I have never broken a lease on purpose but I could not continue to give almost 2 thousand dollars in rent for the pain, aggravation, and discomfort.
When the management company changed I thought things might stay at least close to what we were receiving from CityGate Group and Mrs. Anita but that was the exact opposite.
My first issue started when my car was towed from an unmarked space. The car was registered with the apartment and all the car registration was in date. I tried to work with Richmark Properties and the previous manager, Tonya, but they could not do anything despite there being no reason to tow the car.
My 2nd issue came after Lillian Hernandez became our property manager. We had so many conflicts because I worked from home at the time and the electricity was wired incorrectly. Every time we used the microwave it would turn off electricity to half the apartment. I would call then I would attempt to go in and speak to Lillian about it but she was never in the office or on the property. She would get upset when I confronted her about having issues and not being able to find her to get assistance.
My 3rd issue started when I paid my rent on April the 3rd. The late fees start on the 4th day of the month. Around April 15th, I am logging in to the portal to send a maintenance request and I see a late fee due to rent payment being late. So I emailed Lillian and explained the situation her response was “ Upon research our system indicates your payment was made on the 4th at 3:40 pm.” Thankfully I pay my rent using cash at Walmart and I had my receipt that show I paid my rent on April 15 around 1pm. So when I take the receipt to the office to have it removed and I look at her system it shows that my apartment rental account was accessed at that time but nothing about my rental payment. I also show her on her own system where it clearly says I paid it via cash on April 3rd. She didn’t have a choice but to remove the late fee.
My last and final issue with this place was going from June 27 to August with no central air. I placed my first work order on June 27 letting them know my air isn’t cooling and may need to be repaired. It too 3 days for someone to come look at the outside air unit and say it was fixed which it was not. The air didn’t go below 75 during this 2 month period. I submitted multiple work orders and they just continued to mark them as complete without someone coming inside to look at the filters or anything. After doing this for about a month I submitted my last and final work order about my air on 7/14. I was told by the Maintenance guy that I needed a new outside unit. He went to explain to Lillian the issues and came back stating she said “There is nothing I can if the air is working.” The air was blowing but it wasn’t blowing cool air. So I go to the office to see if I can get some clarity on everything. She then says “it’s not an emergency to fix your air if it’s only 90 degrees outside.” The lease clearly says if it’s 80 degrees and your air isn’t cooling then it is considered an emergency. I then was told I need to submit a new work order just for them to change my air filter. After that work order was submitted, they took 2 days to come change it and it still didn’t work.
After all these problems and not having support from the property manager Lillian I decided to go above her and contact Richmark properties. The phone number for them is an answering service so I left countless voicemails and never received a response. I then decided to just go and visit them face face to find a resolution. We drove an hour and a half just to be told that they moved from that building with no new address on file. So even trying to handle it professionally wasn’t working. I'm writing due to the ridiculous and unfortunate experience I had when I tried to lease an apartment at the Pepper Place Apartments in Richardson, Texas. I had the displeasure in working closely with a gentlewoman named, Denisa. In terms of leasing this apartment, this fiasco took well over a week to get to a point where I could sign papers and get keys. This is where the trouble begins. Denisa and I agreed to meet, Wednesday, February 22nd at 12:30 to look at the apartment and sign the contract. I arrived at the office at 12:15 only to be told Denisa decided to go to lunch 10 minutes prior and wont be back for at least another hour. I would like to inform the reader, I took off work for this meeting, as I believe the importance well out weighed time on the clock. Denisa proved me wrong. Denisa arrived late at 1:40. As I am standing on the sidewalk, Denisa gets out of her car and says with a smile on her face, "Are you waiting for me?" Given the information, does anyone on the receiving end of this message think that comment is humorous? I for one; do not. As Denisa and I walked to said apartment, Denisa did apologies for being late. However, Denisa did attempt to put some of the blame of this farce on me, as she asked why I did not call her during her lunch. Perplexed, I inquired whether or not the usual phone number she calls me from was her personal cellphone number. Denisa turned to me and said, "Oh, I guess it isn't. That's the office number." Her flippant attitude is lost upon me. Nor to I appreciate such comments. To sum this sham up, as I waited with Denisa and a gentleman with maintenance to open to the presumed apartment door, for which he had not the correct key, the time was well approaching 2pm. My boss begun to text, inquiring on my whereabouts. After the maintenance man walked away to find the correct key, I soon; directly followed. No keys. No signed contract. No apartment. Nothing in which Denisa and I agreed upon for that day. Nothing but a waste of time and time off of work. Given the information above, it is in my opinion, my money was stolen and the only thing accomplished during course of this mockery was, Pepper Place got my $99 under the guise of a application fee. I on the other hand, only received disgust and angry at the way Denisa handled this situation. I received no apartment due to her actions. I arrived promptly, to our agreed upon time, I was more then ready and willing to hand over money and signature, Denisa apparently had better things to do. At the time of this writing; I feel my money was stolen, as I did not sign a contract. As agreed upon on that date, hence the meeting. In my attempt of gaining residence, which took well over a week, I have received only agitation, my time wasted, lies, offhand comments and attitude by Denisa, money stolen, and no apartment. Furthermore, I have had to take a total of 5 hours off from work. Money that I cannot recover and wages that have been lost. Entirely due to actions the actions of Denisa. Read moreI do not wish to give them a single stars. If you wanna end up in losses, and become bankrupt you may stay here. The place is dark here. If you are international students often some stalkers will come and knock at your door and management wont care about your safety. They are only greedy for money. The place is old, if you kick whole apartment may fall. Anyone can enter through your window. We had called police thrice due to this issue, once a man ripped off the window net. Nobody seemed to care. Even for providing different apartment there wanted us to pay, they take one month rent amount as deposit and still ask payment for everything. Management will keep on changing and then no one thinks about our case or safety. As per the texas rule due to safety issues we were eligible for early termination without penalty but nobody seemed to care about our email and never replied. Being an international students for us our safety comes first. However no one seemed to care. The walls, cabinets all are made of cheap quality material, rats easily enter into apartments during winter and they can do nothing about it. I really had a hard time living here. We were so fed up sending them notice that we stopped communicating with them. Even though they were aware that we had no intention to stay there after notifying multiple times through email, they were still expecting 60 days notice without replying for our previous emails. Management change is just an excuse they give every 6 months to fool new people. And ya in the lower review of 5 stars they mentioned about Denisa, she does not work there any more. And they gave excuse of management change. They dont even notify of management change. Water bill also suddenly comes high even if the usage remains the same. You have to basically pay for the entire unit for the water used for their construction work. Why do they give management change excuse when nothing changes in the lease. I would have not mind paying more if service and apartment was good along with safety. And yes since the day we moved in we were complaining about roaches and bed bugs. They multiply no matter what you do and how much ever you spend. Better to pay few hundred bucks elsewhere and get a good apartment.
We never received our security deposit money back. After all the deductions they made out of 1250, they owe us some $238 which we never got back even after multiple follow ups. So never go there!!
Jasmine if you are reading this, can you please give our $238 back??? I have been dropping you a lot of follow up emails and doesn’t look like you are willing to pay...
