My partner and I have lived at the complex since before it was owned by CWS. Back when it was Springs at Bandera I would have happily given them 5 stars, however, since this new management has taken over it is safe to say that this place has really gotten worse! While the prices and fees have gone up, the quality of the complex and its amenities has gone down. There are people parking illegally (on fire lanes, in the unloading zones next to handicap spots, and in handicap spots with no placard/disabled tags) which is a major issue for us considering my partner is disabled, making it extremely difficult for them to get in and out of the car. We have contacted the Regional Transition Manager about this particular issue, however nothing has been done on the matter. People park in these areas at all hours of the day. This is not the only issue that has arisen with the new management; parking is not regulated in the slightest, trash overflowing at the compactor on multiple occasions, rarely ever any poop bags, there is dog poop all over the dog park (also contacted the office about this issue), random barbecue pits in the public grassy areas of the complex (for example, in the ā€˜trail’ that is located at the side of the complex), the car wash port is clogged with foul smelling water, and the dog wash is tipped over and missing a leg. These issues are not improving and we are reaching the end of our rope. Contacting the office has not lead to the resolution of these issues so we have no clue what to do at this point. I know people usually complain on these reviews to the point that it seems unbelievable, so I've included some pictures.

So after a 8 months here I decided to do a follow up review. I have been constantly impressed with the customer service of the staff and I honestly think maintenance this apt complex have gone above and beyond to meet our needs and expectations. Marcel is one of the maintenance men who have made our months here even better. We did have a couple request that needed to be check or fixed and he was on top of it. Made a point to follow up with me on the status of my window and I must say that really impressed me. I have really felt more at home here than I have any other place. I love the events they do here and especially the Christmas events from food trucks to simply allowing everyone to wrap presents in the office with everything provided to the hot cocoa gift sets. It's the little things that make a home and the staff definitely make you feel like home. I give 5 stars because even the little things don't break my decision. We have a puppy that is more than a dog to me. The fact that I can walk him and feel safe is the best feeling ever. Bags and trash bins provided around every corner and dog park for my baby to play and run free is just a great feeling: the only thing I can say is there are moments where people don't pick up after their dogs but again you will never not see maintenance walking around cleaning up the complex. Thank you so much for making the first months blessed and feeling like home! I love that the management company does events like the food trucks they have been bringing to the complex. Keep up the an amazing job. Management has done something great.

Before moving in : While out viewing apartments I must say I have been completely impressed with the customer service from all the staff especially Katherine. She has been so helpful as we live out of town and have had my sister in law viewing the apartment for us until we could make it to see them. She was so patient and provided so many answers to our questions (so many questions) as well as very thorough and understanding with our situation. The apartment seems very quiet and clean which we can appreciate of course. Can't wait to see what is to come. She is one of the reasons we decided to...

Ever since apartments became marquis Bandera parking and management has been awful!!! I don't know how they expect people to find parking When clearly there is no empty spaces and tow cars whenever people park where they're not supposed to. 45 to an hr waiting for an empty parking space. They have a dumpster in the back that takes almost 8 parking spaces!!! Management never answers phone calls and in fact were not aware of who their towing company was. I had to call the non emergency line to locate my car! The security guard is hard to get a hold of. Leaving voicemails doesn't do much of a job, no call backs. Let's not mention the extra fees!

I am once again here! Management did not reach out to me nor the person I visited at complex. When they finally did reach out was to ask if they were going to renew lease! They were not aware that resident & I had been trying to reach out! Definitely worst management! They will not refund money for towing your vehicle stay away from these apartments! A resident literally had to put a sign on their car stating "I live here don't tow me". It is clear that multiple people are having the same issue! Residents park in visitor area & sometimes have to go far to parking in handicap & still being towed! It is clear there isn't parking for residents itself! Dumpster is still there taking over almost 8 parking spaces! There is nothing around the area so you can't park anywhere! What a time to remodel during a pandemic!! And since they are aware that is taking long to remodel they definitely shouldn't be giving residents & visitors a hard time & find ways to make the situation better! They should be better with their customer service & management! Towing place charges daily fees & online doesn't even have the right address! I guess we can all guess where they are getting extra money to "remodel" instead of investing into making you feel at home! We have tried contacting regional manager and nothing...

People running business from garage: We already have a parking problem so you need to enforce those repairing cars or those with customers coming to their garage to pick up purchased items to park in visitor spots.

Parking Problem: People have work to do. Who is going to pay for the time wasted looking for spots or dealing with people taking your parking or blocking your parking? Apartment needs to enforce parking rules.

Suggestion for Parking Problem: Everyone with a registered car should be given permit. The permit should be different colors for those with garage and those in open space and include a visible expiration date. Permits should be given to those with garages to prevent others parking outside other peoples garages. Those without out garages should be given an assigned spot/areas to park near their building. Any cars violating rules or without permit should be towed immediately. No exception.

Maintenance Team: I realize some work makes noises and they have a lot to do. Is it possible for them to reduced their noise like not slamming front doors on their way in or out? and stomp up and down the stairs?

Pets without leashes: While out walking alone or with my dog, I have meet a few owners on several occasions that do not keep a leash on their dog. Their dogs rush up and bark very aggressively. The owners themselves have a hard time control their dogs. Please enforce leash rules. I would hate to for anyone or any pets in the complex to get injured.

One more thing. Some of the building drains have really obnoxious noise from water dripping after the slightest amount of rain. The water is not going through the gutters lines. The water is dripping directly from roof and dropping on tip of the metal lines and making an obnoxious tapping noise. Whenever I am near those areas with my dog and stay to long, he keeps barking and barking at it because the noise is...
