Edit: I just heard that Michael, from the old management team has taken over this property. I know this place is back in really good hands and can't wait to see the positive changes he brings back to this once beautiful property.
This is by far the best and most well-managed community I've ever lived at. We have moved every year for the last eight years all over the country so we've experienced a lot of communities and management companies. Plus, my partner has been in residential management for over a decade so I've learned a thing or two on what he looks for in a property.
I've never experienced such a small staff do so much! If someone here says they are going to get something done, by golly it will be done, and quickly. The speed of which emails and messages are responded to is phenomenal and the level of follow-through and follow-up is un-matched. If you have had an experience here and feel otherwise, it had to have been a one-off experience and they are definitely worth a second chance.
If you're interested, the list below are things we wish we knew before moving here (we moved from south Florida so we didn't see the area before).
Pros: -Great amenities -Quality finishings in the units -Lots of great ceiling lighting and natural lighting -10 minutes from Universal and about 20 minutes from Disney Springs -Gorgeous insta-worthy sunsets on the lake -Restaurants, gas, pharmacy, and grocery 30 seconds away -Very safe neighborhood, even at night. -Carports and garages for rent -Frequent resident events
Cons: -App-based access: The apartment front door is unlocked using an app, as well as the parking gate which is frustrating at times since you have to keep your phone with you and make sure it doesn't lose battery. Just know it can take anywhere from 10 - 30 seconds to unlock the front door so if you were in a scary movie being chased... good luck. -No elevators in the buildings (except the clubhouse) -No trash chutes, BUT they do offer valet waste so someone will collect your garbage weeknights from your front door. -Guest parking is street parking and not within the gated area, BUT the neighborhood is very safe.
Despite the cons list, this place is still a 10/10 recommendation and the staff alone is a major contributor to that...

It used to be the best apartment complex above all others. I renewed my lease here because of how much I felt at home. I'm now regretting that choice. At the start of the year, the team entirely changed. We lost all our original office and maintenance staff after they were transferred to the company's newest property, Atlas at the Loop. It was prioritized to have things set up there over continuing success here. We didn't have a property manager for some time but our office staff was still being moved to Atlas. As staff decreased, standards followed. The grass areas are either overgrown or just bare and dry, and there is a problem with fleas. Every time I take my dog out he picks up a flea from the grass here. Gates have been down for months, which concerns me since a short while ago cars were broken into at one of the buildings. Parking is slim and I have no choice but to pay a nominal monthly fee to reserve a space. The hallways are disrespected by residents, in the photos you'll see dog urine all over, and trash is almost always dumped outside front doors. There is a roach problem here and the trash being left out in the hallways does not help. The office is not making active progress towards enforcing the policies here. We are a non-smoking community and I am greeted to the stench of marijuana daily on my return from work. Despite bringing all these issues to staff attention several times, the issues continue. Our maintenance supervisor is the one saving grace here, he's working around the clock to keep up with maintenance requests but just doesn't have the team he needs to succeed. The way the last leasing agent explained it to me, "corporate doesn't think we're a big enough property for more staff so they keep it thin". I know this is out of the control of this complex, however the building next door started construction out of nowhere and I now live next to a noisy construction project that blocks the roads and access to my parking lot. I'm severely disappointed and really just sad because I called this place home and my home fell to shambles.... waiting for the lease...
Read moreI spent three years at this complex as one of the first people to move in upon its completion in June 2022. Though there were some bumps in the road, I really think this complex benefitted from having a consistent management company the entire time. Michael in the office really cares for residents and did everything he could to make my time there satisfactory.
With the Publix hopefully re-opening soon and the Winn-Dixie right up the street being converted into an Aldi, this continues to be a prime location. I never felt unsafe walking around the area as a solo young woman. I also had no issues with maintenance. OUC is cheaper than Duke and I never had a single outage with AT&T fiber. I likely would've re-signed if I wasn't moving due to a job change. It really is all about the people--there was a brief period where the office underwent many changes in management and things started to fall apart, but since Michael returned it's been a return to form.
The bad: -My biggest gripe is that parking is difficult. I did pay for a carport, which I considered a necessary cost, and on top of that there is a monthly cost with ParkM. Guests need to park on the street and being near an event hall means that this is often scarce and stressful to invite people over. -The amenity fees are expensive. I'd say they're in line with what you would pay at other places that also include internet, which this does complex not. -The complex can get loud with children and families, but I didn't usually have any issues within my unit. -The dumpsters constantly overflowed but that's happened...
