This is the second Domain Home we have lived in. The first one was 6-7 years ago, and we had no issues with the house. However, this new house (completed in November 2021) has been a nightmare. My biggest issue is that Domain will not take any responsibility and wants to blame its subcontractors for the poor quality. Hello??!! Don't the subcontractors work for Domain? Maybe you should have better oversight or stop paying for the cheapest labor/work you can find. The outside of the house was not painted in the colors we had asked for. Before moving in, we noticed the error and asked about correcting it. The project manager at the time was not very pleased and made it seem like a big deal. We ended up just going with the color they had mistakenly painted b/c we were afraid the re-paint (in the correct colors) would come out looking poor and not well done. So to this day, it drives me nuts knowing that the color is not right. Eleven months into the house and multiple walls are cracking at the corners (corner bead). Electrical outlet covers are not even close to being flush with the wall. The walls and ceiling are not even, and you can see noticeable waves in the drywall. The ceilings are so bad that we cannot hang a nice ceiling light in our living room. The ceiling slopes so severely that it is impossible to get the light to hang evenly, and it looks like garbage otherwise. One of our small bedrooms gets so hot that you can't close the door. Domain keeps telling me it is because it has two windows, and the sun faces that side of the house. WRONG! The sun is on the opposite side of the house, and one window gets zero sun all day long. My home inspector, who I had come out again, thinks that they did not insulate the room properly and is causing the overheating issues. Of course, this means ripping into a wall to confirm and fix. The flooring on the second-floor creaks (noticeably) anytime you walk on it. They have come out to fix it two times already, but it keeps getting worse each time, and they need to rip up the carpet, causing seems throughout the rug. I can keep going with many other examples of why you should avoid a Domain Home. - The grout color is not correct on the first floor - Floor not level - Doors are cracking (closet and bedrooms) - Still waiting for the upgraded floodlights that I paid for Finally, I would encourage you all to review the city website for any potential issues with Domain not paying for the removal of trees. As we were looking into having a pool installed (not by Domain), it came to our attention that there were outstanding permit fees that Domain had not paid into the tree trust fund. It took nearly two months for a resolution and multiple emails to Domain for assistance. I am truly afraid of what this house will look like in 5 years. I have talked with Adam (the Area VP) multiple times, but he comes across as arrogant and as if I am putting him out of his way. In addition, the follow-up is poor and requires me to ask for updates constantly. I can't even begin to count how often I have had to move my schedule around to meet "their" needs. They don't care about customers or those who have bought their homes. Therefore, I would NOT recommend them to anyone.

For context, my fiancé and I closed on our Domain home on 11/05/2021, which means our 1-year warranty is approaching its deadline. We made Domain aware of items that we would like fixed as part of the warranty back in August. In September, we added a few items to this list because we had hired an inspector and they discovered issues that we had not known of previously. Domain has fixed few of our issues, and these issues are some of the smaller ones on our list. We are very worried that they are ignoring us in an attempt to have the 1-year warranty expire without addressing/fixing the items on our list. Dawn was very responsive to us in August and September, but lately the communication has stopped. In fact, in my last email to Dawn, I asked if the items need to be fixed before the 1-year warranty expires, or if they simply need to be notified before the 1-year warranty mark and can be fixed by Domain afterwards. We have no answer on this question. Some of the issues that have not been fixed or even scheduled to be fixed include the grout washing away in our master bathroom shower, permanent marks on our quartz countertops, and an uneven HVAC unit, among many, many other issues.

I live next to a new construction domain homes house in Orlando and have watched them build it start to finish. They recently raised the grade of the lot next to ours around a foot higher than before construction. The house takes up most of the lot and did not include drainage channels to redirect rain discharge to the street. As such, we now have flooding and humidity issues inside our home when it rains. Not only does this affect my home, BUT the home they built is not to code. My assumption is after they passed the HVAC inspection, they regraded and raised the lot when installing the driveway. Now the outside AC condenser for the new house sits on a pad below grade which now fills with water when it rains. For reference, building code requires the AC condenser pad to be 3 inches above grade so there is no water intrusion to the AC components.

We just received our keys to our new home from Domain. Overall I would rate the experience as exceeding expectations.

We were looking to move over a year ago to find more space. Unfortunately with the market the way it is moving would have had a higher cost than we wanted to swallow and it would have forced us to live in a different area and we love our location. While interviewing builders that were not to expensive (shimberg, mobley, domain) we were having a tough time trying to commit. Domain seems to have a good value proposition but we were worried about the quality initially since it seemed very reasonable. We are not picky but we want sound quality. We ended up meeting people who had built our model with Domain and got to tour there house. This helped us feel safe with domain and helped us think about upgrades we wanted.

The best part of the process was the communication. Guy (on your lot salesperson) was never pushy but always helpful and responsive. When we were close I asked him to let me know if prices were going up and he did so we were able to commit before the increase. Because of supply prices continued to increase and this alone saved us a lot of money. Whenever we had a question Guy would get back to us in a day usually.

After signing we met with the interior Designer Jon to discuss options. He was knowledgeable and straight forward. He never tried to push us into something but when we had decided on something he would assist in the fine tuning. We had an instance where we were second guessing ourselves and Jon helped us reinforce our decision (we were worried about floors) and keep us calm. Floors turned out awesome! He was very helpful.

Al was our project leader. We had heard good things before about him from other owners and all of it was true. Any issue that came up he resolved and made sure we felt comfortable with the experience. Spending a lot of money is stressful and can make you second guess yourself. Having a smooth and responsive lead like Al just made it fun. My wife and I thanked him dearly at the end.

So when it's all said and done the process was great. No cost surprises or anything like that. Very straightforward and honest. I highly recommend. We wanted a good value with a sound construction and that's what we got. Zero regrets.

I write this long review on the off chance that these people involved in my build read it and it brightens there day. I don't really know anyone else that has had a positive building experience in 2021, and little things will happen but I can honestly say that our experience was great and we are happy with the decision we made.

We began our process with Domain Homes in October of 2023. We moved into our home in July of 2024. Overall the process was easy, and we had a great experience.

Our sales consultant was Evanlee. She was great to work with. She always kept us informed of what was available and what was "coming soon" and guided us to allows us to make the best decision for the home we wanted on the lot we wanted. She took the time to understand   our goals through the home search process, we wanted a home that had a first floor bedroom/bathroom and could accommodate a pool in the back yard. I felt like our negotiation with Evanlee was fair.

Jon was our design consultant. The design process itself was fairly streamlined. We had some requests which were unusual (natural gas lines, a water retention system, holiday light switch) and Jon was able to accommodate us with all of these requests. Outside of Jon, I wish Domain would expand their standard options to match the new price point of their homes. I feel like their choices for finishes etc are stuck in their 2018 price range. For example, we upgraded to have an exterior garage door added, and a $5.50 light fixture from the Home Depot was installed. That upgrade was $1850 itself.

The build process was very easy. The build itself started around December and was done by the end of June. We had a pre-drywall inspection done and the inspector told us the home was some of the best craftsmanship he has seen in his career. Al was our project manager, and he was great to work with. Al met us before the build to review all of our change orders to make sure everyone was on the same page. We had complicated electrical things we chose, so Al made sure we met with the electrician before they started. Any time anything was done by a vendor incorrectly (we walked to home daily) by the time we connected with Al he was already aware of the issue and was working on fixing it. Al never made assumptions, when choices need to be made, or things clarified, he always asked for our input. He was always very prompt with his communication and responding to us. He spent a lot of time at our new home orientation making sure we understood everything and knew how to work everything in the home. We've been in touch with Al after closing and he is always gracious in answering any questions we have...
