The positives: NO carpeting! I wish more hotels would upgrade to flooring that's possible to clean. One of the best hotel balconies we've ever encountered. Spacious, w/comfortable deck furniture that was clean and in good condition. The privacy walls between decks was awesome. Not to mention the view from right on the beach. You can hear the ocean waves from the room and watch the sunrise (and moonrise). The beach is just below your room. staff was friendly, helpful and welcoming, including the cleaning crews. The hotel is close to stores, restaurants, but is in a quieter location, so perfect on that! The area is generally more friendly than other towns in Maine. Wells residents, shop owners and others are definitely more welcoming to tourists. A refrigerator AND freezer that actually works! Thank you! The negatives: Price is comparable to other places, but they're all way too high. Bed was uncomfortable, lumpy and creaky. Definitely needs upgrading. Sheets had small stains on them, and there was a long dark hair on the fitted sheet when we pulled the upper covers off. I always bring my own bedding, so not an issue for us. Just covered it all up with our own stuff. No elevator. We were on the 3rd floor. They're not short floors, so the climb is steep. It was a challenge for hubby and me, and we hike regularly. Parking is at capacity, but we were able to find a spot, with one exception. The hotel staff immediately addressed it and we parked in an overflow lot half a block up. Minor inconvenience. AC wall unit is inside the wall cubby where you hang your clothes on hangers, putting them directly in front of the AC. The hung clothing blows around, but blocks the cool air from circulating. In-tub shower was narrow, curtain sticks to you when you're showering. Shower head was about 1" wide. Not enough water flow there. Very little space to put shampoo, etc. and nowhere to hang a washcloth. To be fair, this is the case with many hotels.

Read moreYou're on the beach, you don't have to cross the street or park and walk. You go down a flight of stairs and you're on the beach. And the best part?? There is sand and stones, so while Maine is known for their coastal rocks, you still get the beauty and walkability of the beach. The room was spacious and very, very clean. Impressively so for a place on the water. The rooms were also quiet, there was banging outside one more of someone trying to get in their room and I only heard it because I was already awake. The person I was with didn't even wake up, that's how well insulated the walls are. The staff are very friendly. The view and sunrises can not be beat. We didn't use the pool, because we went in late April so it was in the process of being filled. That would probably make it a bit louder during the day, as the pool is directly outside of the rooms, but that makes it easier to go to and from in my opinion. The one negative is I don't see it as being very ADA friendly, but if you're going with someone with mobility concerns I would recommend calling the office to speak with someone. They are so friendly I know they would do their best to help.

I'm updating this because within a years time between may 2021-may 2022 they've raised their prices WAY higher then necessary for the quality you get. The new floors, tv and mini fridge/freezers looked great, which was from federal funds of COVID I assume (added 2021). I hope they continued with updates otherwise this is not worth $1000-$1300 a night. The showerheads are awful there. Terrible water pressure. More then once we have found our things gone through by room service. Thankfully in 2021 that wasn't a problem since we asked them not to enter our rooms. We had a choice, which was nice (full service, bucket service or no service). Parking here is TERRIBLE. Each room gets one parking spot which is fine, until other guests try to break the rules (and someone/someone's ALWAYS do) and you end up with no spot. Or no spot for at least an hour or two depending on the tow truck and playing find the unregistered vehicle. This place is in a nice location, safe and right on the beach, but with the prices going up and the services staying the same, it makes no sense.
