How cute of them to put a non renewable letter on my door yesterday after last week when I had to go in the office to address all the dog poop all over the sidewalks! (After months of having to call about a number of other things that shouldn’t even be a problem) The night before I went to the office I was walking my dog and stepped in poop that was on the SIDEWALK! The next morning when i took my dog out, there were 3 other sidewalks with poop on them! At this point, the way they’ve been keeping the place over the last 4/5 months, it’s ridiculous already & I was pissed! Especially with all the money they charge! They have been short staffed with maintenance for about 5 months now! They have ONE guy! And you could tell. For months now, you have to call for them to empty the dog poop trash cans & refill the poop bags! (While charging 35$/month for dog rent plus the deposit… only to not even keep up with it) theres been dog poop bags on the ground bc the cans are full, for days! The lids have many times just been on the grass next to the trash cans instead of on and covering it. There’s been dog poop left around the grass bushes sidewalks etc. since I moved in. When I called they said they were waiting on some poop technology machine, I dunno, but still don’t have that and there’s still poop left all over regularly. There was a big pile for days right next to the dog park trash can. Right next to it! People are so inconsiderate, but nonetheless it falls back on maintenance, it shouldn’t just be left for days and days. (And I shouldn’t have to call asking them to clean things up every other day, it should be taken care of in a timely manner) The dog park also has smushed in poop stuck on the new material they put in. Anything that falls on the ground in the hallways will be there for over a week. The hallways are disgusting, mostly from the valet trash we have, which in the summer it caused alot of bugs. Roaches ants etc. That’s another thing, they charge everyone for pest control and only spray the first floor around the buildings. Why? They should also do the hallways especially w the valet trash. Some people leave their trash outside of the can and it will be left on the ground for over 24 hours before the next pick up day. I wouldn’t care if it didn’t bring bugs & make the hallways dirty. There’s been ice cream at the bottom of the stairs, just left there for days & days. Dog pee in the hallways/stairs. Sticky trails from leaking trash. Gum. Etc. Whoever they had when I first moved here last end of December, they need back! These apartments used to be cleaned regularly, I dunno what’s been happening since, but these apartments are giving low income apartments in Miami, not brand new Minneola apartments that many are paying $2,000+. And they have the nerve to tell me I can’t renew. I pay almost 2 grand a month for a one bedroom, I’ve never been late on a payment, never had a complaint. Speaking of complaints, the one time i put a maintenance request in, I specifically put, do not enter if I’m not home. I ended up having to leave, I even texted the # they sent me a message on confirming they were stopping by that day, telling them I had to leave please do not enter…. andddd they still let themselves in!! I don’t like people in my house when I’m not home. I also have a 6lb dog that is kept out that could have ran out. Very invasive and disrespectful. The gates are also open 24/7 they never have them closed, what’s the point of a gated community if the gates never closed? And the street they are on (Hancock) is turning into a major street, it’s so noisy I hear every single cop car ambulance etc. This place is way overpriced especially with how they kept it almost the whole time I’ve been here. They finally hired someone to clean up around the place just a couple weeks ago. Apparently they cant find anyone “qualified” still for maintenance. Anyway id find a cheaper place that’s better kept. Thanks Ashlee for sending me a letter telling me I have to be out in a couple months. Merry Christmas to you too!🤣🤣🙂

It seemed like we had found a hidden gem with amazing amenities, but it slowly turned into a nightmare. I had moved in spring of 2024 and moved out 6 months later. I had an apartment on the third floor. The first issue I encountered was a spider problem within the first month. Although pest control resolved the initial infestation, I consistently found spiders outside my window, far more than I had ever seen in any previous residence. In the second month, I was over the moon loving my apartment and settling in until one night when I noticed a bubble forming on the wall beside the bathtub. I submitted a work order, and two days later, while waiting for maintenance to inspect it, I realized that the bubble grew with each shower and eventually the paint was peeling off. We became paranoid about showering, fearing mold growth due to the constant moisture. I meticulously ensured no water escaped the edges and even resorted to directing the showerhead against the tiled wall, away from the affected showering against the tiled wall. Maintenance responded by simply re--caulking the tub's edge and painting over the stain. I thought this would resolve the issue, but I was WRONG. It became clear that the problem originated behind the wall. About two weeks later, another water bubble appeared, staining the wall. This time, the damage was worse, and maintenance cut a hole in the wall to investigate the leak. We lived with this exposed hole for nearly a week and a half before they finally patched it with a thin material that looked like painted paper. The repair was poorly done and remained visibly noticeable. As expected, a week later, the wall became wet and stained again, this time with a reddish-orange color and black spots. A new water bubble formed under the showerhead, leaking water. I submitted another work order, but they ignored the showerhead leak and only repainted the stain. At this point, I was extremely stressed and uncomfortable. My bathroom felt like it was falling apart, and no one was fixing the underlying issue, and I felt like there was nothing I can do about it. The constant moisture was palpable, despite running the bathroom fan continuously. Adding to the problem unwanted guests appeared, ants began crawling on the walls and they were likely attracted to the moisture. They infested my bathroom counter, emerging from a pinhole in the light fixture. I was incredibly disappointed and frustrated, paying a for a "luxury apartment" that had become unbearable. This was my first apartment with my husband, and despite maintaining a clean environment, we were dealing with a severe ant infestation. Upon discovering the ants on my bathroom counter, I immediately contacted pest control. They arrived a few days later and treated the apartment, focusing on the bathroom. Unfortunately, a few days later, the ants migrated to my kitchen and even into my microwave. I was beyond stressed, resorting to storing my groceries in ziplock bags and having to relocate all my dry food and bottles to the island counter. In addition to the apartment issues, the garbage/dumpster area became a problem. Trash bags piled up, and large items, including mattresses, TVs, furniture, and even a piano, were left there for weeks. My husband felt like we were living in a scene from Les Misérables! After only five months, I was completely overwhelmed. Fortunately, we had the opportunity to buy a house and escape this nightmare. I understood that breaking the lease would cost thousands of dollars, but I felt that given the conditions we endured, we shouldn't have to pay anything. I moved on accepting the loss , but I felt compelled to share my experience. I sincerely hope the issues in my apartment were resolved, as I wouldn't wish this experience on anyone. If it weren't for these issues, I might have somewhat enjoyed living here. The pool was the only thing I enjoyed there. This is solely my experience, as everyone's is different; perhaps I had a faulty apartment, and things may have changed in the past four months.

