Avoid Joseph’s PrimeRose Cottages in Ooty – A Disappointing Experience

I regret choosing this Cottage for our stay in Ooty. Our four-day trip was significantly affected by a series of issues at this property.

Unprofessional Check-In Process

We arrived in Ooty on May 2, 2025, at 9:00 AM, expecting to check in early. Despite informing the owner in advance, we were told to wait until 12:00 PM. We waited in our car for three hours, attempting to contact the owner multiple times, but our calls went unanswered. Eventually, we located the property ourselves and checked in around 12:10 PM.

Upon entering the cottage, we discovered there was no hot water available. The caretaker informed us that hot water was only available between 7:00 AM and 8:30 AM. Considering the chilly weather in Ooty, this was unacceptable. Additionally, we experienced water leakage from the ceiling in the bathroom, and there were periods during the day when there was no water supply at all. The rooms were filthy, with visible stains and mold. The furniture was old and broken, and the overall maintenance was poor. The roof leaked in the bathroom, and we had to endure these conditions throughout our stay.

After checking in, the landlord, Mr. Kumar, insisted that we reduce our stay to one night, despite our original booking. He then directed us to another property, which was equally disappointing. We were asked to wait until 12:00 PM for check-in at the new location, wasting more of our time.

For the subpar service and deplorable conditions, we were charged ₹13,000. This exorbitant amount was completely unjustified, given the experience we had. Our planned exploration of Ooty was entirely disrupted due to the time lost dealing with these issues.

Worst experience with this cottage! He over charged us! He gave us a room where it will accommodate only 3-4 ppl and we asked for 6 people and he dint even have extra beds to provide, he bought us old beds which are drenched in rain where we returned them just by looking and hot water was not coming at all , food was worst and not properly served! Tea was served in a water plastic jug! Before we came here we taught that food was included but at the end while we were vacating he told food is charged separately and it is 3500 for worst food ever! If we have known that we would have had in a very good restaurant and above all these things for this worst cottage for 1 night n 2 days we paid 6000+3500! Which is absolutely breathtaking n foolish!
