I lived in the Forrest Hill community for many years. I no longer live there as the rent became unbearable for what you get and could no longer pay it. I stayed as long as i did because I hate moving and the devil you know... Yes the walls are paper thin (more so than other buildings) yes the waterbugs are huge and have a tendency to be more prevalent on the first floor as the basement is just under you and durning the summer months yes (imo) the heat in winter is not enough to be comfortable and a electric heater may be necessary yes parking can be a challenge yes the chance of your car being vandalized or stolen is possible ( it still is Newark city and the "projects" are just on the other side of the park) yes the bath tubs are consistently clogged yes the closet space is minimal yes it is not always easy to get maintenance to come in a timely manner yes you have a good chance of smelling weed and cigarettes in the hallway (even though there are signs that say no smoking) yes the front doors to the buildings are not always properly closed yes there is a chance that homeless people are in the basement and for all of this you pay (Imo) really high rent. I'm sure I have missed some of the things that have been discussed in other posts. It may very well be there are nice people in the office, but in all honesty that is not why someone should rent an apartment. You won't be living in the office. I will say public transportation is great. The park is right there. The neighborhood, for the most part, is lovely, quiet and clean. Lastly, there are many buildings to the complex so if you do choose to take the chance you may not experience all that I have discussed, but it all depends on what your looking for and willing to deal with. Read moreI lived here for 2 years. I will say the good points are its close to the Newark Light Rail, the apartments are nice looking, clean and quiet neighborhood with lots of trees. I didn't have a garage. I parked on the street and never had a problem with vandalism or car theft nor was finding a parking spot ever an issue for me but then again take that with a grain of salt because I moved here from Hoboken which is a parking nightmare in comparison. The walls are thin and I could hear conversations of my next door neighbor but it was never to the point where it was loud enough to keep me awake or disturb my rest. The thin walls weren't a problem for me. However, the insects were a problem. My main complaint are those cockroaches that come from the basement they're water bugs but still nonetheless cockroaches. No matter how clean and spotless I kept my apartment I would get water bugs. I don't understand why the management does not address that issue because those things really gross and who wants to invite friends or family to visit and a cockroach comes out. That's really embarrassing. Also if you have something that needs repaired it takes maintenance a few days or up to a week to do the repair then they do a cheap, quick repair. If you have a clogged bath tub where water sits in the clogged pipe for 3 days not only can't you take a shower for 3 days but guess what that sitting sewage water will start to smell plus it's going to attract...water bugs! Read moreI have been a tenant since 2022 and I feel safe in my apartment and have fabulous neighbors. Newark unfortunately will always have a negative stigma, however, Forrest hills terrace does there very best to keep the area safe and the grounds clean.
My biggest compliment goes to Justin in management. Justin exemplifies professionalism, integrity, patience and honesty. Anytime I had a concern with any issue, Justin made sure that my concerns were met within a timely manner and held with respect. Justin and Alex definitely make Forest Hills Terrace shine bright like a diamond.
Parking is street parking and you can find a spot to safely park your car. Depending on the time of day; you may just find a spot in front of your building.
The buildings are on the older side and they are doing their best to renovate building by building to make the entry ways and apartments more modern looking. Be patient if living in a non renovated building because they will eventually get the renovation done. Since buildings are on the older side; walls and floors are thin and you can hear your neighbors sometimes which is unfortunate.
However, Justin will always make the tenants aware about sound ordinances.
There are cameras of the grounds which is nice for overall safety of the apartment buildings and streets. Branch brook light rail is near for convenience if that’s your form of transportation.
Branch brook park is beautiful and the nearby tennis courts are a bonus.
