air conditioning not working. The portal was confusing, because they had the option of emergency repair, and also on call repair. I put one in for both. No one ever contacted me. I looked at the 44 PAGE lease agreement to find a hidden gem stating that air conditioning issues are not considered an emergency! The forecast for today called for 115 degree temperatures with the heat index, but that's not an emergency. So I had to collect my dogs and go to a hotel. Needless to say, I cannot wait for this...
Read moreI moved here with my roommate last Aug. Charles got us signed here. The experience was rough. I pointed out a few things that were wrong with the apartment. Closet doors leaning against the wall paint peeling countertops lifting with some other things regarding painted over bugs. Charles promised all of this would be taken care of prior to us moving in. That was a lie. None of it was done I still have no closet doors lol. Moving on, after moving my roommate in we noticed German roaches. Everywhere like four days after her arrival. She insisted they were coming from the walls in the apartment. We contacted the office we began pest control. Not working weird thing they weren’t in my room or my sons room. Well a few months later my roommate moved out and stuck me with the bill. We received an eviction well the team at the boardwalk did aid in every possible way they could. Which as a single mom is greatly appreciated. The case was dismissed and we are still here. Once my roommate did leave we started noticing the bug situation diminished! as of right we have no bugs….we viewed a two bedroom yesterday and the day before the guy that is helping us was awesome while we didn’t go over lease terms he didn’t answer every question I had. Forgive me I do not know his name poor guy said like three different times. He is new but was very informative and welcoming. Would I recommend the boardwalk yes just don’t roommate with someone without knowing the repercussions of it. I would say my over all experience here is positive even without closet doors. We have no issues with neighbors very friendly my kids play with the other kids within the complex.
