DONT STAY HERE BOOK WITH ANOTHER COMPANYâŚFrom the moment I arrived in Florida after a 20 hour drive was a nightmare. 5 hours before checking in I was told I needed to pay more money after being in touch with the company for 3 months and making sure everything was paid they reached out and told me if I didnât pay a 6% fee I wouldnât be able to check in to the house. So I paid it because I had nowhere else to go. When arriving at the house. I was extremely disappointed the picture are nothing like the house we stayed in the pictures showed a yellow house and the house we stayed in was blue the shingles were missing. When going into the how now mind you I bought this house because it said game room. When walking into the house to find the game room was in the garage with no game room just a hokey puck table with no puck so that was a waste right there the description of what was going to be in the game room was very false advertisement. When I reached out about this they said I was lying and that wasnât what was on the site I have a screen recording of the description. When putting our stuff in our rooms, there was garbage shoved behind some dressers and next to the bed. We then decided to get into the pool and there were some bugs in there when going to grab the net it was broken when I reached out to the company they said they would bring a new one and surprise that never happen. I took the trash out to only be sworn with flys from the garage that was in the lawn garage can and smelled really bad. Reach out to them and they said garbage gets taken out on Wednesdays it was very disgusting. Later that night we tried to watch a movie couldnât get the internet to work so reached out to them to let them know and well surprise again nothing. Didnât have internet or TV all week. This company is a disgrace of a company and I will be contacting a my attorney for A false advertisement. I was trying to be nice and I have even asked them if I could move to a different house and was told they were all out of rentals this big of a. Company and they are out of rentals no way. They advise me I could pack up and leave with no refund if I didnât want to stay there. They told me that I could get the pool heated for a extra cost instead of just trying to accommodate my stay for the false advertisement Terrible terrible terrible I would look into a different company before booking with them.    Read moreIf you see an Orlando rental that is managed by this company, it is recommended that you decline and move on to another property. The folks at this company are nice, but they are not responsive and are completely unreachable. I stayed at one of their managed properties for 6 days in March 2024 (during spring break) and experienced several small issues. I tried their phone number and no one answers, you get a voice mail to leave a message. I left the message and followed up with an email. They responded by email that they'd "check into it" but never did anything. VERY nice....but NO ACTION. I followed up with them twice more during the stay, calling and emailing. I only received similar messages that they would update me on the status and check into things. There was NEVER ANY ACTION taken whatsoever. I'd hate to see what happens if there is a true emergency for which they need to do something urgently. If you rent with one of their properties, you are on your own to figure it out!
Additionally, the cleanliness of the unit was a grade C. I found that the sofas and chairs were never wiped down from the last stay, and even found an old water bottle was on the sofa upon arrival. Towels also did not seem to be "clean" and there was visible pet hair in the unit, which indicated it was not thoroughly vacuumed or cleaned beforehand. If you own a unit and are thinking about a management company, I would not use this company. You are not likely to get cleaning of your unit on an acceptable level, nor get the responsiveness for your customers that they deserve.
The main issue was with the main television not working. The calls made were BEFORE 11pm, and there was follow up email and calls by me several times by us during reasonable hours. This was never addressed, only oh we'll check into it. Cleaning of the unit isn't something I should have to call you about. It should be correct upon my arrival, I should not have to get wipes to remove pet hair from the furniture and counter tops, then obviously the cleaning is not being done. Bottom line is that this management company is not available or responsive in a timely manner, so if something is REALLY a big issue you will have to figure it out yourself, they are slow to respond at all and cannot resolve even small issue within an entire week.    Read moreAwful experience. This company does not take guest safety seriously. They will schedule maintenance during your stay and not tell you when to expect workers. They hire contractors who donât mark their vehicles with company info, and who are instructed to walk into the backyard without notifying the guest of their arrival. I stayed in a residential detached home in a nice neighborhood in Kissimmee FL. This was not a condo or multifamily property. The backyard was fenced and gated. A repairman showed up in the back yard unannounced on at Tuesday at 6:30pm to fix minimal damage that was here before I arrived. He didnât ring the doorbell, no one notified me to expect him. I was hanging out in the pool and he just walked into the backyard. I thought he was a prowler.
When I contacted the office they told me the backyard is not secured, and to run if anyone else comes into the backyard, and also that maintainence workers show up regularly. I asked if anyone else would be working during my stay, they said no. Friday afternoon the pool guy showed up trying to get into the backyard. I had padlocked the gate because I was afraid of thieves breaking into the property. I contacted the office again and they told me I have been rude and unreasonable for my entire stay, that I should expect anyone to come onto the property at anytime during my visit, and that I didnât read the rental agreement. Then they scolded me for locking the gate, which their rental agreement states is the guests responsibility to secure.
I emailed their office multiple times telling them how uncomfortable I felt with people arriving unannounced. They were dismissive and told me I was rude and acting weird about it.
Edit to add after the ownerâs response: They did NOT offer me a refund. I told them I wanted my money back and they laughed at me. They blocked my phone number and wouldnât answer my calls.
