I live in FL and my sister (owner of the home in Dumfries, VA) passed away Feb 21, 2023. A friend of my sister recommended contacting Kristin Burns, REALTOR® of CENTURY 21 Redwood Realty | 5199 Waterway Drive, Montclair, VA 22025 | Office: 703.580.0880 as she had worked with her husband Joe for a number of years. After arriving at my sister's home Feb 27, contacted Kristin Feb 28 to see about starting the process of selling the home as it was in the Family Trust. Due to having to go to Probate for portions of my sister's estate, the sale was not able to be accomplished until starting mid Jun 2023 with sale finalized Mon Jul 10, 2023. Did not know about Kristin until my sister had passed and was then recommended. But those items (about realtor integrity) did become very important as the weeks and months passed as Kristin displayed great kindness and patience toward my situation as I was navigating through this process. Did not anticipate the home to sell as quickly as it did. When the listing went active online Jun 22, the first appointment at 11am turned out to be the new buyers of the home. Was pleasantly surprised and grateful for such an unexpected outcome. The quick sale of the home was due to Kristin's expertise in knowing what would need to be done in getting the home in the best condition possible in preparation for sale. This included getting the home deep cleaned after the Estate Sale concluded, then having the interior repainted, rooms recarpeted, items needing repair taken care of, and the install of the new roof as part of the closing. Also, the staging of the interior of the home was exceptional and no doubt contributed greatly to the prompt sale of the home. Really appreciated Kristin's knowledge and contacts of all the appropriate entities to expertly handle the various aspects of the home quickly that needed to be addressed in preparation for the sale. Due to the lengthy time period between my sister's passing and actual sale of the home, was very grateful to have Kristin representing me through this process as Realtor, especially displaying great patience since there was a lot of uncertainty during the early phases of the Probate process. Am not sure if a lot of other realtors would have been willing to endure such a long, sometimes uncertain outcome to the now successful conclusion of the sale of the home. Kristen Burns is absolutely amazing. She represented me in the process of searching for a home in the northern VA area (Reston, Falls Church, Vienna, Oakton, Herndon. I ended up purchasing a home in Reston, VA.

This was my first time buying a house and I honestly am so thankful I had her as my guide. Her knowledge of the home buying process absolutely blew my mind and was instrumental in helping find me the perfect home AND getting all my questions answered. For her, no question was dumb and she was able to provide me with extremely thorough yet understandable answers to my questions regarding houses, the housing market, the home buying process, next steps, etc. I want to touch here on a few things that really stuck out to me. One thing that really stuck out to me is how she tended to answer questions I did not even know to ask. For example, how old is the water heater? That is such a simple question I would not have even thought to ask but she made sure to either communicate that information with me, show me where I could find that information or reach out to the selling agent. I also had an offer in on a house with multiple offers which lead to a bit of a difficult situation. She helped me determine next steps and in what ways I could make my offer more attractive. Her suggestions are 100% what ultimately got me the contract and I am so incredibly happy I went with her suggestions. One last thing I want to highlight is her ability to go way above and beyond what I was expecting from a realtor. When I was setting up utilities at my house, I encountered a situation with my electric company in which there was an inspection hold put on the home. I had no idea what to do so naturally, I called Kristen. Not only did she help me figure out the situation, but she called a bunch of government inspection/ government electric departments and helped me figure out what to do. That is what you get when you work with Kristen. Someone who is knowledgeable, has so much valuable insight into homes, housing market and pricing, someone who will stop at nothing to help you get the home you love and help make sure everything is in order once you get that home.

Kristen was extremely on top of each of these portions of the home buying process. she was extremely accommodating of my schedule and worked with me to make sure I understood each step in the home buying process. At every step of the way, I know I was extremely cared for and was in the best possible hands. I am really lucky I got to work with her. She made home buying easy and is a model for what a good realtor should be like.

Kristin Burns is absolutely amazing at what she does. When we decided to sell our home in Woodbridge, VA, my husband said "Do we really even need to hire a realtor?"....wow, did Kristin prove him wrong! Her hard work and dependability through the entire process made it very clear to us just how important hiring an expert realtor is, and what a difference it makes! My husband has said over and over again, "I don't know how I thought we could do this without a realtor." She communicated effectively, explained everything clearly, and was always available whenever we had questions. It stood out to us how much she listened and valued what was important to us.
