Emerald Pointe Resort HOA — Hotel in Upper Grand Lagoon

I rented a 1b/1b condo from Emerald Point while stationed in PCB. The rent amount was low and thus attractive, and I understood that I was not going to be getting the most up to date or the most luxurious accommodations.

That being said, after several months of living there, the build-in cabinets started spontaneously developing aggressive mold. The drawers where it was most prevalent were only filed with blankets and clothing, nothing that would cause mold to grow at such an alarming rate. After the cabinets were cleaned and treated, the mold came back in the same areas and it was determined that the foundation under the condo was collecting rain water that could not evaporate. The Landlord came to replace the cabinets but by that point i had already lost clothes and uniforms that were not recoverable.

Then, when I received orders to PCS (Military Move), I informed my landlord I would need to break the lease in accordance with the SCRA/MLA, but she was insistent that the security deposit would not be reimbursable because I had not given her 30 days notice. As any military member knows, PCS time is hectic and doing it during COVID compounded the issue. I deliberated back and forth many times with the landlord trying to get what I was owed, but in the end I chalked it up to a loss. Several months later I received a partial reimbursement of about 25% of my security deposit. On the notice I was charged a pretty hefty cleaning fee for you guessed it, mold, and for not giving the proper notice.

This place is hit or miss. I like the community. Very friendly residents, it's clean and the upkeep is great. The reason for a 2 star loss is because the community is very strict and the fines are ridiculous. I got fined for having a small utility trailer in the driveway overnight when we were moving in. My buddy in there, got fined for not having his cat on a leash while it went outside for literally 5 mins. He also got fined for having too many vehicles on his property because he had his truck, his wifes car, his can-am spyder, his moped and golf cart. All in his driveway but too many. I'm a homeowner at Emerald Pointe Resort and my family and I love it. The tropical setting is beautiful and well maintained. The neighbors are friendly and helpful, and the location is perfect. You're in the center of everything you could possibly want. You're 5 minutes from amazing restaurants, 5 minutes from the gorgeous beaches and less than 10 minutes to the new Pier Park.
