Mai Tai Village — Local services in Conway

Basically what Mai Tai does is lure you in to buying a cheap mobile home (not even really that cheap),moving in and then raising the rent yearly or adding charges for services like "fertilizing turf" or "trash removal". First, lawn maintenance is very basic and they do not fertilize anything.(not that I want chemicals sprayed around my house anyways but don't bullcrap the community)

Second,trash removal is lazy.your trash must fit inside of the trash can and it can't be too heavy or the workers won't even try. You have a microwave to dispose of? Forget about it.itll sit on your from lawn for months before management sends you a letter saying to remove it.

Management is full of worn out people who can't even crack a smile to save their lives.theyve been here for so long that theyre basically robots programmed to shoo away residents that come forward with real concerns. Park manager isn't the most friendly man in the world.he works behind the scenes and sport a big old frown on his jaw.never does he integrate himself with the community or residents.its probably better to stay that way,he knows the type of people that live in this neighborhood.

Management have seen customers ("residents") come and go and they're used to it but to those that have resided here for long years get awarded with the a preference medal to wear in their faces and display as if worthy of honor. If a long time neighbor has a feud with you and wants you out,usually the one that has resided here the longest will win and someone will have to go even though we all pay the same lot rent.

Got a complaint to make to management? You better know the manager himself or someone who works close to the manager because you will basically get told "we will deal with it,go home". But in reality they never deal with it unless it's convenient to them.you can nag all you need baby but you won't be heard around here unless you got some seniority.

Gated community is a joke.theres probably no better joke than mai tai security or gates. On the entrance banner it'll display that it's a "safe gated community" but right past that welcoming banner you see the gates that have been broken again an again and AGAIN. By who? Who knows.probably outsiders trying to come here and buy some heroin. Could it be done by the communities own residents? Wouldn't doubt it,since management will not give you a gate code to type in at entrance.rhey will want you to buy a card or a remote for 20$.each. 20$? For what? For the one week of the month that the gates are operational?.

Mai Tai village has policies that very well remind me of a 55+ community. such as!pool rules which states that you cannot dive in ,jump in,wear anything but beach shorts,no floaties ANYWHERE near the pool,no splashing water,no noise,no beach balls. They have a kiddie pool which is about a foot deep that serves not only for babies to play in but also for the 1,000 mai Tai stray cats to drink water from and bathe in.

Sure you pay 630$ for your lot a month and it sounds cheaper than an apartment. Sounds like freedom right? You bought your trailer home that you now own and you pay for the lot.paying and assuming you have some type of freedom to at least roam around the lot perimeter that you are RENTING. Wrong! You cannot leave any objects of any kind outside.theyll either be stolen or management will consider it an "eyesore to neighbors". It's hot outside right? Why not walk outside shirtless to enjoy the September breeze? BECAUSE YOU CANT.NOT ON THIS SIDE OF PARADISE MY FRIEND. A letter from the office will be delivered to your doorstep to notify you of the crime you're acussed of. Neighbors complaining about a shirtless man running loose around their house will be the Mai Tai Jury case. Some people are worried about their kids seeing a shirtless man outside. I say HBO late night doesn't start that late at night and if you're worried about a man shirtless outside watering his garden then you're probably part of the 50% pedophile...

I have lived here since 1999!! This place is awful!! I have watch management come and go other residents come and go, the staff doesnt have 2 follow the rules! We are not suppose to feed strays and or animals outside but one staff member haa about 20 cats that she feeds outside! Also you are suppose $20 a month for each pet u have. We also pay for garbage pick up , but the garbage company says what they will n wont pick up!! Its crazy they wont even pick up a t.v. I cant even let my 9 year old outside alone! Between the young kids in their Hondas speeding through out the park, or you get the ones blasting their bass at all hours of the night!! Want drugs?? Can find some on every block!!! Its amazing at how many drug dealer's live here but yet they are not suppose to allow felons to live here. The "GATES" For this supposed gated community is a joke!!! They are supposed to b closed at all times except during school hours so like 6am to 8am then from 2:30pm to 4pm but they always seem to be open or broken! Lot rent goes up 15 to 20 dollars every year. Got kids?? Got a new born?? Want 2 go to.the pool think again!! No flots allowed or balls or anything u can have fun with! All u are aloud it so swim like and old person do laps. Our infant babys can't get in the pool unless u plan on carrying the baby the whole time u are at the pool!! When i tell u no floats i mean no floats i bought my baby one of the Floats he sits in and i was told i was not aloud to have that float in the pool either! And that if i did bring it in i would be asked to leave the pool area and would not be aloud access to the pool for about a week!!! The HOA is a joke!!!! I could go on and on about how crapie this place but i think u get the idea. If i could move out of here i would good luck to any and all who plan...

Definitely the worst place to live. They will find every and any reason to "evict" you and their office management is horrible and horribly rude. I miss the old management and I have lived in the park for over 20 years. Never bothered anyone, everyone watched me grow up. On top of that they love to change the rules on you where you can't have any guest in the pool, gym, or accessed areas where you would love to bring family from out of town and so on. Nope, if they are not verified residents of the park you are not allowed to bring them. Unless you are old with a lot of money where people can take care of the things you need such as pressure washing your house almost every month, or weed eating your lawn every week (which they sent us notices that we don't havr to do it but guess what, you do.) and that's only for the front of the park... if you go to backs there's so many homes that have been so horrible maintained but it's okay. I do not recommend living here anymore. This community went from great, to garbage. Oh let's not forget the shoots outs you'll have in front of your homes from time to time. Or how the gates are always broken and they love to waste money on that. Oh wait, you'll love to waste money on that because rent goes up every year by at least $25-50. On top of that the lawn service and bug service you pay for is worth nothing. My recommendation? Don't live here. The office staff are very...
