This is the first time that we've stayed at this resort. The lady at the front was very friendly. We checked in late, around 8:20 pm, and she was very accomodating with putting my kids and I on the ground floor. The resort property is very big. Our room was right across from the check in building which was nice, but the parking structure was quite a far walk away, which was not too nice. There is an underground parking lot that we have to park in and walk to our unit, and for myself and my 3 young kids to walk at almost 9 at night in a dimly lit area, it was kind of scary. We got to our room and it was pretty big. Its a hexagon shaped building, so the angles in the room are pretty odd. Furniture is placed in weird places, but I know thats because of the shape of the building. It seems like it caters more towards older couples, retired, etc, not so much families, we really felt out of place in the building. There is no kiddie pool on the property, so that was a bummer for us. The room is kind of old, needs to be updated, cabinets, fixtures, hinges, etc. I attached some pictures. The kitchen is VERY narrow and the way the fridge is positioned and opening the doors, like I said, weird. The washer and dryer worked well, its always nice to have when traveling with kids. The resort does offer free coffee and hot cocoa in the lobby, which is nice. They also have pool floats, noodles, etc to use, Im assuming things that others left behind. All in all, the resort was an ok place for us to stay for a couple nights. We spent the day at another resorts pool because they had options for our little ones. Not sure if we'll be back to this one any time soon. But it was good to...

Overall it was just fine, but staying here was not without issues.

You have to park in a dark garage and walk to your room. You can call for a bellhop to give you a lift, but if you can walk, it is much faster to just walk.

They have designated smoking areas, but I don't know how well it is enforced. I saw a few people just smoking on their patio. Unfortunately, a lot of the dedicated smoking areas are right next to the walking path to the rooms, so depending on how far you have to walk, you may pass by a few of these areas.

The room was mostly clean, some of the furniture had stains which appeared to be quite questionable.

There were some rodent\insect droppings on the box spring that support the mattress.

We noticed a minor ant issue, which isn't that surprising given that they are very common all over the island. They were mostly around the entrance, so it didn't cause any issues with our stay

The shower didn't drain properly. This was fine since we weren't staying too long, but it was a bit annoying. We reported it when we left.

The coffee was drinkable and not too bad. But I wish they provided some better coffee amenities.

With all that said, the room was fully furnished, and had great AC. The kitchen was nice and had everything you might need to stay there for a week. They even had a nice rice cooker!

The resort had a full gym (which I didn't use), multiple pools and hot tubs.

The landscape is well kept and they have many fountains and mini water falls running during the day (they shut them off at night).

It is near many different restaurants and attractions in Kona and you are only a couple minutes away from a supermarket in case you...

The pictures attached are all from Building 20/130 except for the patio furniture which was found in unit 134. We love the Holua Resort and we especially love Building 20/134 but we had to stay in unit 130 for two nights and couldn't believe the difference. Unit 130 was dirty and in much disrepair. Fortunately we were able to move after two nights into our favorite unit 134. This unit was perfect except for the wicker patio furniture which should be replaced since most the wicker is broken and coming unraveled.|Other than that, the Holua Resort is amazing. It is beautiful, quiet (unless your unit is near the tennis and pickle ball courts and you don't mind listening to balls bouncing all day) and well maintained. The maintenance crew is constantly attending to the grounds and keeping everything up to par. |The units are well-kept and clean (unit 130 not included). They are spacious and bright and the kitchen is stocked with everything you need to prepare meals (not food). We especially love the washer and dryer located right inside each unit.|We love coming here and will keep coming back.|The resort is in a great location, within walking distance of Keauhou Bay and a few short miles from Kailua Village. Three minutes away from the best snorkeling sight on the Big Island...Kahalu'u Beach Park.|The pictures on the website of the resort are accurate. It is that beautiful!|I think some of the units are going to be renovated in 2026. I hope they replace the vanities and toilets with the higher versions when they do the renovations. In truth, this should be a 4.5. I really enjoyed our stay. Our one bedroom was spacious and lovely. We were in building 12 so right next to parking which was very convenient. It’s a little out of town so you need to plan where you’re going to eat. The kitchen is well stocked and worked perfectly for cooking and storing items. The bed was comfortable and the laundry facilities were great. It was lovely to come home and unpack clean clothes. Several resident cats run around and they’re cute but can be loud during disagreements. They nail every guest with a timeshare proposal if you check in during concierge hours. We went and it was fine (didn’t buy and didn’t feel pressured). The only downside of this place is the pools. They are in super rough shape with many tiles missing and broken. I wouldn’t have been comfortable letting a kid swim there we had to visit multiple hot tubs to find one where the jets worked and it wasn’t worn down. The odd thing is that the closest pool to us was closed for renovation and it seemed to be in better shape than some of the open pools. If you’re bemoaning staying in a resort without a beach view, do the .5 mile walk down to Outrigger Kona. It’s a lovely place to enjoy a sunset and watch their manta light in the water. Not a tennis person but it would be heaven if you were. Borrow beach stuff from the front desk! Was awesome to borrow chairs and umbrellas. I would stay again.
