On the date of arrival I was sent am email from Tenerife Rooms. This was not the original confirmation email from Booking.com.||Included in the long list of instruction about the property was include the rule that under 19's and over 50 year olds were not allowed to stay at the property.||||I tried to immediately call the property requesting a refund if the £70.70 booking fee. No answer also no reply to my email. I tried to get help from Booking.com but was told a response would be in 24 hours. In desperation at short notice now had to book two nights hotel stays in Puerto de la Cruz. ||||The dates were 10 to 12 Febbruary 2022 and since the 10th to the current date the property Tenerife Rooms in Santa Cruz have not replied to my emails or picked up the phone to any of my calls.||Obviously a wall of silence has been built up by them due to the hidden rules regarding age on their booking site. I tried to raise a complaint through Booking.com who have both confirmed that the property will not offer a refund and have also refused to offer me a refund. I have tried to raise a complaint via Booking.co but I see the booking is now not shown on site which means no contact or complaint can be made.||On the call customer Service option I followed the prceedure entering the booking reference and pin number. Earlier I had spoken to someone but only apologised for the lack of help and confirmed that no refund was possible just surprise that a property registered on Booking.com had a age restriction policy. ||So I now find that on the Booking.com site the avenues leading to a complaint are closed. The costly Customer care calls now cut me off once the carer has noticed the reference and pin number. This is the first time I have experienced being cut off the moment I speak on 5 consecutive calls. Also the first time of my man Booking.co or Airbnb bookings that as a 76 year old constant traveller I have been refused a booking due to age restriction. This because the site hides the reference to age restrictions deep in the online site information. Their lack if making or taking any contact proves that the site is set up so that anyone kver 50 will be lured into the trap as I was. I am not at all naive and if I was cheated I can imagine many more will also have paid for a stay, not allowed into the property and have no recourse to a refund. I also realise that Booking.com who just refer me to the property are in agreement with this policy and will do nothing to help any well respected guests who book Tenerife Rooms on their site. ||At the moment my only option is to send copies of my emails and details of chats and messages with Booking.com to their address in Holland. ||Can anyone off help for me to stop this happening to other guests in...

I booked a room due to the good overall rating on booking.com, the cheap price and the central position -- but mainly, because late check-in was possible. I even contacted the host after booking and asked if it was fine to check-in only at 23:00, they didn't mention any extra costs. Only in the booking confirmation well hidden in the very end of the email, there was a notification about the some SIGNIFICANT EXTRA COST, exceeding even the original price of the room itself: "Supplement for check-in after 21:00: From 21:00 to 22:00: EUR 10 From 22:00 to 23:00: EUR 20 From 23:00 to 00:00: EUR 30 From 00:00 to 02:00: EUR 50 You must leave a deposit of € 50 upon arrival in cash and it will be returned upon check-out, if everything is correct." I can only suspect that there might also be a problem to get the deposit back at check-out since you have to pay in cash. Actually, I became only aware of this 2 days prior since the host notified me of the extra cost after the free cancellation was not possible anymore (which kind of fits the pattern). I contacted the host and asked about this practice and they were completely unfriendly. Then I read some of the bad reviews on booking.com and everything made sense: Cheap, madeshift rooms constructed within a bigger room with thin walls to maximize profit. He was writing on WhatsApp constantly, with questions about what time we'll arrive/leave, and with propositions of 'promotional price' for booking the next night (even, we didn't need one). The room (double room) was OK, but in the room next door was a gap between walls and ceiling, so we could hear everything that was happening in the room. In the 'hostel' were a lot of rules, like: 'do not shower longer than 7 minutes 'do not use hairdryer longer than 15 minutes' 'if soaping turn off the water' 'shower available 7-23' 'common area available 7-23' (so no eating and using kitchen) 'no cooking' 'no warming up (smelly) food in the microwave' In the common areas the owner has cameras installed, so he can see what people are doing. It is obligatory to pay 50€ deposit during chek-in, so if the guest breaks any rule, the owner may not return the deposit. He is also going around the 'hostel' and admonishing everyone, for example, if you're talking in the common area and it's too loud for him. His reviews on Booking.com are forced - he asked us to write him a good opinion when we asked him to store our luggage for half a day (we wanted to pay, but he wanted the opinion, but later when we asked to store luggage longer (for the night), he asked for an opinion and money).
