R1 Nimman Hotel Chiangmai — Hotel in Chiang Mai Province

Upon check in everything seemed ok - Odd sensation that they close at 10 pm so if anything happens i guess we are on our own. It's a no frills place basic room, clean but they dont plug in the fridge and they dont refill your water. The worst thing was that my room didn't have hot water so i froze trying to take a bath and as noone is here after 10 i couldn't do anything. The next day i asked to change rooms and only did so when i started getting angry. Parking space is always full - So we parked across and our car got hit and run during the night. When we asked the hotel for help and whether their guard saw anything they didn't care. Of course he was asleep how can he not see something 3 meters away??? It just made us sad how much they cared about their guests. I would not recommend this place if you drive or expect service. But come for inexpensive and good location. It's about 10 - 15 mins walk to the main road. Their "free" wifi is not true as the wifi does'nt reach guest rooms. So it's not really free...

I don’t want to sound mean or picky, but this place is substandard. Maybe it’s a fact that I’m a little bit older and have higher standards for cleanliness, food and building quality. The place is definitely not located in the ideal city center, but that’s not their fault. It was my fault for booking and not doing my research. When you look up the rooms they look spectacular on the website or booking sites. However, they’re terrible. From mould around the caulking in the showers, mix and match building materials like carpet that’s dirty, vinyl flooring, concrete and laminate wood flooring. I’m not even sure what this building really is. If it was originally a hotel or some kind of commercial space that they’re in the middle of retrofitting it. The breakfast is pretty weak. I don’t really want to go on and on, but this place definitely is more for the backpacker or someone who’s looking for cheap accommodations. Trust me, the pictures that I saw are 100% not the room that we were given. Staff was fine...

5nite stay. Mainly Thai ppl staying in this hotel. However wasn’t treated any differently. Reception was friendly & accommodating to my room requests, which I thought was wonderful!

It’s not a super new hotel. So I didn’t expect the rooms to reflect that it was. Most importantly the room did feel clean. No weird smells in my unit. Water ran hot and was easily adjustable. Room was good for the price I paid.

Yes it’s a little further from the Main Street, but nothing a complimentary golf cart ride won’t fix (available 24hrs too!). On most days, I welcomed the extra 10min walk. Breakfast was basic, which I took advantage of on late start days when I didn’t feel like going out to grab my own food. A 7-11 footsteps away is always a plus.
