We moved in August 2020. From the 2nd week, we have dealt with inconsiderate neighbors who would blare their bass throughout the day and into the night causing my apartment to shake. Leasing was notified but never did anything that provided documentation that downstairs was contacted. We were later told that during the day, residents can do whatever basically. We were finally told that we have a courtesy officer at the end of 2023. The officer did show up the times we’ve called and helped out. In the Fall of 2023, the pool area got shut down because of the “pool pump”. ALL residents were kept in the dark about the incident that happened with the firepit that caused the whole area to be shut down. The pool eventually reopened around March 2024 but the grills and firepit were still off limits. We were not compensated for not being able to use the main amenities. When I brought this up to leasing, they said “they aren’t required to be working”. we are paying over $2k for the apartment ALONG with the amenities. Instead, the apartment complex got an upgrade for the dog park after not even 4 years old…This was not needed. There were also 2 incidents happen back to back and we kept in the dark as well for those. One we found out due to it being posted on social media. You dont need to tell your tenants every single detail but you could at least make us aware you are handling the situation properly and not "pressure washing the pool deck so it will be closed last minute". Everything is also very last minute when it comes to events or food trucks which we rarely have anymore. We have had a constant turn around of employees. They also expect you to put in work orders for things that are OUTSIDE of your apartment (sidewalks and such) even if you go down to leasing and let them know of what needed to be done, you're still responsible to put in the work order. I was 1 week postpartum and slipped and fell while taking my dog out due to algae growing on the front sidewalk of my building resulting in a hurt back and neck. I emailed a picture to leasing and let them know. It was taken care of that day but no report was written or anything. I also shouldn't be the one putting in a service request as this should be routine property care. Now after Hurricane Milton, the sidewalk by the front lake is cracking and caving it. There wasnt cones or anything blocking off the sidewalk for safety for a month! Speaking of hurricanes, if there's any type of heavy wind and rain, it will seep through the balcony or front door resulting in the carpet in the living room to become wet. Mind you, I lived on the 3rd floor. It's not like it flooded. We've also had to have pest control come for ants. We keep our apartment clean but have had to get pest control out for ants quite a few times and whenever somebody moves in or out, we find a cockroach. I also RARELY see pest control outside doing routine maintenance which is how my dog has ended up with fleas in the past 6 months. Mind you, we've had him since we moved in. Nothing has changed with my dog. So make sure if you have a dog, get good flea medication. Most recently, our building's elevator broke for over 48 hours. We were left in the dark. I called 3 times to see what was happening and got no answers. This started Saturday morning. The office is open on Saturdays. I went in before I called the 3rd time to find absolutely nobody in the office or seen any golf carts around the property. We were in the process of moving out while another couple was moving in. Now the positive feedback: Hernan has been absolutely amazing in the time that he has worked here. He has gone above and beyond, actually remembers your name, and deserves a pay raise or a promotion. I haven't really interacted with other maintenance as much but they are very kind. Sam has also been helpful in the couple of months we've had him at the complex. After living here for over 4 years, we did not renew our Lease as this place has definitely gone downhill and lack of care. Good luck to anybody who still lives here or...

Once this management team cycles out and we have someone else in here great like our former management, it will be wonderful again! I could write such a long review, but I’ll leave it at the current issues… we pay for pest control, and living on the edge of the woods you would expect that the pest control sprays the outside of all buildings and all breezeway hallways, yes? No! I have come to discover through three weeks of teeth pulling that the pest control we pay for might manage to make it to 5 apartments in a set 2hr window every week, which can’t be changed for an appointment if you want to meet with them for questions or concerns, or just not have them spray while you’re gone and leave your pets to a stranger coming in. After weeks of miscommunications with the management team, I was sick of getting literally bit up every hour of the night by fire ants as they had infested my apartment through cracks from the shoddy construction job, the very first thing I noticed upon moving in (other than the literal pubic hairs on the bathtub because whoever was hired to clean the apartment before I moved in sent a replacement guy who must have been blind, so I hired my own cleaning person before moving anything in on day 1). So back to the shoddy job. Management is so terrible at any form of problem solving that after having the pest control guy we pay for come out and spray, I still had ants everywhere (after keeping every crumb in glass containers, mind you, for weeks). So I hired my own pest control and did my own seal ups because again, management can’t communicate their way out of a paper bag. Problem solved now, I’m seriously considering passing the $150 bill onto them. Our maintenance team has always been phenomenal, but management is trying to pick them off by pinning issues like my situation with the ants on them, and replace all of our former wonderful people with people they’ve worked with (read: can pay less) while they surely stuff their own pockets because according to everyone asking, “there isn’t room in our budget for that”….. oh, you mean that major hazard that could cause a death? Yeah. No budget. These issues won’t last because this management team won’t last with the heat they’re getting here. I bet folks from this community are complaining formally with ZRS management every day. Speaking of death, there was a woman who drowned in the pool, God rest her soul, and the management team not only failed to acknowledge it, but also IF they did a proper decontamination job, none of us ever heard about it and it remains a mystery. Loved the pool when I moved in, now you couldn’t pay me to go there. I requested hammocks again, and Brandon said they were being installed soon. Soon means nothing around here. Requested rules not being followed around smoking be enforced, since I’m allergic. Well, now I get why there’s no urgency because he’s constantly high himself. Sigh. One day we’ll have a better team again. Good thing I didn’t move here for the people, it will be nice to have a great team again (like our awesome maintenance team and Jacob’s team was! Hernan still rocks!) but in the meantime the closeness to the park is the only perk (and surely enough to keep me here for a very, very long time). I sure hope they fix the buildings major hazards, there are so many issues that WILL result in death if they don’t somehow find room in the budget. Other than those issues this place...

I watched this property being built as I rode my bicycle through the trails at Gemini Springs. When the last building was under construction, I was thinking what a beautiful building because of its location. It just so happened that I was looking for a new place to call home. What I liked about the last property is that it overlooked Gemini Springs. I love to watch wildlife and wanted a place where I could sit on my porch and watch all the wildlife. I had one apartment in particular that I wanted to look at to make sure this is where I wanted to call home. It was the first week in June when I stopped in and talked to Arin. I told her about the building and she informed me that she or management were not permitted to go back to the building because of all the construction.

Over the next several months, I stayed in contact with Arin and she assured me that I would have the first pick of the apartment when it was completed. Finally, I got the call to come in and we would sit down to figure out which apartment I wanted. Arin told me that they were allowed to go back to the building but I was not allowed because the building was still under construction but nearing completion. Arin assured me that we would figure out what apartment I wanted. While speaking to Arin and looking over the building plans, Jacob drove to the building, took pictures of the apartments and the views. We then sat down and was able to pin point the apartment that I have only been able to see from the trails in Gemini Springs.

It was approximately another month before I was able to go see the apartment. My girlfriend and I finally moved in and we could not be happier with the apartment and views. There is nothing better than sitting out on the porch in the early morning hours and early evening hours watching the wildlife. I know I was a pain in the you know what, but Arin and Jacob were very helpful and did everything to make sure I was put in the right apartment.

Oh, I guess I should let you all know about the apartment and amenities. This place has it all, from the workout room to the pool and clubhouse and even a dog wash station. The only thing missing is a Publix so you do not have to leave the property, it is that beautiful. The apartments are just as beautiful. They are well laid out, very spacious and everything is modern. This is a place I call my home and not my apartment. Our friends can’t believe this place when they visit, they love it just as much as us.

Again, this would not have happened if it were not for Arin and Jacob. They went above and beyond to make sure I was happy. Thank you both form the bottom of our hearts.
