I don't typically leave reviews, especially if I am still fresh to a new place. However, I wanted to hype this complex up. I moved in June to a 2 bedroom here at IMT Cornerstar. I have had a lot of silly questions, and everyone has been so kind with answering whatever I need. The apartment is beautiful! The previous tenants (or somebody else, I dunno) had painted my bathtub with regular paint and I ended up having to get it resurfaced. The team at IMT has been very quick with processing my maintenance requests (there will always be something when you first move into a new spot). They've been able to replace the dishwasher, resurface the bathroom, and fixed a couple of other little things. Jake has been the person who has handled a lot of my requests, and he is very kind and personable. He worked hard and was easy to have casual conversation. Leasing agents Maria, Eddie, and Charish have been wonderful at answering my many questions and scheduling with the outside vendor to resurface the bathroom.
Parking can be tricky at night, but honestly, if you choose to live in the city I feel like that's just one of those things you end up just living with. I have had to park pretty far from my building a few times, but mainly because I got home late at night. I have found some places that usually have a couple spots open if I come home late, and my walk isn't too bad (I'm younger though, so I don't mind walking). People usually understand if you need to temporarily park in front of the breezeway to load/unload, as we all have to deal with parking limitations. None of those things can be controlled by the people who work here, it was just poor planning on the company's end when it was built. It would be better if there were assigned parking spots, other than the carports and garages (which are limited). The buildings do not have elevators, which is frustrating, but I don't mind the exercise of walking up the stairs. If someone had physical limitations, I would imagine that there would be ground floor units that would be better suited to their needs.
People will leave their trash outside the compactors, which is more of a result of people not respecting others who have to deal with it. Whoever does the waste management is usually pretty good at getting it cleaned up. I wish this complex offered recycling, but it's not the first complex in Denver who hasn't offered it. I just save it and bring it to my parents' home as they have regular recycling services or take it to the recycling center here in Aurora. I feel too guilty to stop sorting out recyclables. That being said, the trash valet service is dope. I have to change my cat litter every now and then, and I just double bag it if needed, and they still pick it up for me even if it's a little heavier than normal.
Everyone who has come to visit has told me how much I upgraded from my last apartment and absolutely love my new home. I have two cats, and they love being able to run and wrestle in their new home. My plethora of indoor plants get a lot of natural light, as there are 6 ft windows in each room.
All in all, I am super happy with my choice to move here. I love all the trees and gorgeous landscaping. Cherry Creek State Park is super close, and there's lots of good shopping around here. The area is pretty quiet, and people are generally kind and respectful. I love that there's kids and animals around - it always feels more home-y and lively. I'm a teacher, so I love seeing kiddos playing with their family members or friends just having a nice time outside - it's welcoming and happy. The pool area is really pretty, and the management is pretty good at keeping it maintained. I like to lay outside and read by the little park or pool, or hang out on my patio and listen to a podcast and just enjoy being outside. I look forward to...

Pros
The apartments are in a good location. There's plenty to do, you aren't dealing with Denver drama, and it was generally a quiet area. There's also the Cherry Creek trail that runs behind it with a nice stream to hang out around.
The staff is good about cleaning up around the complex buildings, especially after the snow starts to melt. People don't always clean up after their dogs but the staff does try to keep it clean.
There's valet trash and 2 dumpsters on site. This made it pretty convenient to throw out trash. (I'd ensure though you ask for an apartment away from the dumpster bc they smell bad in the summer)
The office staff was always quick to respond to emails and phone calls. I never had a issue getting ahold of someone, even once when I called at 3am for an emergency maintenance request, much to my surprise there was someone in office who answered me.
The pool was okay. It's your standard apartment pool.
The gym is pretty nice. If you're looking to get your general work out in, this gym covers it. If you do more specific work outs you might still be able to use the equipment here, but there's also a 24hr fitness within easy walking distance.
Maintenance generally was quick to address small problems. The maintenance team were all pretty friendly guys in my experience.
Cons.
Parking is a circus. If you live in a building on the side with the leasing office? Good luck if you're parking anytime after 2pm. Especially in the summer. People all park around for the pool and its a nightmare to deal with. There's constantly cars without parking passes and towing rarely happens. People will park over lines to save a spot for someone else as well.
