Chaac Tulum Hotel is the worst place I’ve ever stayed. Apartment No. 022 was a nightmare: constant loud noise from upstairs ( heavy furniture being dragged day and night, slamming doors), cockroaches, power outages, water and internet disruptions, and missing items from the laundry room. The complex is isolated — no phone signal, and it’s easy to get lost in the jungle. The area is unsafe, poorly lit, and the guards are aggressive and seemingly under the influence. In my case, when I returned to the hotel, the guard refused to give me back the keys, used physical force, smashed my phone, and called the police — even though I had paid for a full month in advance. I later found out I wasn’t the only one — other renters had similar experiences and were forced to leave early.
The apartment was rented through a realtor named Guy Mazzilli, who issued a fake contract under the name Hilario Raygoza Juarez, with no signatures or owner’s documents. He took cash and never issued an invoice. That likely gave him the confidence to evict me by force. After I left, he refused to return any money. This looks like a classic scam: they create unbearable conditions to force you out and keep the payment. If you want your vacation ruined — this is the place for you. And no...

Rooms are really nice and comfortable, have everything you need !!
Pool area is just stunning, it so quiet when we were there !! Very peaceful, surrounded by jungle and a lot of butterflies haha🦋
Gym area is good !! Very spacious and had decent equipment, even has a yoga area behind it.
For the location, you do need your own transport on days when you want to venture out / explore. Luckily for us we spent a lot of time actually in the hotel working and relaxing, so when we did need to travel we hired scooters or bikes ✔️
We experienced a few power cuts also where the power was out for up to 8 hours, but I guess that’s just Tulum as we’ve experienced it other places 😅luckily we had the pool and eachother to keep us occupied 🤣
The staff are also lovely !!
Would DEFINITELY recommend this place for...
Read moreI am blown away at the beauty of this amazing place! The design and architecture are superb, the kitchenette spot-on, and the bathroom is very stylish, pool and sitting areas lavish with lots and lots of plants. Everything is well planned and designed! Big screen TV, great staff, A/C, quiet area, firepit, huge gym, sweatlodge, and fast wifi. Sounds too good to be true, right? Here's the catch... it's 4 kilometers from the zocolo and off a busy road which is too dangerous and too far to walk. We just rented a scooter, which has made our vacation more exciting, and Chaac Tulum is only a 10-minute ride down the road to the...
