I have been living here for almost 8 months now and I am absolutely grateful for Chelle and Monique's exceptional management of this property and service to their tenants. Since applying, these ladies have went above and beyond to accommodate our family.
Things we love: The property is well kept and maintained!
Updated amenities and appliances (things you don't know until you live here...bath tubs are slip resistant, sink water head flows and sprays, microwave has fan on it to cool stove, and bath tub curves - allowing for you to rest at an angle when bathing)
Maintenance is timely and effective.
Altogether nice apartments that offer comfortable and quality.
Some drawbacks about living here that is beyond their control:
The parking is limited, which can be problematic if you have children and have not purchased garage space (as we did not). We did rent a carport, which is definitely beneficial, but it took a while for one to become available. Walking long distances with kids and groceries at night is not ideal.
Not a big deal, but there is a dog park, however, there is not a park for small children. The neighboring complexes have parks that I envy, of course, lol.
Not being a native of TX, I do not know if this is common or not, but there are not screen doors at entry points, so if you want fresh air to breeze through the house, opening windows is the only option, unless you are okay with your door or patio door being wide open. Also, there are not doorbells. I find this to be odd here and at the last complex I lived at.
There are gaps above and beneath the doors allowing access for bugs or outdoor debris. For instance, when the exterior of the building was cleaned -- a lot of dirt and sand blew into our home even though our doors were completely shut.
The community is gated, but guests must be admitted either using the code to the gate (which means it must be shared), or you have to literally go let them in (as there is not a call system in place). I do believe a new system is being installed.
The property notes that there is surveillance, but I am not so sure how this system works or what footage it gains given a strange occurrence that took place, not worth mentioning. It would not deter me from moving here if I were seeking.
Smoke detector literally placed almost above stove. We literally can boil water and the alarm sounds. This is super frustrating and horrible design.
No elevators, so plan to hike if you are on the 2nd or 3rd levels.
Last, we need a 3BR but the prices are simply too high. The owner needs to readjust them and create a system that honors the prices listed when you are searching for floor plans on the main site. The rates for a unit fluctuates according to demand (which, again may be a TX thing, this is not true to where I am from). So, for this reason - we will be moving once our lease is up, although it took us a while to reach this decision because we truly value the quality service we have received from the leasing office AND maintenance (not to mention, they do excellent jobs too! Everyone is on point... oh yeah, I do think Chelle and Monique could use another person in the office to assist them. They often seem busy and overworked, but they smile anyways and make intentional efforts to provide top tier attention to all of their tenants).

I donāt want to erase my Four-Star positive review on your service from last year as I would like to recognize what you did to finally solve the problems. However, I am really frustrated with following up with you on and on and learning again and again that you didnāt get a chance to take care of my one simple and reasonable request. (I know that I , as a resident of Riverside Apartments, might be ignored again, but at least I keep trying to communicate with you. It is totally up to you on how to respond to your customers)
It is the time again to decide whether to renew the lease or to move out. You require us to provide a 60-day notice in advance if we are moving out at the end of the lease term; otherwise, we will be charged for extra rents. To me, it means that I need to make the move-or-stay decision by 07/01/2020 and provide you the notice if I decide to move. However, I am not given access to the resident portal for checking the renewal lease prices.How can I make the renew-or-not decision without knowing the prices for different lease terms? I have been following up with you for two weeks via several phone calls, and you said you I didnāt get a chance to give me the access each time.
Is it a difficult task to give me the access? Actually not. My prior roommate moved out, and we both notified you several month ago. I become the primary resident since then. You simply need to change the primary resident from my prior roommateās name to my name. I addressed this issue to you through the portal but got no response. Then I called your office to address the problem since two weeks ago, and I am still not able to get full access of the resident portal as a primary resident now. I couldāt even get access to my current lease contract after actually being the primary resident for so many months.
If you donāt value a customer who always pays rent on time and only send one simple request annually (for renewing issues), then I couldnāt see what kind of customer...
Ā Ā Ā Read moreCame in for a tour and some more information and was instantly greeted with the sweetest, most lovely woman, the manager, Monique. From the moment we walked in, she instantly made me feel like i was at home with her warm hospitality and bright smile. She had such a kind attitude towards us and was very welcoming. She showed us around her property and it was absolutely beautiful, well maintained, no trash anywhere, very quiet and peaceful. She kept mentioning how wonderful her staff was and i love that she was giving recognition to them, because they truly deserve it. Unfortunately, they did not have any units available for the day i was looking to move in, but she told me about their sister property right down the street, and called the manager there for me to see what they had available. This was such a kind act because most apartment complexes will not tell you about other places, but Monique took the time to help me find a good place to live since i couldnāt stay at her property. After the tour, she also gave us some popsicles since it was 100° outside and she told us even if we donāt live there, we can always just stop by to enjoy a popsicle and visit with her. She also gave me her personal number so if any other apartments i looked at said anything that was questionable, i could ask her. This truly meant the world to me because it made it seem like she actually cared about me as a person and wanted what was best for me, rather than just trying to get me into her complex. Once we were done getting information and our tour, she gave me a big mama bear hug and it was so sweet. Iām still pretty young and this is my first time looking for an apartment outside of student living, and i really needed help and guidance like she gave me and my friend i couldnāt be more grateful. When you have an apartment manager this nice, you know itās a wonderful place to live. Thereās a reason this apartment complex barely has any bad reviews, and i truly believe itās because of Monique and her wonderful staff at Riverside. Thank you...
