The inn is in a good location of town, it was easy to get too. I will characterize in pros and cons. Pros - location of the inn was easy to find, the other was our room was clean for the most part. ||We booked for several reasons, the location (was good) the appearance of the inn in photos were great but in horrible condition and that we expected to have a B&B that had a restaurant for dinner along with a bar in the basement. ||The Cons-when we arrived, it looked as if the inn was closed. The Christmas lights were still hanging (it was August), drooped in most places and the paint was pealing everywhere. When we checked in, we were told there is no breakfast (simply store purchased muffins). When we were told they could not offer dinner or the bar in basement, I asked why weren't we told in advance of not providing what we thought we were paying for. The clerk, I am guessing he is also the owner, but didn't really say, told us it was in our confirmation email. When I looked at our confirmation email, it was not there and it didn't say anything about being closed. ||Our group had two rooms, both king beds (rooms 3 & 12). One room (12) was well positioned and clean, I would expect both king rooms to be similar but not the case. The second room (3) was old and worn out, it had a clean bathroom and sheets on the bed, I will give credit for that. The condition of the room 3, had pipes showing along the wall, paint peeling from all corners, chips of paint missing, carpet worn and stained. The bathroom was so small and the position of the toilet was so small, it was almost not useable. It was not comfortable to even shave in the morning, I had to stand sideways just to be able to move my arms. Granted, I am 6'5" and not small, however, the bathroom was not even close to being a useable area.||The Sudbury Inn was more of a bait and switch experience for us. Their website photo is not what we experienced and when I asked about notifying us, I...

Read moreI was really on the fence for my rating. We stayed there for three nights and used it for our base location to go leaf peeping in Maine and New Hampshire. The hotel is conveniently located in western Maine and you can quickly get on routes to take you thru N.H. And Maine to see the trees, mountains, lakes, etc. The hosts are friendly and knowledgeable about the area and gave us some good ideas as to where to sightsee. The breakfast here is great. You get to choose off of the restaurant menu and it is cooked to order. We tried most of it, Pancakes, French toast, omelets, oven browned potatoes, it was all really tasty and a great way to start the day. The breakfast was what swayed me to give this a 4 star rating instead of a 3 star. We were there the last week of September, the building was a little cool inside and so was our room. They had not turned the heat on in the building yet. The hostess offered to turn it on but we declined because we didn’t want her to go thru that trouble. We did have an extra blanket in the room that came in handy. There was no closet, which I didn’t expect in a historic building, but the dresser drawers were so hard to open that we just left our clothes in our suitcases. I’d say the biggest drawback was the condition of the carpet in the room and hallway. It was beyond bad and definitely needs replaced or removed and go with the hardwood underneath. The carpet gave the room an appearance of being unclean, which it was not. The other issue was the WiFi. We couldn’t connect to it from our room. We did figure out that if we connected in the lobby then we had a better chance of staying connect when we went upstairs to the room. So, would I stay here again, yes but probably not for as many nights. Again, the hosts were very nice and definitely make you...
