Money-grabbing charlatans wouldn't refund my £194 for one night which I had to cancel due to the amber weather warning for Bristol today and being advised that all but essential travel is to be avoided. Utterly discgraceful and I should have known better that to pay £194 for a guest house in Bristol! Their latest reply shows that not only are they money-grabbiing charlatans but they are also liars! Their initial response through booking.com (below) suggested it was because I booked through an agent that they had no flexibility. As we can now see, their latest response here on google completely contradicts this. Hi Ian, We are really sorry to hear that you need to cancel your reservation, unfortunately all the non-refundable rates booked via agents cannot be refunded or amended. In the future we would always recommend booking direct with us as we are able to offer a greater level of flexibility. Kind regards, Reception Team I would also add that as the screenshot shows below, every train to London this evening from Bristol has been cancelled. My son and I would have been stuck in Bristol overnight causing untold childcare and work issues. Welll done Brooks, you have surpassed yourself fumbling in your greasy till. Another reminder Please be aware before you book! Brooks’ cancellation policy is extremely unflexible and offers zero refunds within 48 hours, so if you are planning on getting involved in storms of biblical proportion, cancelled trains, cancelled sporting events, government advice not to travel, railway advice not to travel, terrorist incidents, acts of god or even death, my advice is don’t book Brooks!

Very nice guesthouse in an excellent location. Staff were incredibly helpful and very nice. The rooms are basic but lovely, gorgeous bathroom with toiletries and not only the usual tea and coffee in room, but also hot chocolate and biscuits! There were Three single beds in our room which was perfect! Usually struggled to get more than a double and single, not ideal travelling with a teen and child! There is a lift up to the second floor, however we were on the "third floor." It is still technically floor 2, there is a small flight of stairs with two more rooms and the outside floor where the bullet caravans are. (available to stay in.) So if you are a wheelchair user or have mobility problems, it would be worth calling to check you aren't on the higher floor. Gorgeous dining area and sofas to relax in the evening are situated downstairs. Breakfast is slightly higher than average, £9.95PP however, gourmet food is available. White truffle omlettes, French toast with fresh berries and creme frais (sp?) and a variety of other delicious and delightful dishes to start your day. A lovely courtyard with tables is available to all guests, smokers and none smokers alike. Only a 5-10 minutes walk from the city ferry Dock, you can travel by ferry from the station or a 15-20 minute walk from the main centre. All in all, I would definitely stay here again, even the kids were impressed!

Stayed over for a night to see Paolo Nutini. King size room was adequate and was the size of the king size bed so quite compact. No frills just a pleasant room to stay for the night. Everything was Clean. Bedding and bathroom were clean. Kettle and tea/hot chocolate in the room. Fantastic location and we loved walking around the market in the morning. Due to its central location there are lots of bars around and people can be heard enjoying themselves up to 11pm. Not a problem. After that it quietens down. Lots of restaurants also close by serving good food. We really enjoyed our stay and staff were very helpful. It was a hot day and the fan in the room was so weak we did a tissue test holding it in front of the tan to see if it would blow away - it didn’t move :0) so… We asked for another fan and the chap on night duty kindly gave us an industrial fan which kept us cool through the night. Hotel is Recommended. The breakfast looked good as we passed through the dining area in the morning although we didn’t have. I do recommend that the fans are upgraded. Bristol is great.

