We love Orchard Farms. The apartments are meticulously mainained, and it is a very warm inviting place to live with beautiful landscaping, green grass, trimmed bushes, flowers, trees, and nice views of the mountains. They take great care to make sure everything is repaired, painted, trimmed, and in excellent working condition. We have 3 kids and there is plenty of space for the kids to ride their scooters, run around on the hill and grass, sled in the winter, and play on the playground. we also love swimming in the summer months, and using the hot tub all year round. The pool is also very well maintained and some days very quiet. Other days busy. But on most days I wouldnt say it is excessively busy. You also cant get a much better location in the kaysville fruit heights area. We are right by the golf course, cherry hill, lagoon, main street, and station park. Carrie the manager is very kind and concerned about any issues that arise, and if anything goes wrong in your apartment, Pat the handyman will fix it quickly. They also throw really fun seasonal and holiday events for the residents and children. For an apartement, I feel our 3 bedroom space is quite roomy. It is 1420 square feet which is much larger than many of the other comparable apartment communties in the farmington kaysville area (although the master bedroom is almost too big, didnt know what to do with all the space), and also compareable in price. we live on the 3rd floor so we dont notice much noise from neighbors, but I cant speak for the other residents. However when you live in an apartment I would think you should know its failry normal to hear other tenants sometimes. You really get what you pay for and its hard to find any other rental unit as nice and as well maintained for a cheaper price anywhere else in this area, which is why we have already...

For the most part, my husband and I enjoyed our time here. Our unit was on the top floor and overlooked the golf course (D building), which was very pleasant, but despite our unit being away from the road there was still a good amount of street noise. Our unit was spacious but dated - I imagine they will need to complete renovations within the coming years. We did appreciate the location, and the proximity to downtown Kaysville and freeway access was great. While we were only here for a year, there were a few snafues along the way. We did not have heat between November and December, and therefore had to utilize multiple space heaters to keep our unit at a comfortable temperature. Considering this, ICO was not willing to “comp” us for this problem and getting in touch with them about making this repair was tiring. ICO also expected 60-day notice for rent renewal, yet they provided us with our letter about this just 3 or 4 days before we had to notify them of our decision. Something else to be mindful of is that the fees really add up. The base rent was about $1600 (in 2021), but after the fees and other expenses were added on, the total was closer to $2000. Finally, when we moved out, it took just over a month to receive our deposit back because they forgot to write the check. Altogether, it was a nice place to reside for a while, but the difficulties we faced made it apparent that it was not a good long-term option for us. First of all, my wife and I wish we could give 100 stars because 5 is just not enough! We have lived here for close to a year now and it's the best place we've ever lived and we absolutely love it!

In our 13 years of marriage, we have moved 8 times and now that we are finally able to settle down and stay in one place, we couldn't be happier to be living in this community for years to come! Elizabeth is by far the best property manager we have ever had! She's super kind, professional, efficient, communicative, and all-around a very warm and friendly person.

The maintenance team is also amazing! They do impeccable work, and they are kind and professional, and they keep us informed about our maintenance tickets.

There are regular fun activities going on in this community for the residents. The community is kept clean, beautiful, and well maintained. We also feel safe and secure living here. The units are built in a way to minimize noise, so therefore, we rarely hear anything from our neighbors. The units are nice and spacious with plenty of closet space. Of all the places we've lived, this is the first time we've been able to use our 2nd bedroom as an office instead of storage space.
