This has become a very disappointing experience. Perhaps I had to high of hopes for a new apartment complex. I have been here for about a year now and from day one it has not been an enjoyable living experience as I had hoped for. The construction of the building uses the cheapest materials you can use for a "new" complex. Paper thin walls, you can hear your neighbors in every direction. From stomping feet above you to loud music and TVs. Some neighbors chose to use their patios for doggy day cares so you get to hear the barking dogs. But this isnt the worse part of it. The complex is adjacent to the 5 interstate so you have your windows anytime of the day or night you will here the rumbling of cars passing on the freeway constantly. But to be fair being adjacent to the freeway does come with some perks of being able to quickly get on the freeway so location may be ideal for some. Other items to be aware of Management tends to change rules and policies often which like others have mentioned certain amenities can be quickly taken away right after you move in. In my experience the gym hours and common areas like the game room and business room changed to 9-6 which it makes it entirely impossible to use these so called amenities during the week. The pool area is poorly lit as well. There also have been reports of broken in cars in the underground parking structure so we aware of this if you end up having a parking spot down below in the basement. As for the actual living quarters whomever built this complex did it in such a cheap fashion it is certainly not luxury in anyway. The doors have about a a huge gap (1.5 in) which means that you will get the smoke from the BBQ area, the hot air from the hallway coming into your apartment. The bathroom door has a even bigger gap I can literally slide my feet under the closed door. The cabinets are cheap as well. Every sound echos in this place. The flooring is uneven in multiple locations around the unit and is made of the cheapest material. And lastly the biggest thing to watch out for is that the developers decided to place the air conditioning unit in the guest bathroom ceiling. What this means to anyone living on the 3rd floor or above is that the bathroom floor below you will have a strong vibration every time your neighbor below you turns on their AC unit. The vibration is super strong so standing at the sink you get to experience that constant vibration below your feet. Management described this has "normal" . It certainly is not normal and I have never had this issue at other complexes. But its an easy way for them to get out from doing any work to fix that vibration by just calling it normal. Additional things to consider is that the hallway carpets outside the unit are dirty , trash rooms are dirty and the elevator units break down occasionally and can become very dirty. When I first moved in here at least for the first two months of this "brand new" complex they did a much better job of keeping it clean to make that first impression to get people to live here. However now that the unit is at about 85 to 90 percent rented out they have cut back on keeping it clean. So keep all this in mind before you sign that lease and have to live...

So many disgusting and rude tenants. Noise is definitely a thing. Not picking up their dog poop, letting them pee everywhere. Literally had a neighbor for two years that would walk her dog into the hallway and let their dog poop/pee then go back inside. The dog areas were always gross and got worse over time. The maintenance crews did all they could, but I feel they began to give up. It's not their job anyways, it's the pet owners. And I'm one of them. I reported multiple instances and documented them, even offered to buy/install cameras myself for the pet areas. Nothing really happened. I lived here for 4 years, and COVID was the best time. Cheaper rent, less tenants, and less overall hassle with things. And everything was super clean. After COVID, horrible tenants moved in, way too many people getting packed into units, and definitely a lot of illegal subletting going on. There was an older Filipino couple having a younger couple living in their garage. They would sneak in/out of the complex every morning and night. There was another family around the corner from me who were flipping the unit for different groups of Chinese people every 2 months or so. They would also sneak in/out of the building. I had Google cameras that caught them every time. I offered my footage and what I had found to the complex, nothing happened. People just seemed to get more sketchy as time went on in this place, I'm guessing due to pricing still being better and lower than surrounding complexes. I did have an overall nice experience living here, but my cost of living skyrocketed in the last 2 years. Our water and electric bills more than doubled, and our usage never really changed. Brook took us around the property and all of its amazing amenities. We wanted to go back to the units we had seen a few times and Brook was nothing but patient with us. She was also very knowledgable and informative about everything. She always made an effort to be accurate with her information sharing which made us feel more comfortable and confident about renting with them. To me, many properties nowadays have state of the art amenities all over, what really sets a particular property apart are its people. During the whole tour, both Brook and Rachel made us feel so warmly and family-like. It was evident based on the way they interacted with the current tenants and knew them by name. Thanks Brook and Rachel! I've never looked forward to moving into a rental property as much and calling it my home. 10 Stars fosho! ----- 10/14/21. I officially moved into my new place today! I absolutely love this community, the convenience of the neighborhood (stores/restaurants/bakeries etc) all nearby. I especially appreciated the attentiveness of the Reata staff. The maintenance team is as good (if not better) as all I've heard in the past. Adrian leads his team with such professionalism, courtesy and efficiency. He and Ivan came by the first day and got one of my windows fixed up and re-installed within 30 mins. He also speaks in a very friendly and courteous manner without losing the professionalism.
