They called to tell us our room wasn't ready 6 days before our trip!! We booked three rooms for 16 people months in advance. We were never told there was a possibility of our room(s) not being ready. On Tuesday they called to tell us that our 2 Bedroom Condo would not be ready by our Sunday check-in. I was told they had another 2 Bedroom Condo (in a different building) available but not for the entire stay. They didn’t have another room that size for the 15th through the 17th and the people in that unit would have to move into a smaller 1 Bedroom unit for those three days. They acted like they were doing me a favor by finding us another room. I asked them to have the manager call me (he didn’t). I frantically called around to find us another place to stay but no one I spoke to was able to accommodate 16 people on such short notice. I called the manager and he said he was 90 percent sure the room would be ready by the time we got there but they would be sure to call me Saturday and let me know either way (they didn’t). When we got there Sunday they told us the room was 80 percent ready and that we could go look at it and see if we wanted to stay there. We went and looked at the room but there was an overwhelming chemical smell. Since we had small children and babies with us we opted not to use that room. In addition, the 3 Bedroom Condo we reserved had two sleeper sofas instead of three, so we were short two more sleeping spaces. I told them I had called and spoken with more than one person who assured me there were two sleepers in the living room and one in one of the bedrooms making it three total. A large portion of our group ended up going home early rather than cramming into a 1 Bedroom unit. There simply wasn’t enough room, especially since we were short not only one room but an additional sleeper sofa. They allowed us to keep the 7 day discount (which they should have because we WOULD have stayed the full 7 days if they had kept our reservation) but did not offer any additional compensation. It’s a shame it ended this way because it really put a damper on the trip for everyone involved. The ones who went home were disappointed and of course those of us who were left felt awful. To make things more infuriating they blamed everything on the hurricane they had 8 months prior. I called and booked the room after the hurricane. They should not have let us reserve rooms they did not have. The rooms themselves were nice for the most part. The complex is within walking distance of the beach. We were on the third floor and the small children in our group were able to easily unlock the exterior doors which went right out onto a three-story high balcony. This seems like a serious safety issue and one that would be easily resolved with high interior chain or bar locks that you find in most hotels. There were pieces of metal sticking out on some of the air conditioning units that scratched skin and tore clothing when people walked by them. The elevator broke while we were there but thank goodness they resolved that quickly. My 80-year-old grandma was glad she was only stuck in the room one day. The view from our room was very nice. You could see the beach and ocean from our balconies. The kitchen cabinets were new and well-constructed. There were refrigerators, coffee makers, toasters and microwaves in each bedroom of the condo. The door in the bathroom had a metal barb that hung on clothing and ruined several of my shirts. One day the heated pool was not heating. Some of these issues are minor but I want to give a whole picture of the stay. If the room reservations hadn’t put such a damper on our trip, I think the minor issues would not have bothered us as much. I’m very disappointed that Beachgate did not make things right and I doubt we will stay there again simply because we would be afraid our reservations would not be kept.

First of all, the front desk staff is awesome. Very friendly, explained everything in detail. I chose Beachgate for nostalgia and beach proximity. The view is lovely. The place is super busy, the beach was packed and it's very noisy. The bed was uncomfortable and people are in and out constantly. It reminded me of a motel, not a condo. The kitchenette was stocked, but the cookware was very old and the teflon was peeling off. The cooking utensils were melted or in bad shape. I wish I had examined the stove before buying groceries, I would have chosen more appropriately. I looked in the oven and although it was fairly "clean", there was oven cleaning residue inside. I started wiping and stopped because I'm supposed to be on vacation, not cleaning. The coffee maker was definitely my go to, it was clean except for the burner stains. We stayed three nights and I honestly did not enjoy myself as much as I was counting on, especially for my husbands birthday. He was miserable. The pool was dirty and always packed so we didn't bother. The vanity light in the bathroom flickered, the dryer lint trap was a fire hazard it was so full, a false eyelash and bobby pin were in the washer. I cleaned both of those appliances so I could use them. We pulled out the board games in the room and after trying five, we gave up, none of them had all the pieces or was missing the board. Yahtzee had no dice, scrabble had no board, the list continues. Some people who arrived after us, their children ran up and down the balcony screaming and banging on everything, howling like wolves. I'm glad we didn't bring our grandson. The parents were cursing like crazy and drinking. We were sleeping, they drove their motorcycle in around midnight, yelling and then kept me awake. One of them was up vomiting and we could hear it, this is how thin the walls are. So, it's a decent enough place, over a dune and you're on the beach. But, it wasn't well appointed, the supplies that are there are very low quality, you may have to clean or get your own. The staff is great, but be prepared for the noise level. It just wasn't our kind of place. If you're looking for inexpensive, community type place, go for it, that it is.

