We rented a unit in Sailmaker for our fall break through Amelia Rentals and Management. The customer service response was minimal. My mother asked for information close to the trip and was told that an email would be sent a week out. What’s the difference between 2 weeks out and 1 week out?
My family has owned beach property before and treated our units like a second home- wanting our renters to feel welcome and have every comfort of home while they stayed. It is 2019 and we had to drive to a rental office to get actual keys after hours. Key coded door locks should be a must in this day and age. The unit was not cleaned well. I will attach photos of cobwebs. To be fair, they did have some start up supplies in the kitchen which was helpful however there was ONE skillet that looked like it was purchased in 1998. There were no plastic bowls/kid friendly plates/etc. The kitchen needs an entire new set up pots/pans etc. Yes- even in a rental unit. Check out Walmart, target, TJ Maxx etc for good deals.
Upon first glance the unit decor is pretty and the kitchen and restrooms have been updated but once you begin to really look there is peeling paint all along base boards, a water stain on the wall near the sliding glass door, barely patched up paint sections in the bath downstairs, plantation shutters that are broken and don’t close and shut without you manually adjusting some of them, part of the sliding screen door molding was hanging down. None of these things made the stay unbearable but I mention them because for the amount of $$ we paid - all of these things should never have been present. The unit needs a maintenance overhaul.
There was a glass top octagonal nightstand between the twin beds. I don’t know if many adults who sleep in twin beds so natural conclusion is that the twin bedroom would be for children. Glass top nightstands are NOT kid friendly. I even used extra bedding from the closet to pad around the top for fear my 3.5 year old may roll onto it. Well guess what, She did anyway and the now has a cut just underneath her right eye. Picture will be attached.
The complex “Sailmaker” is beautifully landscaped and the pool was nice. It is quite a walk to to sand- even from a beachfront building. I guess I am used to much shorter walks when staying on the panhandle.
Overall the owners need to put some time and $ into maintenance, kitchen supplies and kid friendly updates. The management company needs to make sure the cleaners do their job well and be more customer friendly.
Meh experience. Will definitely head back to the gulf next time. Not impressed and we rent places ALL THE TIME- usually 2-3 times a year.

The unit was ground floor ocean front, but dated and in need of refurbishment; adequate for a quick night stay but not what you expect for several nights at a gated, ocean front facility. Our real disappointment was with the management company, Amelia Rental and Management. Dispite my calling them the first day and second day, asking for house keeping to simply clean (windex) the main view window of the unit, which had not been cleaned upon our check-in, each employee I spoke to assured me it would be taken care of, yet no one ever came to provide the basic cleaning service that would allow you to view the ocean front scenery without looking through grime and haze. (They did immediately send over a plumber to unclog the bathroom shower drain). I gave up on the 3rd day since we were leaving the next mourning. I had also asked the management contacts to clean out the ice maker, as it was literally moldy inside. Extreamly poor management / communication skills. The owner of this unit is not being well served as we will not rent from this company in the future. One additional point, I wrote a review on the management company's web site on two separate occasions, but the review was never posted. Good lesson for future vacation planning: give weight to third party web site reviews, as this one on Google or Trip Advisor, etc. vs. a self contained management company's web site, as apparently unfavorable reviews may be selectively omitted. As an example, you will not see mine or other unfavorable reviews (that you see here on Google) on their website. As of 3/17/17, the date of this review, their website has no 2017 reviews at all and all the 2016 reviews on their site are complimentary with 5 star...

I do not recommend booking a property through Amelia Rentals based on our experience. We had a rental unit at Ocean Place July 11 - 18 which became inhabitable on July 13th. Here is what happened and how Amelia Rentals responded.
July 13th, 2:30pm: Water turned off due to a water main break in the area. NO communications were sent to renters regarding the issue and expected remediation timeline.
July 13th End of Day: No water and NO word from Amelia Rentals. Renters beginning to get trash cans full of water from the pool to flush toilets.
July 14th am: No Water. No word from Amelia Rentals. Hotel next door evacuated and refund or re-placements issued.
July 14th, 3:30pm: No water. Over 24 hours of NO WATER. No word from Amelia Rentals. We decided to vacate the unit and return home as the unit was inhabitable and unsanitary. There was no water to flush toilets, wash hands, or take showers.
The water did not come back on until Thursday, July 15th. That was 48 hours with no water. When the water was restored there was a 72 hour boil water advisory, which means it is not safe to drink or cook with the water and unsafe for children to shower. That would have been the case for the remainder of our rental.
When I called Amelia Rentals on July 14th to let them know we had vacated and talk about a refund for the time lost due to unsanitary conditions I was told there were "Absolutely no refunds" and dismissed by a very rude manager. I spoke with Marcy, the manager, again on July 20th to be sure they did not want to do "the right thing" (as one of her employees that answered the phone said they should do) by offering us a refund or credit, and once again she said they would not be issuing refunds for inhabitable units.