The snow clean up is a joke. They hire out snow removal and clearly went with the cheapest bid. You also need to be extremely careful if you have dogs as they salt tf out of the door ways and use salt dangerous for animals. You often end up playing slip in slide in the parking lot just trying to walk to your car, and often the snow removal company further traps your cars in snow rather than be smart enough to push the snow away from cars. I had to dig out my car numerous times.
Drainage in the parking lot is also awful. Any heavy rains and it completely floods out. I always wondered if my apartment would end up flooding from rain. It never did but I wouldn't be surprised if it eventually happens to people on the first floor.
Any special maintenance issues? Good luck getting it fixed or fixed properly. My ceiling was constantly leaking into the back bathroom from the ac drip pan. The rust stained the floor and shower. It took 8 maintenance request and 2 different vendors for them to finally replace the drip pan. The guy they use as their general "everything" vendor is useless. The second vendor that came in, when he tried to remove the drip pan it literally crumbled in his hands as it was so rusted through. He also stated the AC needed replaced but the complex refused to do so. Summers were miserable as only one side of the apartment would cool down while the other side was always 10-15 degrees more. Anytime I put in a ticket on it all I got back was "we cleaned your vents it should be fine there's nothing else we can do"
My washer also had to be replaced soon after moving in. Well, they forgot they had ordered a replacement washer and for weeks I was without one. When they came in to look over issues the dryer was having and I asked about the washer replacement, turned out they had the washer the whole time and just forgot about it. The dishwasher also had to be replaced but was installed incorrectly and I constantly had to fight it.
For the price and location it isn't the worst complex I've lived in. I've definitely dealt with worse. But if you can afford better I'd suggest...
Read moreI have lived here for a year and a half and have zero complaints about the complex. After reading all of the other reviews, I decided I wanted to share my experience, which is pretty opposite the complaints.
The trash service has shown up every day that they are scheduled to (no Friday or Saturday pick-ups). Yes, it's a bummer that we have to pay for this even though we live right next to the trash compactor, but it's included, so we utilize it.
It seems that the residents are the careless ones when it comes to the compactor. Living across from it, we see people dump furniture on a weekly basis (along with boxes of things that they could easily take to goodwill (which is 2 miles down the road), even though there are signs that say "no dumping", leaving it for the maintenance team to break down, or find a way to deal with. And the one time the compactor broke (for one day I might add), the complex put a sign on the door asking to use the other compactor (which is across the complex, so yes inconvenient, but still doable) the residents PILED trash all along the edge for the maintenance team to deal with, and for those of us who live by the compactor- to smell and look at.
Every time we have filed a maintenance report, it has been quickly fixed. The maintenance guys are nice and always friendly towards us.
If your sink smells like rotten eggs, you should probably run your disposal, or get one of those "Plink Garbage Disposal" fresheners.
When we moved in, they told us that the gates don't close and that they stay open. I guess this is because of all of the issues that others had complained about, but we were informed that they don't ever close them.
In regards to bills. We are very frugal and don't run our AC at all. But we do run our heater in the winter. Each bill individually has never exceeded $70 (and $70 is our AUM and is the most expensive bill we have). If your bills are high, that's your fault, not the apartments (unless something is broken in your apartment, which you should call to have fixed anyways).
As far as the price increase every year, they bump your rates up to market price. This was hard for us to understand when we first moved here (in Texas, if you resign in a certain amount of time, you get to keep your current rate), but it's how every apartment in CO, that we found, does things.
The apartment is in a prime location. Cherry Creek Trail is right behind it, and the Target shopping center is in walking distance. We got a gym membership at 24 hour fitness and walk there everyday (5 min walk tops).
My only complaint about the complex has nothing to do with the Coyote Ranch staff or building upkeep, it has to do with fellow tenants who do not respect that other people live there. (ex: our neighbors let their 3 year old play on the porch from 4-7pm and he screams at the top of his lungs for those 3 hours. The people above us have zero awareness that people live under them and thump around all day and night. It sounds like they are bowling and literally hitting the floor over and over again with a drum stick). I have seen people come in to the office and yell at the staff for running out of food at a resident appreciation event. This event started at 530pm and this man was angry that there was no food at 7pm. (That's your fault. You should have showed up earlier)
In general, if you treat others with respect, they're going to treat you with respect as well, and things are going to get done. We have loved our time living here and have zero complaints as far as the Coyote Ranch team goes. We live in a one bedroom with a study and it feels like home.