Don't forget to pack your mouse traps!!!! The only good thing I can say about this stay was that it was a short walk to the Port A beach! The rooms (225+226) seemed acceptable when we checked in. Not the cleanest but not filthy either. Then we found a couple dead roaches in the bathroom, at least they were dead we thought. I woke up around 1:30am to an unfamiliar sound of something crinkling. I got up and looked around and didn't see anything. Got back into bed and the sound started again. I got back up and went to look at the food out on the counter. I moved a box of crackers and a grey mouse ran onto and into the burner of the stove! He was knawing on a bag of previously unopened chips! I pulled out the electric burner coils and place bowels and plates over them so the mouse couldn't come back out from the top again. I heard the mouse scratch at the bowel but it couldn't get up and out, so I assume it went back into the wall where it came from. In the morning I took the bag of chips to the front office where the guy at the office desk said "well that's a first" in a sarcastic tone. He then turned around to the computer and said that they didn't have any other clean rooms available and I'd need to check back later. I asked what else he could do and he never turned around and just said there was nothing he would be able to do for us. I also captured a live roach in the bathroom. This place is an OLD motel. Most of the rooms have common walls, so if there are bugs and mice in one room they are likely in all of them! Also, the Deluxe Double Queen that we were given is two rooms with an adjoining door. The problem was the adjoining door had a small hallway and had another adjoining door to another room where the people had two barking dogs. Let's just say that the doors are not soundproof in the slightest bit. I've submitted a case to booking . com where we made the reservation, but I've not heard from them yet. Posting this review in hopes that others might be warned away from this place.

Don't forget to pack your mouse traps!!!! The only good thing I can say about this stay was that it was a short walk to the Port A beach! The rooms (225+226) seemed acceptable when we checked in. I would say that we were very disappointed in the shape the room was in upon check in. The floors were filthy. No just a little dirty in a couple spots, but filthy, from one side to the other. Also the kitchen trashcan was filthy, over full, and stunk. I let the front office clerk know, and she sent out maintenance, who changed out the trash can, and left us a mop and a bottle of cleaner to spray the floor with. No mop bucket, or anything else. My wife spent an couple hours sweeping and mopping the floor. There was enough trash under the bed and the couches to fill the trashcan back up halfway, including dirty underwear, shorts, q-tips, used paper towels,food wrappers, etc. Even after cleaning all of this up on our own, we still had the bottoms of our feet and our socks stained black from how dirty the floor still was at that point. The inside of the fridge, and inside all the cabinets were dirty with sand, dirt, food particles, and dead bugs. I wiped down all surfaces with Clorox wipes before unloading our groceries. The inside of the shower curtains are covered in mold and mildew. There were damaged walls from old pictures on the walls, and the unrepaired damaged behind the recliner and couches show that there is not any pride taken in the management and care of this facility. There is no excuse for the condition that this room was in! We came here to vacation and take it easy, and shouldn't have to spend hours cleaning the room!

There is no maid service that is going to come in and clean up, make beds, change out towels,etc. You take out your trash and take it to a large trashcan that is located outside on the walkway. These trashcans stink. You have to smell everyone's garbage everytime you go to and from your room.

I found the staff pleasant when I visited the office; however, when my wife called to ask about local restaurants, she felt like the clerk was very rude on the phone, and that she was very unhelpful.

In additon to all of this, the free wifi is weak, and you cna't use it. You can see it but can't use it at all. Last, the TV's are old SD tv's from 15 years ago. The batteries were held in our remote control with electical tape.

I have stayed at some terrible hotels before, but the condition of this room was by far and away the worst ever. Motel 6 seems like the Ritz Carlton by comparison.

The rates are up there, and at that price point, there shouldn't be any issues like this. At this price point, one expects that their stay will be perfect. I could have stayed at the Omni for half this price and driven to the beach, and been a...

We have been coming to the beach gate condos for over 35 years, the last two times we’ve been there it’s been absolutely horrible. We tried it one more time this past weekend and this is what happened first of all we had booked a handicap room because I’m handicap and can’t climb stairs.when we got there, they said they didn’t have any handicap rooms. We would have to go way up on the fifth floor, but that the elevator was broke so they gave us a room on the first floor room 411 to be exact. we walked in, and the floors were full of sand and dirt black dirt. The rug on the floor was filthy and stink to high heaven. We went to the office and explain to them how bad it was we had no hot water nothing in the room, dishes cups, saucers, dish towels, nothing. The couch was so filthy with stains and dirt. I couldn’t sit on it, Maintenance came and said we share the hot water heater with several other rooms, and that we couldn’t expect hot water all the time we asked for our money back so we could leave they said no we would not refund our money, we did not sleep in the bed. We did not take a shower. We use nothing in the room after I took a dirty towel down to the office full of black dirt off the floor she told us we could just get out and leave and she would refund our money . I am handicapped, I wanted to sit in the hot tub when we first got there, but there was four women in there with their babies in diapers. No children under 12 are allowed in hot tubs. I told her and she said oh, I didn’t know that. We had to leave after we had only been in the room sitting there waiting for something for three hours. My daughter had to drive all the way back home in the dark. We will never stay in the Beach Gate again. I realize each room is separately owned by people, but wouldn’t you think these people expect Beach gate to take care of their unit because they’re getting paid to do so.also most uncaring rude desk help. when we checked out, they told me we would have to pay a $22 cleaning fee. I told her we didn’t sit anywhere we didn’t use anything no towels we didn’t take a shower we didn’t undo the bed we sit on a high back chair, waiting for them to get in touch with the manager so that we would get permission to get our money back $22 from my checking account for cleaning fees even though it was filthy...