Not as nice as it looks. So we consider our selfs very very clean and have had a roach problem since we moved in we were told it's because we live in Florida and we live on the first floor. Unfortunately we pay for a pest service that can only come 1 time a week so they came twice. But never really did anything so finally I decided to do my own pest control and add caulking around all the voids and still had issues come to find out where the motor is it's infested with roaches and eggs it's hard to believe a pest control company will not think of this so good luck getting that service and I'm sorry if you live here because they don't care.

Trash bags piled up, and large items, including mattresses, TVs, furniture, and even a piano, were left there for weeks. My husband felt like we were living in a scene from Les Misérables! After only five months, I was completely overwhelmed. Fortunately, we had the opportunity to buy a house and escape this nightmare. I understood that breaking the lease would cost thousands of dollars, but I felt that given the conditions we endured, we shouldn't have to pay anything. I moved on accepting the loss , but I felt compelled to share my experience. I sincerely hope the issues in my apartment were resolved, as I wouldn't wish this experience on anyone. If it weren't for these issues, I might have somewhat enjoyed living here. The pool was the only thing I enjoyed there. This is solely my experience, as everyone's is different; perhaps I had a faulty apartment, and things may have changed in the past...

Cute but a Scam! (Notice most 5 star reviews are from people who just moved in and have not been there long enough to know how badly they're getting scammed)

Stay Far Away!! This place is a scam! Take your $2K+ /a month somewhere that's worth it! You will always have a $35 "extra water bill" even if you have been gone all month and have not used any water. I lived here for 3 years and after the first year when Ashley and her mean girl counterparts took over it all went down hill.

Want to attend an event? Hope you don't work because they definitely don't wanna stay overtime . Front office staff is very rude and unprofessional. Brandon is the definition of you can't argue with stupid, and is very rude. Valarie is VERY unprofessional and condescending. She talks to you like you're dumb and doesn't like when you call her out when what she's saying is wrong. She also claims it's a problem to be ahead on rent and you need to wait and pay it.

Very unhospitable. Anti-young adult place. They treat young adults like they don't know what they are talking about. When you have any kind of problem they brush you off or tell you to come meet with them, only when is convenient for them not you, or tell you to use the app for everything.

Roaches are very common in the buildings due to the palm trees along the building where they like to nest. The trend of them not doing their Florida research is apparent. Have a security problem, don't call the security you pay for. Whatever suspicion is on hand will be done by time they actually get around to it. Speaking of security, the gates never work. The longest I've ever seen them work was a total of a month. These gates are not meant for Florida weather they're always claiming they got struck by lightning, when really they just break whenever it rains.

Not dog friendly in my opinion (as a dog owner). Changed a perfectly good dog park grass to turf for the aesthetic forgetting that it's Florida and it becomes Over 100° during the day. Not to mention it reeks of urine anywhere close to the dog park because they don't clean it proper.

Received a non-renewal letter after three years (Not that I was going to renew anyway) with no warning. Always was at least a month ahead on rent, if not, two months ahead on rent and never having any kind of infractions or warnings given to me. No explanation was given.

They continue to scam all the way post move out claiming that you're perfectly cleaned. Carpets over no longer Good because of normal wear and tear on them for three years. Oh, and even after you move, they will charge you the $35 extra water Fee on your last months rent even if it's for a day. They won't give you any mail left in your mailbox and claim someone has already moved in and if that's the case, I might need to report Stolen mail because I know stuff is missing.

Also check your ending lease date to make sure it's exactly a month that it ends. They try to attack on extra days in hopes that you won't notice so you'll have to pay more for no reason.

The only positive notes I have is yes it's aesthetically nice. Maintenance for the most part was nice and quick. And they would occasionally bring food trucks when they showed up.
