Farmhouse Apartments — Local services in Murfreesboro

Overall rating 4.5/5 I have lived here since for 13 months now. This is by far the best apartment complex I have lived at. This is my pros/cons list.

Pros: -Thick walls. I can very rarely hear my neighbors unless they are blaring music. Even then its just a low buzz. I play my guitar a lot and never have to worry about being too loud. -Safe place. In my 13 months here, I have seen police here twice and I don't believe it was anything that bad. I have no problem walking around at night and a lot of people here are really nice. -Amazing staff. The staff here at the front are nicest people you can meet. From the initial tour of this place to any maintenance requests or questions we have, they are always quick to respond and super friendly, -The app for the apartment is nice. It makes it really easy to pay rent and put in maintenance requests. -Quiet place. There are a lot of college students who live here but never any parties which is nice. Place always stays quiet. -Luxury floor plans. I love the floor plan. The floors look really nice. The kitchen is all new cabinets, fridge, dishwasher, and the washer/dryer are top quality. I did have one cabinet where the hinge is failing a little but it is barely noticeable. Large bathroom and a large patio that are really nice. -The area. The apartment is located more on the outskirts of Murfreesboro. There is not a lot of traffic around like there is in the heart of Murfreesboro. The drawback to that is your about 10-20 minutes away from a lot of stores and restaurants. There is a Walmart next door along with some fast food places. Pool/Pickleball area. This area is extremely nice and well kept especially in the summer. They always have music playing and just a nice vibe. Cons: -Trash pickup can be horrible. You never know when they are going to come. One of the guys who comes by seems pretty rude. I could have swore he tried spitting on my dog a few months ago when he barked at him. I wish they would go with a new company or put more dumpsters around so you can do it yourself. You can still do it yourself but the compactor is closer to the front. -Pest control. They come one day a week and if you miss it, you have to wait another week. The problem is if you have a pet and you are not home, they will not do any treating and I would work on the weekday they come. I had an ant invasion on the exterior wall and couldn't have their pest control do anything so I had to get some spray myself. Thankfully a little bit of Raid from Walmart kept them out. I would suggest that they come on an appointment basis. -The back apartments parking lot can flood if there is a lot of rain (and there was ALOT of rain). My Altima (really low to the ground) ended up flooding when we got a ton of rain. There were even some fish near the dog park which was pretty crazy. My suggestion is if you live in the back and it is supposed to rain a lot, park closer to the front which is slightly uphill and away from the creek.

Overall, I would suggest this place. I am in my early 20s and have enjoyed living here. I do have to leave since I am moving out of state but if I ever come back, I would sign another lease in a heartbeat. They have some problems here and there but nothing that was major in anyway. It is a little pricier than other apartments in Murfreesboro but I think its worth it. I have been to a few of my friends places who pay 1300/month and their place is mid at best. If I could give zero stars I would. Farmhouse apartments is the most unprofessional complex I’ve ever stayed in. The one year we stayed we encountered many problems and moments of unprofessionalism. The day we moved in almost all of our cabinets fell off just by opening them. The maintenance team came to fix them and just screwed bigger screws that came out the other side of the cabinet. Keep in mind this now makes the sharp end of the screw to be sticking out. A safety hazard. We know this isn’t really their fault as they are doing the best they can with what they have. Probably because higher management is crap. The management that was there when we first moved in was great, and one specifically was our favorite. After they left it went downhill and fast. Miscommunication, lack of communication, and unfortunately some shady business upon move out. The trash people are very inconsistent. Every week there were days the didn’t arrive at all. They would drag some trash leaving nasty stains. Sometimes they skip you for no reason. We have a two bag policy but when they don’t come one day you have two bags already for next pick up day. And with larger family that doesn’t work- so I would have trash bags inside waiting to add to the next day. I was always behind on trash because of this. WE PAY FOR THIS! GROSS. They do not treat the grounds for bugs, ticks, and fleas like they claim. WE PAY FOR THIS!! We always had many issues and it took months to get the matter solved. It was like pulling teeth to get someone to act on the issues. Don’t get me started on quiet hours. Trust me, I know living in apartments means you hear people. Been there done that. However, this is on another level. I could hear my neighbors full on conversations through the wall (scary), every word of their music, and we had people above us have college parties every night. We went up to speak with them on numerous occasions to find them wasted. Complex didn’t care about any noise complaint filed. (They pretend to) later we got new above neighbors who had kids. Stomping and jumping and slamming and running all hours of day and night. I’m talking up until 2/3am some nights - i had over 100 videos for proof of noise. I have two babies who were not sleeping due to noise. Not once did they take the matter seriously enough to where the noise weakened. Our mail room never worked correctly. I would get packages and never get a code. They would give us a code to use and it never worked. Our front door lock never worked so we always had to use keys. Which is fine just annoying… This is 100% a college complex. If you want a nice family friendly complex I don’t recommend this place. Pool is always closed for maintenance. Pickleball court is nice. One thing I did appreciate and like was the community events. Other than that, I have nothing good to say. This place needs better training for their staff. I talked with many residents and they all had similar things to complain about. I will never recommend this place, to anyone. Be sure to ask them what makes this a luxury apartment! I still don’t see anything luxurious about this place. The longer you’re here the cut corners become more apparent. The wall paint is chalky and will show every mark, the cabinet doors fall off the hinges easily. The bathroom door can’t close if the bedroom door is opened all the way, the light switches are on the opposite sides that seem natural, even for someone left handed. The towel holder is 3” above the toilet so pretty much useless for bath towels. The air vent in the main bathroom is directly above the shower, even though the bathroom is big and it could have been placed literally anywhere else. The apartment I live in seems unlevel, the spare room and guest bathroom doors don’t stay all the way open without a door stop. The light switch to the bedroom closet is on the outside of the closet and on the hinge side of door. There’s no storage closet or hand towel racks in the bathrooms. The dryer has a buzzer on it that you can’t turn off, it’s the most annoying thing about this place! It will cause you to jump out of your skin if you don’t catch it before it goes off. To be such new apartments the sound proof between levels and attached apartments is terrible. I get there will be noise but from what I’ve gathered from other tenants and what I’ve experienced you will hear everything, kids playing, music/tv playing, vacuuming, washer/dryers running and even walking around. The doors are “heavy” and slam if you don’t catch them before it shuts and it seems most people don’t care about the noise it makes, even though they know it happens. The community and amenities are descent but nothing special. No one seems to pick up after their animals. The dog parks are always disgusting, I will not take my dog to them. The grass and property are somewhat maintained but I’m sure for the money they pay it could be much better, for the money we pay it definitely could. The trash valet sucks, you have to pay $30 a month for it, they don’t show up half the month and don’t take half the trash you put outside your door. You can’t smoke inside your apartment or on the balcony yet there’s no smoking areas so they tell you to smoke in the parking lot at least 50ft away from any building, which doesn’t really seem any safer. I’ve heard they have subsidized the apartment out to MTSU, so this places is filled with college aged kids, which I think really took down the quality of this complex. We REALLY regret signing another lease but we really had a hard time finding somewhere else to go, which was our fault so we’re suffering the consequences now. I highly recommend not moving to...
