If you plan on quietly enjoying your vacation unit, avoid this resort.

Sadly, I have to give this resort a negative review. Since the early 80's, our family has owned two weeks in July at this timeshare resort. Normally, we've been reasonably happy with the resort, but for the past three years, we've endured excessive, disruptive noise from the unit above us. We're talking constant slamming, banging, and footsteps so loud they rattle light fixtures. It's so bad that taking a work call requires going out onto the balcony because the traffic noise outside is actually quieter than inside.

The core issue is that management doesn't seem to believe our reports or take any meaningful action regarding the noise. They claim "quiet hours" are only from 11 PM to 8 AM, implying guests can make as much noise as they want outside those times, completely disregarding other guests' right to quiet enjoyment.

When we report the issues, one manager is polite, but the other (Becca?) makes us repeatedly press for answers. Even then, she avoids giving clear or direct responses, choosing instead to blame shift. For example, she'll demand to enter our room to "verify" the noise, or she'll claim there was no noise when she visited the offending unit – as if people would continue making excessive noise with management present, or as if she could accurately assess the noise from their front door.

Beyond the noise issues, there are other factors to consider. The City of Gatlinburg is behind on clearing weed trees, a problem that has persisted since the 2016 fire, and which now unfortunately blocks the views for the first few levels. It's truly ironic that guests staying on the side of a mountain have no view whatsoever because resort management won't bother to clear these weed trees themselves.

Please know that if you stay here, you MUST drive to and from the resort as the trolley does not service this location. Parking is problematic in Gatlinburg, and traffic is doubly so, making being forced to use your car a real consideration. Also, if you're not comfortable with steep roads and hairpin turns, you should pass on this location. The weeks before, during, and after July 4th are among the busiest in the summer Gatlinburg resort market, second only to the Fall...

Well, my family and I have come to our condo for over 30 years. It has also been passed down in the family from my grandparents to me now. I went to check in one morning because I got there after the office closed. We went to the pool and then passed out for the night. Woke up and went to walk out on the balcony. BOTH security locks on the doors to keep animals from getting in were unlocked. Went to take a shower and the shower in the Master bathroom didn't work. So when checking in, I decided to let the staff become aware of those things. I understand that showers stop working and need to be fixed. But for the condo doors to be unlocked when we arrive is a little irritating. Only bc I always think they're locked for safety reasons. The lady with glasses and gray bobbed hair checked me in. I told her about the shower and the doors being unlocked. Saying that I guess the staff thought the doors had been locked. I mentioned that I was very aware of bears around the complex a lot. Among other animals. So I was irritated the doors were unlocked when they should've been locked. She rolled her eyes at me and with an extremely condescending voice, asked if I had ever been there before. Stating that bears don't climb and that I have a much better chance with them trying to get in my car. Then asked if I could lock the doors myself or if they needed to come up and do it for me. Like I was stupid and didn't know anything. I was DONE with her. She told me in a snarky tone that she'd write down that the shower wasn't working at have someone fix it. I just walked away and told her to have a good day and thanked her. However, I really wanted to ask her if she was at all familiar with the wildlife in the area. Esp bears. Bc they can climb lots of diff stuff. AND they are very great climbers. I love this place! Love it's location. However, I will not tolerate being disrespected and talked down to like that!

P.S not only has the shower still not been fixed. But, that same night, a bear was wondering around going up and down the steps to the condos. Besides, I'm pretty sure that keeping the safety locks locked at all times on the doors, to make sure wildlife can't get in, is just, well, common sense. Not to mention that in the book in the condos, it states clearly to keep them locked...

We have a unit here, and I hurts me to write this review. I’ve been coming to the same unit for 40 years, and I don’t know if we’ll be returning. For starters, it’s nearly impossible to get anyone to answer the phone in the office now. You will have to go down there to get answers to your questions. When we arrived our unit wasn’t even ready (at 4:00pm) and I had to stand outside for them to finish. Then to enter the kitchen and it was still dirty, so I cleaned it. Next, while they have finally upgraded to smart TVs, but it defeats the purpose if you can’t supply internet. Not only was there no no internet, they didn’t seem to care that this was an issue. They knew about it for weeks, and still did nothing about it. Also, you’ll need to bring trash bags, paper towels, coffee filters, hand soap, and decent toilet paper. We spent more in the “basics” than we did last year. The shower in the master bathroom wasn’t cleaned properly either, so I cleaned that as well. Lastly, and by far the most disappointing were the beds. It was like sleeping on cement slabs, even the toppers I requested didn’t help. It looked as though they threw 2 twin size toppers sideways on there and didn’t even bother to put them on straight, so I had to redo the bed. The beds are so bad that my husband had to sleep on the couch, he said it was the most “comfortable” spot. We ended our trip early because the experience was so bad. We only take one trip a year, and it’s to our family’s condo, so to choose to leave early was disheartening and extremely disappointing. This place holds so many good memories, but these last few years service, and standards, have gone way down hill. I know the other buildings have had plenty of upgrades done, mainly because of the fires a couple years back, but building B has been neglected. With that said, I do appreciate the upgrades they have done, but it doesn’t make up for everything else. I don’t know if they’ve changed ownership or what, but they need to fixed a...

We booked this resort through a third party...The resort was beautiful! Great views from the balcony! The rooms were spacious and clean. Fully equipped kitchens and laundry facilities located on lowest level inside the arcade which was great for us; I could do laundry while my husband and kiddos were entertained by the arcade. We didn't use the pool or picnic areas/fire pits, so I can't really speak on those things. The staff were super friendly and engaging. I dealt with Vicki mostly and she was truly wonderful!! We really enjoyed our 8 day 7 night stay and wish we could've stayed longer. My only warning is the entrance - it is on a windy road, there are mirrors to help you get out, by the second day I was a pro. With that being said it is in a central location from Gatlinburg and the Gatlinburg Bypass which takes you into Pigeon Forge and to Knoxville. So you aren't right in the middle of all the "crazy congestion". Which we loved! Would HIGHLY recommend this resort!!

Beautiful timeshare. Clean. Modern. Great jacuzzi. Laundry in our unit. Every pan and utensil we needed with plenty of plates and cups. Amazing view from the porch. Staff is very friendly and grounds are perfectly clean. Of note, although it is very close to downtown Gatlinburg, don't plan to walk downtown. The street it is on is very steep, curvy, and not conducive to being walked. Also, the turn into the parking lot is a very tight angle.. They have a shuttle Thurs-Sun 3-8pm. We weren't able to use it bc of the hours. It would be nice if they offered a shuttle or frequently. We also weren't able to connect our Netflix or Roku accounts. It says issue connecting to network, but there were enough channels, we just found stuff to watch on TV. We were fine with it. The porch was so peaceful we enjoyed sitting out there.