Stayed over for a night to see Paolo Nutini. King size room was adequate and was the size of the king size bed so quite compact. No frills just a pleasant room to stay for the night. Everything was Clean. Bedding and bathroom were clean. Kettle and tea/hot chocolate in the room. Fantastic location and we loved walking around the market in the morning. Due to its central location there are lots of bars around and people can be heard enjoying themselves up to 11pm. Not a problem. After that it quietens down. Lots of restaurants also close by serving good food. We really enjoyed our stay and staff were very helpful. It was a hot day and the fan in the room was so weak we did a tissue test holding it in front of the tan to see if it would blow away - it didn’t move :0) so… We asked for another fan and the chap on night duty kindly gave us an industrial fan which kept us cool through the night. Avoid! Especially room 24.We had to leave on the first night as the very STONG like dead animal SMELL. Caused me allergic reaction straight away, plus the drug addictive people next to our window in a caravan. How the whole thing was: We arrived on Friday afternoon around 3 pm, a guy at the desk didn't even stand up to great me, asked for the 3 night stay to pay straight away, we did, than he told us which way to go. Already the elevator had a strange smell, then the stairs on the corridor to the top floor stinked badly, entered to a room, both windows were open, still smelled. There was 1 chair, no table at all, and no wardrobe. We put our suitcase to the stained carpet, under the TV had a shelf with the cattle, but too big to fill up in the sink, where there was no cold water, but we didn't have anywhere to put our mugs anyway. Went out for a meal, came back 8 pm, to get changed, than closed the windows as it was cold already. Arrived back around 3 am, the strong deadly smell was unbearable, I had allergic reaction straight away, while we were talk and opened the window, the receptionist knocked the door and asked me to talk quieter. I complained about the stong smell, he said he doesn't feel nothing. He said no other rooms awailable and not for the next few days too, as they fully booked, but we saw other rooms available on the website. Tried to go to sleep with the open bathroom window, which opened to the back, but the noise from the still partying people, the very soft mattresses, the squeaky wooden bad, not screwed properly, plus the outside light as the open window, the loud lorries unloading stuff, the loud seagulls and pigeons around the window we had no chance as the room had that strong deadly smell. Than not long after the caravan guests next to our open bathroom window started to using strong, smelly drugs, I asked them to sop it, I was so unwell by that time, and tired and nervous. The receptionist knocked my door and asked me to lower my voice, I told him that I have enough about the mixed smell we have now, he still didn't offer an other room, so I said we need to leave than as I am unwell, need to be in a clean place and need sleep as I had zero so far. We tried to get an uber, tried more than an hour, but as no signal, and the WiFi kept disconnecting, we couldn't at the end. Get ourself together, gave back the key to the receptionist, who also said no management till Sunday or so, than we walked out to a main street where we were able to manage an uber. I am really upset, as the night out in Bristol was very good, but this guest house ruined it. Now we are at home, on our second night, slept some hours daytime at home instead of the site seeing in Bristol and being out there right now at Saturday night. But I was too unwell to go to an other hotel and risk the similar situation. I read the reviews by now on Booking.com also, and lots of people completing about the strong smell and the poor ventilation. This place needs to be managed better, as with money invested, could be a good place, and surely make lots of money, as the price at least double than should be, for an empty room with...

AvOID AVOiD AVOID!!!!!!

A shame to be posting this review, as I never complain about but this was awful. Arrived with my husband early afternoon we both checked into the room and it smelt really bad the only way to describe the smell was like cat pee. We went to reception and complained in fairness the gentleman on reception couldn't apologise enough and gave us another room.

Arriving to the new room it still smelt damp but we could live with it as we realised it was as good as we was going to get.

After doing our day we arrived back around 8pm to get an early night as still recovering from knee surgery I can't do much walking. As the evening went on obviously customers was starting to come back we could hear arguments from rooms below so not to be a problem we turned the tv up it wasnt loud just enough to drown out downstairs must of falling asleep at some point.

Around 4am we was knocked up by the hotel night porter to be told to turn the tv down and started having a go about snoring when trying to explain why the tv was turned up to start with he didn't care. Just dismissed us And he left.

So we didn't sleep after that went downstairs to get drinks to try and apologise and sat in court yard

In the court yard u could hear people having sex we was shocked as they had the nurve to moan about a tv being loud and snoring yet rooms and guests arguing and hearing couple having sex really loudly didn't seem to be a problem.

Maybe u can book at this place by the hr as the night porter didn't really seem bothered. Trying to complain about our experience to management we got an e.mail back saying they didn't really care and we should of complained at the time. We did but got dismissed. We sat outside for the remaining of the night and as soon as we could get our car from parking area that doesn't open till 6:30am we left we tried to leave sooner but the car park refused to let anyone in.

Management simply don't care and some staff members need to get some people skills. Save your money and book elsewhere. A good day ruined by this hotel don't make our mistake.

omg where to start when we arrived it looked lovely.||we were met by a member of staff who took us to our room dear god i had a panic attack to say a prison cell is bigger is not an underestimation ||the bathroom was long and narrow i could stand facing the shower with my right side against the wall and touch the left side with my fingers||the table on which the kettle and tea making facilities were housed was peeling and unhygienic for use.||there was very little between the bed and the wall and the bed and bathroom door.||i went down and explained to staff on reception desk that couldn’t stay there as it was claustrophobic. Firstly she tried telling me it was fully booked and showed me the room we had originally booked apparently stating that this was the one we had booked it looked nothing like it and i told her. She then asked what i wanted so i said a refund and i will find somewhere else. The lady then said i have another room on the 3rd floor although she had already told me it was full.||we went to look at the room on 3rd floor which was in the attic although this was bigger the bathroom was away from the bedroom and tea coffee making facilities were in the wardrobe on the landing between the bedroom and the toilet. ||When we also arrived we were informed that breakfast was not included as we had thought but for £16 pp we could pay i explained to her that this was extortionate as we had spent the previous night in worcester and payed £7 pp. for breakfast which was exactly the same.||there was supposed to be free wifi which was non existent and i used all my data for a month in a weekend due to this the tv didn’t work without the wifi and the kettle didn’t work and the receptionist had to come upstairs to sort all this out.||on the first night my husband went to the toilet||which blocked when he went to inform the staff who came to unblock it, he was told in future he would need to use the toilet downstairs.||This was supposed to be a special occaision break for myself which turned...
