I wanted to avoid writing this review if at all possible. I was hoping that we would be able to break our lease and wash our hands of this place.
Letâs begin with the hallways, they are always covered in filth. When we initially moved in, there was dog feces smashed into the cement in the hallway for MONTHS before it was finally cleaned. There is consistently trash scattered in the hallway. On top of that, there are always palmettos and their fecal matter as well.
There wasn't a filter in our A/C unit when we moved in (as pictured). We weren't given one until we went down to the office to ask for one. Thankfully, Anthony worked here and brought us one as soon as we asked.
The floors are paper thin. You will hear your neighbors both beneath you and above you. The apartment was not cleaned prior to moving in. There were a lot of minor damages to various things, including the carpet which many people have warned they will charge for despite the damages being caused by previous tenants.
Anytime you contact maintenance through the portal, your paper trail will be deleted. It's best to email them and any of the front office staff through your email that way you said paper trail. I'd recommend that or recording every conversation you have with them. It will take numerous interactions for anything to be resolved. You will never be given a ticket of completion from maintenance.
For instance, our washer had been broken (the first time) for roughly two weeks. We filled out a maintenance report, called to leave a voicemail, and stopped into the office. There was no communication on their part as to when they would come repair it. After that, we had to stop into the office again to be told that they didn't have a timeframe for when it would be fixed. Only after my emotions were running high, was I offered to do laundry in the model unit. Again, with no timeframe given. I had to work around my husband's work schedule to do our laundry in the model unit while the office was open because I couldn't take my one year old into the unit. The second time, our washer was broken for 9 days before it was fixed. I had to go into the office on numerous occasions before they would even come to look at it. They even wrote in their calendar about it. Nothing was ever taken off of our rent for our washer being broken.
The picture below is also from the sink, when our garbage disposal was broken. Our toilets were never installed correctly, when you stand up, they move. Then when the fill valve on the toilet in our master bathroom broke, we put in a maintenance request that was never taken care of. My husband and I had to go into the office to get the part to fix it ourselves. The dishwasher was not installed correctly, nor are the cabinets completely walled off. Allowing more bugs to come inside.
Our A/C went out in the middle of the night and they had to vacuum out the water line because it wasn't installed correctly with the drain. Our second bathrooms tub has never drained correctly. We can't even use it anymore and unfortunately have three more months to live here. The door handle to our patio door broke off the month we moved in and was never fixed.
Weâre charged monthly for pest control ($25) and pest control doesn't come out unless you contact them directly (usually numerous times). We were supposed to be given a trash been upon move in because you're charged monthly ($30, non-negotiable) and we weren't. We originally set the bags on the ground because we were unaware, only the be charged an additional $25 for doing so. We have to use our own can to bring back and forth from the filthy hallway into our apartment. The trash valet is also inconsistent about pickup and there will be days your trash sits out.
You will be charged a $75 fee per adult (18+) for key fobs for the "gates." Neither of our key fobs have ever worked for the gates leading into the complex. We've always had to use our code.
The pool has giant ants in it. The only good reviews are from employees or people that were given gift cards...
   Read moreI had an awful experience at this apartment and would not recommend to anyone. The majority of the staff doesnât seem to care and is super unhelpful, but Mannika is the absolute worst of them all. Many times she said she put in maintenance requests for us, only to find out from other staff she never entered it. At the end of my lease, the paperwork they issued and the portal both had the incorrect amount of rent. I called to ask them to update the portal amount with the correct amount so we could do our final payment, and Mannika claimed that they couldnât. I asked her the amount, and she proceeded to tell me multiple different amounts. This place has a ton of fees on top of regular rent, so I tried clarifying with her which of those were included and she kept speaking over me telling me the math problem on how to pro-rate rent and rent only. Then I asked her to put the final amount in writing for us so I could go ahead and pay, and she straight up told me she would not put it in writing because that would only help me, not her, which is just crazy to me to hear that from someone in a customer service position.
I ended up having to call corporate, and the man I spoke with apologized for her behavior and updated the portal right away with the correct amount, which was none of the amounts Mannika even told me! So just goes to show she lied about the portal being able to be updated with the correct amount and clearly did not give me accurate information.
Other than that, this place is dirty. If Mannika didnât finish off our stay with such a poor experience I probably wouldnât have even left a review but since I am, Iâll share about that and include photos. It was so bad that someone once even left a vulgar note all over the building about it which is not something youâd want your kids to see, I included a photo of that as well. The elevators and hallways constantly had dog pee and poop in them as well as everybodyâs trash. Maintenance never came in a timely manner, we had some sort of leak in our ceiling for months before they finally came to look at it. Mannika was involved in that of course and entirely unhelpful. We had to get the property manager involved to even get it looked at. Our microwave was sparking for the first few years we lived there and they refused to fix it until the very end. The dryer smelled like dirty socks from the day we moved in and they never fixed that either. We were the first people to live in the ânewâ apartment but somehow it already had all these issues and damage before we moved in. Floor and carpet were coming up from day one. Packages got stolen too for us and our neighbors. There are cameras in the mailroom but even when I had photo proof of my package delivered in there and exactly where it was located, they basically avoided it when I asked for two weeks til the footage was gone. There are a lot of apartments in this area that are a lot nicer than this one so Iâd recommend staying...
   Read moreFor the most part, the property and amenities are ok and the location is convenient but I am not seeing any reviews talking about how thin floors, ceilings and walls are. It is so awful that it feels like every day is the worst day of my life. My upstairs neighbor must be parading elephants around their unit on a daily basis, and at all hours. I cannot even count the amount of times I am startled or disturbed by stomping around or banging and dropping of items above me and then having to hope that someone is not going to crash through the ceiling. I know when they wake up and go to bed, when they go to the bathroom, when they are cooking, when they are talking on the phone, running a load of laundry, etc. I cannot sit in my living room and watch TV in the evenings without hours of distractions, and I have been woken up in the middle of the night or early in the morning from things being dropped in the room above me or by stomping above. I use a loud sound machine at night and I sleep with pillows over my head, but it doesnt help. I hate it so much!
I also try to tiptoe around to not do the same to the person below me, but it's obvious while walking around the unit that the floors are super thin and that the people below could most likely hear me at times also. And if its not continuous noise from above, then it's barking dogs in hallways or around the buildings, cars reving engines in the parking lot, kids running around, the loudspeaker from the high school next door, etc.
I have complained several times to the property management and they were nice, but I was told that they cannot do anything about the noise coming from above. I was offered the solution of paying thousands of dollars to break my lease or I was given the option to move to a different unit, at an increased rent rate with a lease extension. Honestly, the thought of paying more for a different unit, changing my budget, rearranging my life or being here longer is just absurd. I have never paid so much to be in such a frustrating situation. I have never tried to plan so many reasons to not be home in order to have peace. If the buildings and units were more sound proof, it would be an ok place to consider staying at for a long time, but the thought of additional time in this environment is so unsettling and I cannot wait to move out!
Update, the tenant above moved out, and on 7/3 I am assuming carpets were being changed. Videos are examples of the sounds. I know, I'm just noise...
