ACP Real Estate, Inc. — Hotel in Dauphin Island

Be sure to read your contract. Have rented from ACP for 4 years. Have had no problems till this year. Manager was extremely rude when she called and said I had too many cars on property. Apparently someone complained about the number of cars on property, even though they were not in street or on anyone elses property (all 5 adults staying had brought their own vehicles). She called and demanded how many people were on property and kept asking when they were leaving. Apparently when someone complains they enforce the contract which says you can't have visitors. House was for 8 and could not have more than that on property. Since we have family who rent their own places and had come over for a cookout and tubing with the boat we were in violation of the contract. Her answer to everything was I should have read contract. Since other family members have rented from them and also had daytime visitors I did not think to check with agency to see if I could have visitors. BEWARE these people can be extemely rude. WOULD actually rate this a minus...

Here’s your bait and switch company. We booked a house on VRBO at Dauphin Island house “This is it”#22. Listing on VRBO said 3 night minimum. We booked for 3 nights. Six days after booking we get a TEXT saying it needs to be a 7 night minimum or they were cancelling our reservation. Just spoke with them and they “believed it says 7 night minimum.” Screen shots sent to ACP while still on phone of the same listing still saying “3 night minimum”. This company obviously does not honor their reservations and it’s extremely unprofessional of their management of their homes and especially renters. It’s literally their job to list houses for rent and they can’t even do that right. They even told us “it’s better to call directly when booking.” However, I ask why even use a third party like VRBO? 🤔🤔 But what is even better…. I just went to their site directly and am able again to book for 3 nights at the same house! 🧐🧐

Think twice before booking a vacation at a property managed by ACP! The house we stayed in was nice and modern (although in an HOA community with extremely rude residents). The air conditioning unit, however, was too small and underpowered for the size of the house. We know this because the house never cooled below 80 degrees, and THREE different A/C technician crews visited during our stay and told us that the A/C unit was the wrong size for the house. The week stay was miserably hot and uncomfortable. The rental company said they were unable to find us another property to move to. ACP said they would speak to the owner about issuing a partial refund to us due to the A/C issue, but once our vacation was over, they refused to issue any refund or discount to us. It felt like they were just happy we were no longer their problem and they didn't have to deal with us anymore. Be very careful booking anything managed by this company. You may have little to no recourse when...
