Pains me deeply to edit my 5-star review of LOCP from when it was owned privately by Nicklas Foundation. 2018 they sold it to greedy & underhanded corp., Valiant Residential. Not only do they deserve negative stars, I'm shocked they haven't been sued out of existence for fraud, failure of safe living conditions, and a variety of other egregious violations. This review probably won't make it online as it's openly honest, but I must share in case it warns other honest, paying tenants that may fall victim to their atrocities. As a former tenant (recently escaped) of nearly 20 years, it's like night & day how far the property and Management has fallen post sale. Only one person lives there longer than me. So much to say, however many other one-star reviewers touched on some of it. Seeking to remain within Google's respectful online posting, I'll stay diplomatic. They've been using the pandemic as an excuse to not fix broken appliances. Recently sent a letter if unit has two bathrooms, they won't repair one unless emergency such as flooding. REALLY? Can't use important part of your home, yet rent doesn't go down. Spotlights in parking lot & building entrance burned out for YEARS!!! Opened two repair tickets as I've fallen, just to be closed and told bulb still on backorder. Checked Amazon and could be delivered next day. Speaking of Amazon, you can look forward to frequent package theft. Working nights, I saw certain types that live on their balconies to learn people's schedules (when they won't be home) and also when deliveries made. They wander up & down hallways casually stealing boxes off doorsteps and often trying doors to see if locked. Curious what a hoodie & sunglass-wearing "certain type" plans to do if door is unlocked? Discovered complex is now one big Section 8 Haven which corp. loves as it's guaranteed rent. Makes sense how so many never leave to work and behave a certain way. To be fair, there are elderly and disabled people on Section 8 which is fine. However, all you've heard about other certain types that take advantage of it - ALL true. One of many specific examples. A particular one in my building recently screamed death threats at my sweet dog and me simply for walking out of our building. My dog was busy smelling grass, on a leash, not barking. Apparently due to us not being psychic and unknowing to us their darling girl was around corner walking her dog also. Upon seeing them which her dog immediately started going crazy, trying to attack my dog - We crossed to other side and rapidly tried to exit scene. This "person" continued yelling ray-cy5t ideas and what device she was about to retrieve to use on us!!! Knowing where I lived and which vehicle I drove left me quite shaken. It was so unnecessary, disturbing, and my safety felt jeopardized. True irony as a few days later seeing same kid she was screaming about (to protect?) was dragging, choking, & kicking the heck out her poor lil dog. It took everything in me to not go over and rescue that poor fur-baby, but can only imagine how the kid's mother would react. The list is only starting. Broken stairs steps literally falling through. Reported a number of times just to have ticket closed without repair. I slipped and fell twice on the dangerous steps. Extremely slippery when wet and esp. when icy. They don't salt them. Fell from top landing to bottom of stairs and smacked my neck on concrete curb. Steps all painted a horrible color to blend together making impossible to tell apart. Lights all burned out so you're navigating in darkness. I missed bottom step by not seeing it and fell several feet face first landing on my arm. Vandalism, stalkers, drug use, with exploding high rent cuz "The Market Demands It!!!" as they say. VVH!T3 Flight trying to exit as fast as possible. Note: Character space limited otherwise I could share a dozen other reasons to avoid LOCP. Read moreSeriously we have seen it all at this place. Which is why people are leaving left, right and center. On a weekly basis we would see moving trucks of people moving out. Also not surprised to see that the people across from us left literally over night. Thank God we are leaving too and not even bothered to finish our lease here it so bad. 1. Privacy, these people find any excuse in the book to access your apartment and things that we as tenants feel we should have a choice in they make it mandatory to access your apartment. To the point that we got suspicious and placed a little camera in the main living area that records only when movement is detected. We were at work with no one home, there was no notice and no note left to say they were going to be in our apartment or that they were there. I received an email as soon as the camera detected someone in our apartment, it was maintenance doing nothing but take pictures of our place. Wait what!!! We were completely freaked out to say the least. Since we have tried to avoid having them enter our apartment as much as we can. 2 They seem to have a budy-budy thing going on here, we have seen so many violations with regards to their rules and regulations and nothing is being done about these violators. Had a chat with a fellow tenant who seem to have the inside scoop and told us flat out " if they like you, they allow you to get away with anything". 