Stayed just one night but would’ve gladly stayed longer. The property is clean, safe and totally well-suited for this dad and his little boy. Our room was also clean and had plenty of space. Bed was comfortable as well. Had a moment to speak with both the property maintenance man and the housekeeping lady and both of them were extremely kind and friendly. Maybe having a cute kid with you helped but it definitely left an impression. I enjoyed gazing up in the tall pine trees right outside out room door. If you’re traveling with little ones, the playscape area will probably be a hit. The grassy area outside our door was a nice area for baby boy to play T-ball.

This medium sized park has average sized full hook up sites on gravel pads. Many people spend the entire summer here. There are some ponderosa pine trees around by they did not interfere with my Starlink. As the name suggests the local airport is very near but the minor aircraft noise was never an issue and the planes never flew over the park. The bathhouses are clean and functional but very poorly designed. That said with full hook up sites the bathhouse isn’t used much. There is a small laundry in one of the bathhouses.

We made our reservations 6 months in advance, but life happened, and we had to change our dates, even 2 days before. They were very kind and accommodating. Our RV site 7 was 40' long and very wide. The park has a coded entry gate, and very clean bathrooms and laundromat with 2 washers with 2 dryers (bring quarters). We stayed 1 week, but would like to stay for 3 weeks next year. It was quiet with friendly neighbors, who know how to clean up after their dogs! The dog park was rustic, but clean and secure for my little pups.

This is both an RV park and a motel (we stayed here for 1 month in our travel trailer). The motel and RV park grounds are both kept very neat. We regularly saw the groundskeeper out raking up pine needles and taking care of the landscaping. We were in spot 16, which is right next to the main laundry/bathhouse, but actually is quite nice for not having a neighbor on one side. The park is easy to navigate, but has no pull-through spots. We always pick back-in spots so this was not a problem for us.

The laundry room was impeccably clean and although the machines are a little expensive ($2 to wash; $2 to dry), they are also large capacity and work great. The showers in that same main building are fantastic -- big, clean, and endless hot water. We normally shower in our RV, but we made an exception at Mountain Landing and used their showers about half the time.

The management is matter-of-fact but also helpful, informative, and very caring. During the month we were there, we experienced the management go out of their way to help locate a package and to find the owner of an errant dog. When we had a food service delivery, they even called us as soon as it arrived since they were worried about it being food that might go bad.

Verizon worked great here; AT&T worked okay. Both were good enough to do online work, but we switched to Verizon when streaming video for work meetings.

The park is super quiet at night. It is in the Pagosa Lakes district, so not right in the mix of the "old town" part of Pagosa Springs. But it's only a few minutes to drive into town. I wish there was a way to bike or walk into town, but they haven't finished the planned path that will allow that and it will probably be a few more years. That said, Mountain Landing is a good middle spot to be in if you're interested in heading out to the San Juan National Forest AND interested in going into Pagosa Springs. Never Again!! We stayed here twice in the last 2 weeks. We were vacationing with another couple. Stayed here 3 nights (the RV park) then on the road for about 10 days then returned here for another 2 night stay. Our reservations for both stays and both parties were made months ahead of time and we booked adjoining sites for both stays. Note the other couple was familiar with the park and knew which sites were preferred and which to avoid. We were able to book the ones we preferred. The park is nice enough but basic no frills so I think a little pricey for what you get. Plus no fires, there’s no fire pits or. grills on the sites. The lady that checked up in both times is a real sour puss. Definitely not a people person. I can get pass that but the real deal breaker was on our second stay. They moved us from the site we booked (a shady one next to our friends) and put us in one of their worse sites with no shade (one of the ones we knew to avoid). When I questioned madam personally, her only explanation was that her boss moved us because someone staying longer wanted our site. Total BS and no way to run a business. Note: I have stayed at several RV parks, rate them all and have never rated anyone less than 3 stars so don’t take this review lightly. The location of this property is close to gas stations, bank, Walmart, and lots of restaurants. We had a 1 bedroom king room which was comfortable and clean but very outdated. They do have a ceiling fan in the front room and a plug in fan for the bedroom which we used the whole time we were there as the room got very hot and stuffy. The kitchenette is stocked with all plates, utensils, cooking pans, dish soap, etc. However, when we cooked breakfast, despite using pam to cook with, the food stuck to the cooking pan as the teflon has worn out, so just be aware. The TV didn't work as well so we didn't use it at all. The bathroom was perfectly fine with plenty of towels. Note: there is no cleaning service available so it up to you to take out the trash and clean up after yourself before checking out - this was not a problem for us. The parking lots has lots of beautiful trees everywhere and very clean, with chairs and a small table to use outside everyone's door. They even have bbq grills for use right outside. We felt safe and loved how quite and peaceful the area is. We'll stay...
