Starting from the top, it is probably the better choice. It is not overpriced and it is located in a quiet spot. We visited during the weekdays so I can't say the same for weekends as big crowds flow into the town. Nevertheless, we heard no stray dogs unlike our experience in the town.
The rooms come with a toilet equipped with an overhead shower. They provide common drug store shampoo for guests' use. Also, as a tip, if you are as afraid of bugs as I am, keep the small window in the toilet closed tight because the horror of moths is real during the night. Meanwhile, the rooms are clean with tiled floors and painted walls. We spotted no critters or bugs that would be the source of our concern. Although my mom did mention seeing a spider, I am glad I did not find it. The bed sheets were clean. The pillows were clean. The blankets were a bit rough on the skin but we brought our own so no hard feelings there. The air conditioning may not seem much compared to the ones we may have at home but it is cold. Also, the ceiling fan is good. A bit noisy with clicks and clacks but we slept through it just fine. If anything at all, it put us to sleep.
Generally, they provide wi-fi but the connection was one to two bars with occasional no connection. Our room was pretty far from the modem/router, but since we have unlimited data, it didn't bother us. Free refreshments and snacks are provided. They also sell frozen food. A little overpriced but damn, the chicken and fries are better than most fast-food restaurants I have been to. Crispy and fragrant, as they should be. The chicken comes in spicy and non-spicy.
The owners are a mother and son team. Both are hospitable, friendly, and extremely helpful. They asked if it was our first time at Sungai Lembing and began introducing us to the local tourist attractions. You can sign up for rides but both are scheduled early in the morning so you can see the sunrise. We went to Sunrise Hill, and yeah, it was early.

It's a 2 storey building with many rooms - but has no lobby or reception or anything like it, if you dont see the friendly owner('s family members) around, you just call their phone numbers and they will immediately assist you. They won't ask you for deposit when checking in and are easy going. But also means cash only - don't expect to be able to make any payment per cards or such. ||It seems to be a place where some Malaysian families or group of friends gather over the weekend over a picnic or BBQ (yes there is a pit). The rooms itself provides comfy beds, aircon and has a simple bathroom in the room (the information on booking.com seems wrong as it mentioned the triple rooms having bathrooms outside). Amenities like hairdryer are provided outside in the common area, as well like the water dispenser where you can also can make tea/coffee. There is a pantry where you can wash your utensils and while breakfast is not provided, there are even bread/cakes available in case you need a quick snack. (Anyway - for proper B'fast I'd recommend to hop into the town which is like 3 min away with car to get the wonderful local hawker delicacies). On the roof they have a cosy cafe with some western grub.||They have rooms with different sizes, so while we booked a triple room and asked for extra bed as we were a family of four, we were moved to a 5-bed room where they took away the 5th (spare) bed as the standard triple couldn't fit in an extra bed. Let's start with the pros. The owner and his team have done a fantastic job making sure each and every guest receives the absolute best. They are extremely friendly and approachable, kind and generous. They go out of their way to ensure everyone is taken care of.
Rooms are decent sized, have ac and the beds are very comfy. Good quality body shampoo and shampoo are also provided.
Let's proceed to the cons. The pillows provided are just too soft and flat. We needed to get creative to add more volume to the pillows.
Secondly, and this is probably the biggest criticism of the place. Rooms 15 through 18 sits under a common area. This are is basically a lepak area with heavy chairs and tables. Mostly used by campers to prepare their meals and such. A really nice place to hang out actually. However, they constantly drag the tables and chairs non stop for hours at end right up to midnight. The noise they make is so loud it you can't get any peace or any sleep.
To the management, I would like to make a suggestion regarding the above. Lay the floor of the common are with artificial grass (which goes with the theme of the place) and switch out the heavy furniture with lighter ones. This would solve that problem. If you do not, I can't tell you right Now, nobody would want to stay in the above mentioned rooms.