3 The type of tenants they allow to move in here, some of these people are just plain disgusting! Anything from drugs to littering. Some of the tenants are very bad at littering and leaving stinky messes in breezeways. Saw someone vomit in the breezeway once, they didn't bother to clean up after themselves and it took the landings weeks to clean it up. If we didn't say anything I wonder how long it would have taken them to clean the breezeway. They claim there is a police officer that lives here and they would use it as a big selling point, guess what you hardly ever see the police officer. Random tow trucks make there way in here and come and tow any car they feel and nearly towed the wrong car away. 4 If you have children this place is a big no-no! The speed limit is only indicated on the gate at 10mph some of these people drive like they are still on the toll road, very unsafe with children playing around. 5 Speaking of the toll road, there is an enormous amount of road noise from 161, through all the hours of the day. 6 The turn over in staff is unbelievable! Not even they, last here. Guess it's all down to the manager of this place. Very unhappy, rude, unprofessional and nothing like what some of the other people or herself wrote. She does not care about you as a tenant at all its all about where she can squeeze a last few dollars out of you. She would have her office staff run around and stick all sorts of documentation on your door. Even important stuff like lease agreements. We received a late notice once stuck on our door, come to find out it was the people below us. But it was filled with all their personal details... Wonder how many people gain access then to other people's personal info through this mistake! There is all sorts of wrong with this place, the staff, maintenance and the manager! If someone is leaving this place with about three months left on their lease and they don't care about loosing rent. This is when you should run the other way. Read moreWe have been living here since March 2021, we are a military family that was station in Virginia Beach VA. My husband who was active duty was transitioning out, this is why we moved to the area. We searched SEVERAL apartment homes before picking landings. The pictures we seen online and where sent (3 bedroom 2 bath, first floor apartment) looked great for the price. Kitchens looked to be a decent size, and nice upgrades and pretty over all nice apartment. Things where great when we first arrived, other then the fact the kitchen is EXTREMELY small, there is no pantry and barely any cabinet space. There’s no extra storage any place other then the master closet, each room has a okay sized closet as well and there is also a small storage closet out on the patio. The rooms are decent sized and fit quite a bit including a lot of my kitchen stuff. I had to make a “makeshift pantry in our master bedroom closet for our dry food. Our main bathroom, has the air conditioner unit is in the ceiling (which is normal for some apartments) but the problem is, it’s leaking rust water down into the bathtub which has in turn made the entire bathtub and wall a rust color. My children will not take a bath in there. We called maintenance and they said there wasn’t really anything they could do, and they would mark it down in our file so we wouldn’t be charged any cleaning fees or fees for the stains, which are pretty massive as the bathtubs are older and porcelain. The next issue we have is our upstairs neighbors, they moved in about a month after we did. They have been extremely inconsiderate, stomping all hours of the night, their child jumps off of everything and has on several occasions knocked pictures off the wall. This is happening all hours of the day from sun up until sun up the next day. We have been to the office several times, pounded one the ceilings and NOTHING seems to phase them, they also smoke weed inside their home and my home CONSISTENTLY smells like weed (I have no problem with it just not my jam) I have a newborn in my home and I’d just prefer my home not smell like weed when there is a balcony. The community is pretty well kept considering the amount of people who throw their trash EVERYWHERE.. The pool, workout area, track around the community, club house, and covered parking spots are all kept nice. Water isn’t included in your rent you pay is separate and will run you anywhere from $80-102 as it’s calculated buy the size of your apartment divided by the number of units and that’s how they will decide what your water bill is which almost every month is higher then my electricity bill. The office staff for the most part is amazing and nice, they have responded in a timely manner to issues we’ve had (including the ones stated above) Overall for the money I would suggest looking some place else. Our rent with water included is right around $1900 a month. These apartments are extremely high priced for the overall layout, lack of storage and lack of sleep I am getting from extremely inconsiderate...
