We stayed 4 nights for a Baseball Tournament. Our whole Baseball Club stayed here. It was one of the "recommended" places that the tournament lead us too. They must be friends with the owners. We paid OVER what the daily booking rate is, but didn't realize it until after we got here and some of us started looking. The rate of $205.00 a night was supposed to be a "discount." It wasn't. The online booking rate is around $180 per-night. Congrats to the hotel for making out on the tourney and our club staying here. That being said, you should also be ashamed at overcharging for this place. This place isn't a resort. First, they charge a resort fee of $10.00/day. Not sure why, because there are no extra amenities. Pool towels in the kids pool aren't extra amenities. Even the Holiday Inns have those. They also charge a 3% fee at check-in for using a card. Who does that? Doesn't everyone book a hotel with a credit card? You also cannot adjust your reservation unless it's 72 hours in advance. I can see why... because once you get here a realize what this place really is, you'll want to cancel your stay, but guess what... you can't. Shady business. The rooms claim to be updated. Perhaps some are. Our whole building certainly wasn't. Well, the curtains are pretty and the tv works. The newly vinyl planked floors are pretty, but they are absolutely filthy. The bathroom tub drain backs up when you shower and the bathroom floors are also gross. The towels were stained and there was hair on all of the sheets and under the comforter. We also found dirty socks left under our bed. So don't tell me the place was swept and mopped. I cleaned the floors with a bath towel because if I didn't, we would have brought dirt into the beds. Dead fly corpses everywhere inside too. And no, we did not prop the door open at all. The AC unit makes a terrible noise and it's hard to sleep. You have to walk to the main building for ice. There is 1 machine for the whole property. Don't bother with the "breakfast." You can get day old bagels, warm milk and cereal from the Aldi down the road. Oh, if you are going to the adult pool, don't forget to bring a bath towel from your room. There aren't any there. But hey... it's a resort, right? Also bring a credit card or cash, because you can't charge to the room at the "fabulous" swim up bar they claim to have. We did not try the restaurant, because the rest of the place is so dirty, that we didn't want to chance it. I will give credit, they are trying (I think) to fix it up. It's got a long way to go. I won't be back to see it, however. My only hope is that we don't bring home any of the bugs we found, in our suitcases. We kept everything zipped up and off the floor. The best thing about this place is the location. The owner will also respond, defensively, but not address the real issues. The breakfast was not even the biggest issue. Lol. Address the sanitary issues of the rooms and the bugs. Also the 3% card fee that is totally uncalled for. As for the group rate, take that up with the Baseball Tournament. I made my reservation in October through that site. I booked for two adults and one child, no pets. There was nothing on that advanced reservation that said we would be paying a 3% card fee. I have no control over when the event contacts you. Check the reservation details before you start going off on guests. We cancelled our 5th night before we even arrived. Thank goodness we did, because the “mandatory” four were enough. To the owner: Do better, be less defensive and perhaps be humbled by the fact that you are still selling “boutique” rooms.

I genuinely wish I was exaggerating when I say this was one of the most disgusting and frustrating hotel experiences I’ve ever had. Upon checking in — literally within minutes of entering the room — we pulled back the sheets and found blood stains on the bed. Not faint marks, not something old — fresh, visible blood. It was immediately clear that the bedding had not been cleaned or changed after the previous guest, which is absolutely unacceptable and a serious health hazard. We documented everything with timestamped photos and brought it to the staff’s attention right away. They apologized and told us a refund would be issued after checkout. That refund never came. Despite multiple follow-ups, we’ve received no confirmation, no proof of refund, and no accountability from the hotel. This happened over the 4th of July weekend, so as you can imagine, every other nearby hotel was fully booked. We had no choice but to stay in a room that posed a literal biohazard risk. That’s not just unsanitary — it’s dangerous. The fact that we were expected to sleep in a bed contaminated with someone else’s blood is beyond disturbing, and the way this hotel has handled the situation since then has made it even worse. Their refusal to take meaningful action or even respond properly has left us no choice but to escalate this matter to legal and public health authorities. We are now in the process of filing a formal complaint with the local health department and pursuing legal action for failure to provide safe accommodations and breach of contract. This should never happen to anyone, and it’s clear that without pressure, this hotel has no intention of making things right. If you value cleanliness, safety, and any form of accountability — do not stay here. This wasn’t just bad service. It was a total violation of basic hygiene standards and a complete lack of regard for guest wellbeing.

They then tacked on a $50 “resort fee” that I didn’t see until I received the receipt for my non refundable stay. They gave us a room with a view of our vehicle parked alongside two trucks in the parking lot. I asked what the resort fee was for and was given a vague “resort stuff.” I said like what? Pool, common areas, amenities, she said. I said it’s winter and the pools are closed. She said the indoor pool was open. Got to room. Dated, to put it nicely. We had to walk down a flight of sketchy stairs to get ice, and television did not allow for streaming as it was not a smart tv. Staff was clueless. The more I look around the more I see a reason to sound the alarm for others. The closet is a single chrome hanger that extends from the wall. The bathroom light is ghastly. Truly. Art features pictures of alcoholic beverages highlighted by exposed wire raceways. We wanted to check out the area for a future visit but based on this we will not ever return to this area. As a friend put it, “go to Branson.” Update regarding owner’s response: indeed, the resort fee was $10 but there was an additional charge of $55.58 for “the estimated amount we pay the hotel for occupancy related taxes owed by the hotel and any amounts charged to us for resort fees, cleaning fees, and other fees.” Not sure what that means. I always thought cleaning the room was included! Silly me. Owner, you need to own up to the problems with your property.

My husband and I originally booked the standard king room. Upon arrival we felt catfished. The rooms are very run down and old. They smell like an old basement. The bed was about the only “upgrade”. I told my husband to see if we can upgrade.

Thankfully we were able to and got into one of the 6 BEAUTIFUL townhome rooms. This felt like a completely different hotel. But it came with cons.. no service during our stay, no phone to contact the front desk outside of our personal, and only had 3 towels for our 3 day stay. I had to look if it was an actual mattress or if it was a sheet over a boxspring. It was the most uncomfortable bed I’ve ever laid on. You hear EVERYTHING in the rooms unfortunately..including the doors that slam shut throughout the night.

We were given a faulty key and when trying to get into the resort we kept being met with locked doors. After 30 minutes we finally found a worker coming down. The hike to the front of the resort from the townhomes is far.. we didn’t want to have to walk all the way around at 10pm for a key.. we were given a new key and was told that the worker must come to our room with us to get the other key.. didn’t make sense but no problem..

Lastly..Both nights we went to go to the Encore swim up bar.. the first night by 9:00 it was pitch black. We asked what was going on and they said they felt like closing since traffic was slow.. that was a bummer but we made due. The next night, we went and sat for a drink.. within 10 minutes the last call was made and we were told they were closing down.. it was 10:00 on a Friday.. website says open until 12:30??

This place has incredible photos for what it actually is. The price is outrageous… if you’re looking for a place to crash I’d get a regular motel for $60 a night.. it’s about the same. If you’re wanting a resort.. this isn’t what you have in mind.
