At the recommendation of our architect (Dan Conlon Architects) we decided to use Titus Built LLC as our general contractor for the renovation of our carriage house. It was a major undertaking including 6 updated bathrooms, complete interior/exterior painting, refinishing floors on the second floor and parts of the first floor, new roof, installation of many new windows and shutters, resetting a huge terrace in concrete, remediation of significant deterioration of shingles and exterior woodwork, installation of new doors, hardware, electrical updates, the list goes on and on. We basically have a new house at the end of the project, without a teardown.
After meeting with Jeff Titus, the owner, we were assigned two key individuals who managed our project. Joshua Stufano, Titus operations manager, was responsible for the financial aspects of the project (billings, payments, ordering supplies, dealing with vendors, keeping track of budgets, change orders, etc.). Mike Cook was our Project Manager. We had the pleasure of working with them throughout the duration of the project which came in on budget and ahead of schedule…yes, miracles do happen when controls are in place and there is cooperation between contractor and homeowner.
Mike Cook was at the house practically every day to supervise the subcontractors, and to keep us apprised of the work being done. We cannot stress enough the excellent rapport we shared with him, his professionalism, and courtesy shown by Mike and all of the subcontractors.. It was particularly challenging for the Titus team because we were living at home throughout the construction, and they had to work around us. They took great pains to make sure that our belongings were protected, and we were not inconvenienced throughout the project.
We had weekly meetings with the architect, Josh, and Mike to discuss progress and occasional changes or enhancements to the original plans. Communication was open. They were always available to help. When my husband was away for nearly 5 weeks due to a family emergency, Mike and I worked hand in glove to keep the project moving along quickly and efficiently. We cannot say enough good things about the project management skills of the Titus team, and the professionalism and quality of workmanship of their network of subcontractors.
The whole project lasted 8 months from start to finish. We did have our moments of crises as one would expect, but thanks to excellent teamwork, we were able to solve the problems relatively quickly and move on. Read moreWe had an overall collaborative and positive experience working with Titus on our very large home renovation and addition. Josh and Mike treated it as a true partnership when we were in the building phase! They were consistently available and responsive throughout the process where we had to submit for permits through building and completion. We really appreciated their willingness to meet weekly to keep everything on track (even the construction build finished ahead of schedule which is unheard of!) Their team was flexible with our schedule and always willing to adjust as needed. They took the time to understand our needs and wants and what was non-negotiable vs. negotiable. They helped schedule meetings with all the different key players (electrician, the town, plumbing, appliance store, painting, etc.) which made our lives less stressful. Having the cabinetry built in house at Titus makes for a collaborative way to create space you want and easier if repairs need to be done!
One recommendation: be very on top of everything. They are great collaborators, but things move quickly, and staying organized helps ensure everything runs smoothly. Ultimately, it is on you as the home owner to get selections picked out on time. Josh was great at recommending places and a good sounding board for cost checking and quality checking, but it definitely involves time and commitment to make selections and ensure what you are choosing works with the space. They have great connections in the area, which made the selections seem less daunting. You can tell that they value quality partners and are commitment to a client first experience.

Derek Matthews jumped right into the project, arriving onsite the day after our initial call and organized a team over the weekend to start measurements and plans. Within several weeks, we had a comprehensive action plan detailing scope of work, extent of local approvals needed and a game plan to accomplish it. Derek and the Titus team (including lead architect Alex Madique) move quickly and intelligently. We had not worked with a design-build team before, but the process was much simpler and we were presented a set of building plans that met our needs within our budget.
