Katy House Bed & Breakfast — Hotel in Smithville

UDPATED 12/10/2024: I thought I should do an update on my review as my last review was about three years ago. Since that review, I have returned to the Katy House plenty more times. I've lost count how many times I've stayed now. I've stayed many times this year and up to a week each time. Believe me when I say that the Katy House just gets better and better!

I have now stayed in four out of the six rooms available. They each have their own unique personality and charm. I love them all really. Tiffany, the owner, has thought of everything to make the stay for each guest absolutely perfect. The beds are very comfy, and I even love the decor in each room we've stayed in. The rooms are always very clean as well. I also like that the Katy House is not cluttered and old fashioned like many B&Bs tend to be these days. The Katy House has a very modern feel.

Breakfast is still amazing and is still the best breakfast I've ever had. Breakfast at the Katy House even beats the breakfast at any restaurant I've had as well. Tiffany is such a sweetheart to make sure all dietary preferences and requests are honored. You won't leave hungry after a breakfast at the Katy House, that's for sure! The jalapeno cheese grits are so good, and this is coming from a person who doesn't normally like grits. My husband isn't a big pancake guy, but he always craves Tiffany's blueberry pancakes when we go. The maple bacon and the jalapeno cheese sausage is also so good! Tiffany seems to use quality ingredients as well and doesn't cheap out. My husband also loves the pecan coffee there, and normally, he is also not big on flavored coffee.

Tiffany does everything she can to make each and every guest feel welcome. She wears her heart on her sleeve and goes out of her way to make sure everyone is happy and well looked after. She comes across as very genuine and makes you feel like you're part of her family whilst staying there. She is one of the kindest people around. Her husband Joe usually helps out on weekends, and he is also very sweet and down to Earth. He and Tiffany are great people and are fun to have a chat with.

The other staff members at the Katy House are really nice and always seem happy. They're always smiling when I see them.

If you're looking for a little slice of paradise, look no further than the Katy House. If you are after some quality rest & relaxation or just a romantic getaway, the Katy House is where you'll want to go. Trust me, you'll definitely want to come back!

My husband and I have stayed at the Katy House four times already since 2019. We keep coming back. There’s nothing to dislike.

The location is amazing! You’re a couple of minutes away from Main Street and all the shops and restaurants.

The house itself is gorgeous! We always stay in the Texas Special room because we love the balcony. The room is also very spacious. Plus, there’s all the little personal touches such as cold drinks in the fridge to just name one. The room is always very clean. (I also really love the porch swing outside downstairs by the front door.)

The breakfasts each morning are to die for! They are so good and scrumptious! They will leave you full for the whole day! I don’t think I’ve ever had such a good breakfast anywhere else, not even at a restaurant.

Shelby was the one there to greet us when we arrived, and she was such a sweetheart! She wanted to make sure we were all taken care of and comfortable, so big kudos to her for making us feel welcomed when we arrived and throughout our stay.

Tiffany is also a sweetheart. We loved talking to Tiffany throughout our stay. She makes you feel like you’re part of her family. She’s very accommodating & will go out of her way to make sure you have the best stay possible. She always seemed to be happy to see us.

This is an absolutely amazing establishment. Full Stop. The quality of customer service you receive at The Katy House is absolutely top notch. Don't be fooled into thinking that this is just another glorified vacation rental that can be found on Airbnb. The Katy House is an ACTUAL Bed and Breakfast. Each room is unique yet equally charming, cozy, welcoming, and warm. It is something that has to be experienced in order to truly appreciate the effort that went into everything. The beds are extremely comfortable too! Everything is clean when you come in, honestly it feels like you are coming to a place you wish you could call home, but are thankful for the time you have to stay there. The porch is perfect for sitting, with several rocking chairs and a swing, along with a sitting area outside each of the cottages. Each morning you have the opportunity to eat a home-cooked breakfast in the dining room around a big table with other the other guests (if you choose) just as it should be in a real Bed & Breakfast. Every time I have stayed here I have had the opportunity to meet some amazing people and it has honestly made my stays even more special. The breakfast itself is many times made by an executive chef or the owner herself. I always take a picture of it and make my coworkers jealous later when they sarcastically ask what I ate for breakfast that morning haha!

The main draw of The Katy House are the people who operate it. You will NOT meet anyone more kind, considerate, cheerful, enthusiastic, and friendly people. They have an amazing heart and genuinely welcome you and continually give of themselves to make sure that your stay is wonderful. I considerate a Blessing in my life to have had the opportunity to get to know these folks. I will continue to stay at The Katy House for as long as it remains in their capable hands. If you’re searching for paradise and/or wondering if paradise even exists, I can tell you that it does, and it’s at the Katy House Bed and Breakfast in Smithville, Texas.||I have stayed numerous times at the Katy House since September 2019. This year alone, I have stayed numerous times up to a week at a time. That’s how much I love this place. It is my home away from home. So far, I have stayed in four out of the six rooms available. This last time, my husband and I stayed in the Conductor’s Cottage and fell in love with it! Each of the rooms has its own unique charm and character. The rooms are all well decorated, clean, and well maintained. Just when I think that Tiffany (the owner) can not possibly make the rooms (and my stay) any more perfect, she surprises me and makes each stay better than the last.||The beds are incredibly comfy as are the sheets. There are plenty of pillows in the bed, and they are all fluffed up nicely. You will definitely want to stay in bed longer than normal just from how comfy the bed is.||Breakfast is still amazing. Even though I don’t like grits, the cheese and jalapeño grits that Tiffany makes are so good! They are the only grits I eat. My husband doesn’t really care for pancakes, but he always craves the blueberry pancakes that Tiffany makes. The maple bacon and jalapeño cheese sausage is also so good too! You can definitely tell that Tiffany doesn’t cheap out on ingredients and that she cooks with love.
