Definitely a Monet - when you first move in, you are given a five-star experience. The apartment is in great shape and staff are quick to answer your questions or help with any concerns. The grounds are lovely and peaceful. Pool & fitness center are nice. The community is pet-friendly. After a couple of months, things start breaking down and you feel the age of the apartment (blind slats fall out, plumbing leaks, drains clogged, insufficient hot water, and oh the mice). Maintenance becomes involved and you get lots of 'temporary fixes'. You can tell they don't want to spend money on replacing things, so there are lots of inefficient hacks which lead to the same items breaking 3 or 4 times (months to resolve). Considering that maintenance needs to enter your apartment about 6 times per year for various types of inspections (I'm not exaggerating), you would think that you would rarely have an issue. While they communicate with you incessantly about do's and don'ts on property, you don't get warnings about important things like loud construction inside and outside your building. There is a wonderful 'community space' in the rental building with kitchen, living room, computer that is featured in all the rental listings. Oh, but residents are not allowed to use the space at all even prior to Covid (makes zero sense for a luxury community). Staff reserves the space for themselves. At the end of your first year lease, be prepared for a very large rent increase. They even raised our already high rents during the pandemic. Nothing is included in rent, so be sure to factor those costs in as well. However, they are looking out for their employees when they ask you to donate to an 'employee support fund'. Since Elizabeth and Chris took over, I've noticed significant improvements across the board. Their responsiveness, helpfulness, thoughtfulness, and kindness make a huge difference in our community.
The amenities at The Estates are extensive and the common areas are beautifully maintained, featuring:

Also, I'm very impressed with the ongoing landscaping improvements that have transformed the property’s curb appeal, making it an inviting place to call home. The landscaping beautifully complements our fantastic location, a short distance from Nantasket Beach, providing easy access to the beach and scenic views. This complex has a much more open layout than other local Avalon-built communities which are often more densely built. This complex is in a beautiful rural setting adjacent to woods, a river, and marshland. A path provides direct access to the weir river for fishing or kayak launch. The location is less than a half-mile to Nantasket Beach and the Atlantic Ocean (Massachusetts Bay).
The landscaping is immaculate with fresh flowers planted each season and grass and mulch maintained weekly. In the winter a team of workers work hard to clear the snow and shovel the paths.
