Changing my review so we in an effort to not make assumptions, so I will just write the facts. Rating however still remains a zero. DONT DO ITā¦. Fact - Please filter reviews on this website. As you can identify when you filter, about 99% of the positive reviews are from 1 year to 6 years ago. All current reviews are realistic to date and reflective of the management they put in place, predating my experience. Fact - NO PARKING If a building only offers reserved parking, and visitor parking, however has tenants that pay to park and those tenants that dont pay to park, in addition to visitors, where do the tenants that dont pay to park actually park? Good question, the answer is VISITOR parking, since they cant force tenants to pay for parking. So they rely on 36 tenants to pay for previously marked visitor \ fist come first serve parking, Not only complteely unfair, but also eliminates any visitor parking on the property. Visitors park in the firelanes and across the street in the business area parking lot. Fact - DO NOT SIGN A LEASE WITH OUT VISITING PROPERTY - The property no longer looks anything like the pictures in the advertisements. There is no more court yards, nor more beautiful grilling area that overlooks the city. Everything was ripped out and both courtyards demoed back in December. Now its just a sparse concrete block with broken lounge chairs with moldy soil in the planters b/c all the vegetation had been killed and never replaced. Please note, this is not under renovation. Fact - ELECTRICITY BILLS ARE HUGE AS IS WATER Aside from the fact that everything in the units is electric, which is normal for a building of this nature, there is not one appliance in any pf the units, that is energy efficient. You can easily have a $300-$400 electric bill and never turn the heat on in the winter or the AC in the summer. In the winter, we pay to heat the hallways and residents can literally feel the cold air blowing in from the windows, electric sockets, and vents. In the Summer, the building doesnt turn on the AC in the hallways, so we pay to cool the entire building Anyone know of any luxury apartment buildings that purposely keep their AC in the halls off powered off during heat waves.....Me Neither,,,If they say its broken, and being fixed, thats not true, we have lived like this for a couple years now. Fact - MANAGEMENT IS MEAN & VERY DISRESPECTFUL Craziest thing you ever heard right? I wouldn't believe it either, but its true Office staff aside, we are referring to upper management. So the reason they act as they do, is because they only care about the dollar at the end of the day. They know, times are tough on everyone. No one has the money or time to get a lawyer to bring them to court, so they take advantage. ...

It is not a quiet community, during the day there are children running down the hallways and at night there will be usually some sort of noise. Once you get past the noise you have to get past the lights that you cannot turn off in the courtyards. Apparently no one thought of putting in light switches for the renters to control their outside lights. There is usually a smell in the hallway, I assume from what seems to be the constant overflowing garbage chute. Hopefully it improves, for awhile the management company had no maintenance on site for the weekends - finally they were approved overtime to have someone on site on the weekend. There has been issues with dog owners letting their dogs pee in the elevator and poop in the hallways with no regards. The dogs are also very often off leash as well. Owners also have a hard time picking it up outside, which you sometimes need to watch your step of. If you are having guests over, parking is almost impossible. Even if you are getting into the garage make sure your clicker is working, many times they just don't work - which is why I am sure so many times the garage gates are on the ground. The exit one has been down for over a week now, with everyone just driving in the exit as if they are on a main road. When originally moving in there was a free coffee machine downstairs in our resident room, which has now been replaced by a little machine that requires money. Even two vending machines have been put in the gym! Crazy! Why would a soda and candy machine go in the gym?? If you are looking to make extra money though this place will let you market yourself to other residents and post flyers all over the place. We pay a fee for extras, but we are being marketed to by our neighbors. Slightly uncomfortable.
I would only say that the office staff is responsive and they try to solve problems, but it seems like they are not given the tools to really take care of anything. You can tell them your issues and they will give you general management responses, but are not willing to do much to help you personally. When reporting issues, it has taken some time but the repair people have come. There has been a leak, our heater/ac not working, hot water not getting hot enough, and floor boards completely coming up. Crazy how many issues with a new building, right?
Overall this place charges a luxury price, for a living style you can get anywhere. There is nothing over the top here that I would be willing to pay this amount again for and am willing to even pay the fee to get out...

They advertise a competitive rental rate but everything that would typically be included in a NJ apartment you have to pay extra for such as parking, garbage, gym amenities, etc. The issue with these fees is that they do not appear to be going towards the building. The garbage is constantly piled up in the garbage rooms when it is supposed to be sent down the chute but it is clogged all the time. The grills have been out of propane for weeks and have not been replenished. The gym equipment is broken and the water fountains also do not work. This year we have had mice in the apartment and the managements response was to place a few traps and fill some holes but this did not work and they left a mess of foam particles all over our stuff. In addition to the mice, the apartment's air conditioning is loud and breaks down frequently leaving us working from home in 80+ degree heat. The building also does not run air conditioning in the halls so we are essentially paying to cool the entire building down as well, making electricity $400+ per month which is outrageous. There is absolutely no parking in the lot after 7 pm so if you want to have visitors or even go somewhere then come back late at night you are forced to park illegally and they definitely will tow you. They claim people are not allowed to spend more than 48 hours parked in a visitors spot but there are cars with spiderwebs on their wheels so that is not enforced at all and contributes to the lack of parking. Despite all these issues I do like the location and the staff has been friendly. If you are still considering living here I would say avoid the 2nd floor at all costs because I heard that is a contributing factor to the high utility bills apparently the insulations is disproportionately poor due to the parking garage being below the building especially in winter.
TLDR
Bad Stuff - Mice, No Free Parking after 7 PM lot is full, Extra Fees for everything, garbage rooms are disgusting, packages stolen, utility bills are VERY high, dogs go to the bathroom on turf courtyards which is not allowed but not enforced, air conditioning breaks frequently leaving you very hot for days at a time until they come to fix it only for it to break a week or two later. DO NOT RENT A 2nd floor apartment go higher if you come.
