I really wanted to like living here but unfortunately there have been very few positives with this apartment complex.
Firstly, it is the only apartment in my 10 years of renting that has NOT covered a single utility service. Not only is this place more expensive than it needs to be before utilities, but there are non-optional utility fees that are forced upon the residents. You have to pay water, sewer, gas, electric, a monthly bug spraying fee, a fee just to receive a utility bill, an extra fee for paying with a credit card or direct deposit (they do not allow you to pay with check which is illegal to not have an option that doesn't impose a fee on you just for paying rent, can't wait for somebody to have a lawsuit for this), and you are double charged for trash - you have to pay city trash fee and pay for this ridiculous service called Valet Living that is $25/month that is not optional (all it is is a door trash pickup service that is incredibly unreliable).
The apartments are incredibly old and out of date - there is no microwave or icemaker, the rooms are incredibly drafty (they will not replace the thin windows they will only install insulation that falls off after a day).
The complex is not a smoke free complex. It seems like almost everyone who lives here smokes and even if you do not smoke, your apartment will still smell like smoke. I am paying ~$1300/month for a small single bedroom apartment before utilities, the least that I could expect is a non-smelling apartment.
Noise - the complex is incredibly loud from all the street racing on Tramway and Montgomery so good luck trying to sleep. Additionally, residents here are extremely inconsiderate of quiet hours. People will be outside till midnight partying or even have their kids outside playing past 10 PM. The apartment complex does not take noise complaints seriously and their only response anytime there is a noise complaint is to call the courtesy patrol who rarely shows up on time to actually do anything.
Trash - I routinely have to pick up trash outside my apartment. Be it paper, cigarettes, food wrappers, you name it. Also pretty common to see dog poop in the common areas of the complex.
The only nice thing about living here is the pool which they keep pretty clean, and the staff is generally nice, but overall this place is a huge rip off. The quality of living for how much I am paying is incredibly disproportionate. I would be a lot happier if rent was a couple hundred dollars cheaper or if they covered any utilities. That would make dealing with the other issues somewhat better.

Read moreI have lived here for over a year, and first off, I want to say that the front office and maintenance staff are amazing. They are diligent, timely, and friendly. The property is in a prime location, with a walkable grocery store and various food options nearby. The surrounding neighborhood is quiet and safe for walking during the day.
While the sports bar across the street can get a little loud occasionally, it’s never been disruptive enough to affect our sleep or comfort. We really love the proximity to our favorite places around town, including the Air Force Base and the shops along Montgomery.
The unit itself is nice compared to others we viewed. While some may have complaints, I don't think I've ever been in an apartment that didn't have any issues. Compared to most, we have very little to complain about. The pest control is excellent; I always request extra spray around the lights, and we have never had a pest problem.

Any issues with neighbors are handled professionally by courtesy patrol and the front office, though we haven’t had many problems.
The water pressure is great, and the dishwasher, fridge, and stove have functioned without any problems. The air conditioning works well, it could use a bit more airflow but is still enjoyable and keeps the place cool, even with the sun hitting it most of the day. But that is coming from someone who typically prefers a very cold environment with constant air flow so I can say that for the average person, the AC is fantastic.
Life here is quiet and pleasant. We feel blessed to have a great apartment with plenty of storage space, easy access to the laundry room, safe parking, a great location, amazing staff, friendly neighbors, and well-maintained areas for my dog to play. We often hear kids playing outside, which shows it’s a family-friendly place. I always recommend this place to anyone who asks.
The valet trash service is a huge plus. In the past year, they’ve only missed a handful of pickups, which is totally understandable. It’s been especially helpful when I was injured and couldn’t carry things down the stairs. The pool is always clean when open, and the front office regularly hosts community events, which adds a nice touch of connection among residents.
Overall, it’s a great place to live. While no place is perfect and there will always be quirks or occasional sketchy neighbors, we are happy with our value, lifestyle, and the sense of safety we feel while walking...
Read moreWe recently moved from these apartments. These are decent apartments. We moved from out of state sight unseen and found them acceptable.
Good: -The apartment itself is in decent. Located nearby many grocery stores, schools, a gym, and the tramway multi use trail, which is awesome for exercise. -Speaking of schools, it’s located in a good school district. -Depending on your apartment you can see the mountains. -The grounds are kept clean overall. -The apartments themselves are generally quiet. -Maintenance will come as expected which is nice. -They hold apartment holiday events. -The ladies in the office are nice and not difficult to talk to. -The neighborhood of houses nearby are nice for a stroll.
Not so good -You pay a mandatory trash valet fee for a valet that never comes which feels like a breach of contract that we have to pay for this. -Never saw security here ever. -Speaking of security, depending on which side you are on, you are nearby a bar. The police came a couple of times for shootings, we think related to the bar, but still too close for comfort. We found shell casings next to our car once even. If I recall correctly there was also a shooting or two at the car wash nearby. -You pay all utilities, nothing is included (reminder about the nonsense trash valet above) -We requested pest control to come once or twice, and was told they would come, but they would never come. I never saw them. Just stopped asking. Like trash valet you pay for pest control too. -The laundry room is WiFi operated but the service is terrible and extremely spotty. You can try counting on having a wash, but the system to go offline and now you can’t dry and the machines are not coin operated at all… we eventually just started driving to a laundromat. -Car was broken into and license plate stolen not long after moving in - you are still on Montgomery and should take precautions to leave nothing, and I mean nothing, in your car. You will hear a lot of street racing on Montgomery at night.
Overall I can’t say I hated it. I would really give it two and a half out of five. There just are positives and negatives and it’s hard to swing it rather way as great or terrible. It was a decent stay on the fine days, but it does leave something to be desired.
