This is a very beautiful old estate garden. Some years it is nicer than others. The site I would give a 5 star rating but there are real problems. There is no outdoor restroom anywhere close to the garden or estate house. This needs to be addresses. The carriage house is a small dark and dingy space and has a restroom but needs serious updating to be considered a proper function space. There are chairs and tables included with the rental of this property, which makes it a good value. However, the worst thing about this space is the estate manager. In over a year I never met him. He was rude and completely not helpful and he caused so much stress for anyone who had to deal with him. I might give him 1 star. If you use this space hire an outside event planner to oversee details because no one here has your back. Catering experienced the worst of this which sets up for a less than ideal...

Paul Revere’s ride took him past the dangling body of enslaved man, Mark, of the Codman estate.
Mark had been tarred and hung, Phillis had been burned alive, and Phoebe had been deported to the Caribbean, because they had poisoned and killed their cruel master who threatened and sold their family members.
The Codman estate made its wealth off of the triangular trade and trafficking of humans, and revolution gave enslaved humans hope that choosing the winning side might mean freedom. It did not.
Much of the generational wealth in our country came from slavery, so it’s important to reflect on our past.
The home is also significant because one of the descendants was queer.

Often we look at an old house and think wow, this has been here for hundreds of years this indeed has that history and a lot more to offer. The layout and how it evolved over time is interesting. The Codman family and the personal collections of arts and treasures of one of New England's original families is a real treasure. Portraits by Copley, and Dutch masters put a very nice touch on this house. The grounds are beautiful and the Historic NE guides are the best and very accomplished. Walk though and ask questions!
