Quiet, laid back timeshare/rental resort property with an outdoor pool, tennis courts, and across the street to the beach. The property is close to the shops and restaurants; probably about a mile or two. Our 2nd floor studio room was an average size but it had more than enough room for us. It included a small kitchen with fullsized stove, fridge, microwave, pot, pan, utensils, glasses/mugs, coffee maker (need to bring your coffee), dishwasher (soap included), flat screen cable TV, queen bed, pullout couch, small table with four chairs, updated bathroom with stand-up shower, and private, ocean view balcony with a small table, chairs, and lounge chair. There aren't too many electrical outlets, so keep that in mind. The staff was polite and helpful. Check-in is technically 5:00pm but the front desk said we could park on the property, stay at the beach, and as soon as out room was ready, they would call us, which they did. The beach wasn't crowded , which was nice. The water was rough and there are no life guards, so you have to be careful. The property doesn't have elevators but the stairs are outside and not difficult to walk up/down. The room's decor is a little dated but it was clean for the most part. However, they need to clean the vents and I suspect the AC filer too, which, by the way, worked well. I stayed during the peak summer season, so the cost per night was much higher than the non-peak time. A minimum stay is not always required in the summer, so call ahead. Compared to similar properties in the Montauk/Hamptons area, the price wasn't as outrageous. The property has a quiet policy after 10:00pm, so it's a good choice for families. For convenience, there is a small supermarket and 7-11 close by. I would definitely look to stay at Beachcomber again.

We return to Room 431 every summer, and it never fails to be the perfect setting for our family getaway. The highlight is without a doubt the panoramic ocean view—we’ve been lucky enough to spot humpback whales and dolphins right from the balcony, an experience that never gets old. The room itself is spacious and inviting, with a new king-sized bed that feels like sleeping on a cloud. Our kids love the sofa bed with a memory foam mattress, which is just as comfortable as a regular bed. The property’s amenities make our stays even better. There’s a pool for relaxing afternoons, a sauna and gym for unwinding or staying active, and best of all, a private beach just a short walk down a quiet path. It always feels secluded and peaceful, far from the crowds of the busier public beaches. Overall, Room 431 strikes the perfect balance of comfort, convenience, and breathtaking views. It’s a spot we look forward to returning to year after year, and we highly recommend it for both couples and families.

We stayed in the hill house suite with family for a long weekend and it was absolutely perfect. Very family friendly, they even had an outdoor movie night. My kids didn’t want to leave (neither did I)! We had everything we could have needed, it was very clean, staff was so nice and helpful. Short walk to the beach and an easy walk into town as well. We can’t wait to come back!

We stayed in the hill house suite with family for a long weekend and it was absolutely perfect. Very family friendly, they even had an outdoor movie night. Our stay was terrible. The decor was dreary and the room itself was rundown and definitely not clean enough for normal standards, and especially not with covid. As soon as I waked in I could see a piece of hair on the flowers on the coffee table (and found more as I looked around) and I closed the door to see disgusting fingerprints on it, and a shoe print on the wall behind. When I went into the kitchen, there was grease and grime all over the wall next to the stove and fingerprints on the fridge and microwave that could easily have been wiped down. Did the cleaning people just vacuum and change the sheets? I hope even that much. The bed was god awful. The most uncomfortable bed I’ve ever slept in. I woke up in the middle of the night to my mom next to me sleeping sitting up against the wall. Absolutely horrible and so disappointing. Curtains to the balcony were moth bitten with holes. We could see that both rooms next door to us were SO much nicer, and this room goes for almost $400 on a weekend? Absolutely insane. We come here every year, this being our second trip this summer. The first time around had similar issues with prints on the doors and just not as clean and gave it another shot. It’s a great location but will consider staying somewhere else in the future if it doesn’t...

We have been to Beachcomber many times over the past 30|years. The staff is friendly and great and the rooms are clean and well maintained. There is an outdoor heated pool, gym,sauna, tennis courts and corn hole. |The hotel is located close to|town and has easy|access to the magnicent beach just across the street. |You can hear the ocean waves at night from the deck !|For this stay we were|celebrating a special|anniversary and brought our adult children. We stayed at The Hill House and rented the 1 bedroom /1 bath unit for me and my husband and the 2 bedroom /2 bath unit for my adult children. The units are attached and each has a full kitchen, living room, pull out couch, fireplace ,decks. We had plenty of room for all|of us (6 adults ). It was like renting a house near the beach with all|of the advantages of staying at a hotel including daily housekeeping. |One night we ordered take out lobster dinners from Hooked and we had a an outdoor dinner on the deck. |Our vacation was memorable and Beachcomber was the...
