I’m extremely upset with the management here. I submitted my application and did everything I was supposed to do on my end. This place has gave me the run around about my application for almost a month now. They would never call me for an update I had to call them MULTIPLE TIMES a day to get information and half the time no one ever answered. I sent my app, paid the fee, sent the documents via email because the app wouldn’t let me attach the documents( IDs, socials, pay stubs, etc). I called the office to ask them if I could email the documents since it wouldn’t let me on the app and Brittany gave me Joe’s email and said that was fine. I called and emailed after I sent the documents telling joe I didn’t want my app denied because there was no documents attached to the app, I had to sent them via email. I called multiple times to verify they got my documents so it wouldn’t hold up my application, no one answered. Once I finally got a hold of someone joe said THERE WAS NO DOCUMENTS! I was a little frustrated but chalked it up to miscommunication. I explained to him I talked to Brittany about the application and emailed the documents ( THIS WAS A ABOUT A WEEK AFTER I SENT MY DOCUMENTS VIA EMAIL) Joe never even submitted my app til about 1.5 weeks after I sent it in because “ there were no documents “ so about a week later I call to get an update. Joe said my application was denied because my moms credit score came back as “ no credit “ at that point I gave up on this. About a week later joe calls back and asks if I’m still interested in a trailer and I’m like ???? Umm well yeah my lease is almost up I need a place. So joe sends me an email with additional forms saying my mom and I need to come to the office to sign them and he assured me this would be the last step and I’d hear something for sure the next day. He even apologized for the hassle and I made SURE, triple checked, that this was the last step and I’d know if I was approved the next day. He reassured me again saying this was definitely the last step and I’d get approved. The very next day I call back extremely eager to be approved and put the money down and get a move in date, etc... instead Joe tells me I need to send my moms last 3 pay check stubs because the ones I sent before weren’t current enough. VERY FRUSTRATING considering I already sent all that information 3.5 weeks prior. If they didn’t give me the run around for so long those pay stubs would’ve been current!! I’ve NEVER had to go thru so much just to get approved for anything.

The management/front office team is so far beyond incompetent at their jobs it's scary. But one individual in particular, the sales rep Joe Danieri, is the very definition of a con man. DO NOT PURCHASE A HOME FROM HIM.

While looking for homes to purchase I spoke with him & he enticed me into the process of purchasing a used mobile home by offering me a great promotion (a cash match for whatever I put down on purchasing the home of up to $3000). Mid way through the process he informs me that promotion is no longer available. Though to compensate for this he can offer me 3 months free of the lot rent ($400+) with the approval of his boss & foolishly I moved forward with the sale.

After 2 incorrect billing invoices in a row (keep in mind we've only lived here for 2 months) I'm now being told that the 3 months free of lot rent was not approved by "upper management" & instead I was given 2 which is standard for anyone purchasing a home here. So I went from $3800 to $1200 to $800 as my promotion & it was all promised to me with a smile. Sure would've been nice to be informed this huh? Not even one phone call or a lousy email to be informed of this I just happened to find out because my bill was incorrect. You can sure bet that he had no problem communicating with me while I was in the process of purchasing the home.

To top it off, when were showed the home it had several issues (mold damage, chewed blinds, chipped paint, paint splotches, etc). Joe informed us that maintenance would resolve these issues before the sale was completed. This was not the case as when we moved nothing had be fixed whatsoever. After a couple weeks of communicating via phone, email, in person at the office, these issues, were finally resolved when I stopped one of the maintenance men & made them aware of the situation myself.

I also have a storage shed sitting on my $400+ a month lot, do you think it comes with it? No, it's $55. Do you have 2 vehicles? I hope you like blocking in the other as you have to park one in front of the other despite having plenty of room to do so all because of arbitrary rule of parking in the grass on your own lot! Keep in mind their definition of parking in the grass is two wheels their words).

The community itself is well maintained & the neighbors are great but the management is so infuriating to deal with I wouldn't wish my worst enemy...

WARNING: Predatory, Unsafe, and Unprofessional – STAY AWAY

I only moved into this property out of desperation. My previous landlord sold the building, and I was 7 months pregnant with children and no place to go. I was manipulated into believing I was taking over a monthly lease — only to find out at the last moment it was actually a mortgage. I was deceived during one of the most vulnerable times in my life.

The leasing agent rushed me through the showing with a rude, impatient attitude. The home was in disgusting condition: carpet lifting, cigarette butts inside the freezer, and a strong mold odor coming from the master closet. Black mold was visibly climbing the wall, and I later learned that pipes were busted underneath the home. It was an unlivable environment, especially for a pregnant mother with kids. This should’ve been reported to the health department.

They even tried to pressure me into forging my co-signer’s signature just to rush the process — an illegal and unethical request that showed how desperate they were to fill the property, no matter the consequences for me.

The rent was outrageous for the condition of the home, and if you’re even a day late, you’ll get an eviction notice or threat immediately. I recommended a friend who also received constant eviction threats, despite paying regularly. The office staff is extremely unprofessional, disrespectful, and unwilling to work with tenants.

When I attempted to move out, I calmly asked to review the vacate paperwork, and the landlord became aggressive. They called the police on me for leaving my over-13-year-old children in the car with the A/C on — which had absolutely nothing to do with the conversation. The police did nothing because there was no issue. Out of spite, they trespassed me from the property.

This place is unstable — they switch landlords every few months. The neighborhood is loud, unsafe, and full of drama. Police were constantly on the street, and neighbors were nosy and confrontational.

In the end, I spent a huge amount of money fighting an eviction and dealing with damage to my credit. This company is full of scammers who prey on vulnerable families. They are dishonest, abusive, and dangerous to rent from.

Please, do not waste your time, money, or peace...
