We booked Paradise Village #98 in St. George, Utah. My comments include information that would have been nice to know before we arrived to help you plan your trip. We chose this house because of the number of private rooms with bathrooms (7) and because there were plenty of fun things to do at the house. LOCATION: 8 minutes from the Tuachan theatre. Utah's Best offers discounted tickets so take advantage of that. Santa Clara has an amazing fruit and vegetable market (The peaches were AMAZING), a couple of lovely places to eat and a home decor boutique for those who arrive early before check-in . Historic St. George is only a short drive as well.Maybe 10 min if that. THE HOUSE: It was an awesome house for a large group. All the couples had their own private king bedroom with private bath . The 2 bunk rooms with queen and twins, and fold out sleepers covered sleeping for others.. I loved the main floor as it had room for everyone to gather. Whether you were in the living room, at the large kitchen table, sitting at the counter or in the comfy sitting next to the kitchen,, it felt like you were with the group. It also had plenty of space to be separate if desired so the football game was on upstairs out of ear shot of down stairs. It was super clean, nicely decorated and lovely. SUPPLIES:: This house had a small array of spices and Pam spray. The kitchen was well stocked with most anything you would need. It didin't have much if anything in the way of serving bowls or platters for presenting large amounts of food for a crowd. In the garage we found bikes, balls, high chair, wagons. Pickel Ball equipment and golf equipment (see photo). POOL: The pool and hot tub have a locking gate around it. The pool has a automatic cover so it can be closed when not superivsed. We had a toddler so that was a much needed piece of information to help me feel more comfortable about renting with a pool. They supplied pool noodles, and infant float with shade cover and a puddle jumber for a toddler. One end of the pool is shallow with 3 or so wide stairs to get to the deeper end. Sitting in the shallow water on the stairs that went the whole width of the pool was great. We brought lounge floats which was a nice addition for lazily relazing in the pool. It would be nice if they added a few floats for adults to their collecton. The water park is about 8 houses down the road and is a great attraction. FIRE PIT: Marshmallow cookers are provide . There was tons of outdoor seating so everyone could gather around. We enjoyed the covered seating area when it was raining one morning. Again, lots of places for lots of people outside. SERVICE:: Utahs Best Vacation Rental...is the best. A real person answered every time I called :for disount tickets, to ask about the pool or a late check out. When we there, they quickly responded to any questions or needs. I think they are a smaller company meaning not a large coorporation like VRBO and AIRBNB so they offer a more personalized service. VALUE: I would want to rent this house again and book with Utah's Best for our family gatherings.. Yet, for us, it was very expensive.. Most of the large houses in paradise village that I searched were much more expensive than two years previous. I hope it was a result of the pandemic and few bookings the year before. Perhaps the prices will come back down. Still, It would be hard to book anything else after having a such an awesome place for our family to gather.

I don’t even want to give one star. This should be zero stars. We arrived at 2600 N Ocotilla way #13 and when we opened the door we were overwhelmed by some major air freshener smell. That should have been our first red flag. We walked through the house starting with the upstairs. The first bedroom door we opened we were met with a horrible odor that smelled like rotten eggs. We then entered the room with the bunk beds. We had 6 kids staying with us so we needed all of the bunks. The top bunk railing on one bed was broken and actually swung out. It presented a major safety issue for our little kids. It also had a sharp edge on the metal and could have caused injury as well. Then we noticed that the blinds were broken and taped together. Some blinds were bent. We went downstairs on the main floor and went into the garage. We were met with an overwhelming smell of what we thought was a cat litter smell. That had us concerned since it is advertised as a no pet unit. We then noticed that the kitchen and living room floor was dirty and sticky. The rug in Front of the kitchen sink and in front of the patio doors were filthy and had some kind of hair all over them. There was also dead flies on the floor near the sliding door. There was gum stuck to the kitchen floor. The bathroom rugs were dirty and looked like they hadn’t been wash in a while. We went over to the sofa and sat down so we could contact UBVR and let them know about the condition of #13. When we sat down the sofa was covered in something powdered and gross. At that point my daughter and granddaughter started having an allergic reaction to something in the house. We thought it was possible it was cat dander. Their eyes were watering and itchy and their throats were itching. I knew we needed to get them out of the house. Before we left the house we looked over on the couch and there was a huge dead spider on it. I contacted UBVR as we were leaving the house and asked them to move us to a different unit. They refused and said they couldn’t do that but they would send someone to clean the unit and fix the bunk bed. I said it didn’t matter if they cleaned the house or not because my daughter and granddaughter were allergic to something in that house. They didn’t care about that and gave little regard to their safety. I told them I thought it was pet dander. They said there had never been pets in the unit. I asked for a refund of $1693.00 for 5 days rental that I paid in advance and they refused. So I asked for a credit and they refused. They have an iron clad contract that protects them but it does not provide protection for their customers. They don’t care about their customer’s safety at all. They texted us an hour after we left to say they fixed the bunk and cleaned the unit. There was no way that unit could be cleaned the way it should be in just one hour. We went back to check it out and all they did was vacuum the hair off the kitchen rugs and they vacuumed the couch. They didn’t fix the bunk bed, wash rugs or clean the floors. The pictures I attached are of the unit after they supposedly cleaned it. The carpet has stains all over it as well. My advice is never rent anything through Utah’s Best Vacation Rentals. They don’t care about safety.

We stayed with Utahs best vacation rentals for a wedding a little over two weeks ago. Upon arriving at our rental property, (#102) country cove we were shocked to find the place had not been cleaned, piles of laundry as if someone had stopped cleaning and left halfway through. We had just driven across country. (Pennsylvania)We also went on the deck to find chairs had been completely torn, destroyed and the hot tub cover was dusty and not clean. We had spent over 2k for the rental so were obviously not happy. After calling management, originally after being told they gave us 2 options : they could send someone out to to clean it and then reimburse us the cleaning cost. (No we were not going to wait 2 + hours when the place should have been already prepared!) or try to move us to a different home but we would pay the difference if there was any. I was floored I explained to the young lady I spoke with that we should not be paying anything to be moved to a new property considering we had spent over 2k to find a dirty home, and I also mentioned that I had called a few days prior to also try and do an early check in. All my information was taken and I was told I would receive a call back prior to arriving (this did not happen) so that was already another unprofessional moment before arriving. After some back and forth the girl said she would speak to management’s and get back to me. 20 minutes or so later she said they would move us to a new location and there would be no price difference. Awesome great we were happy to hear it! After being moved to the new home, it was in better condition however it also had not been cleaned! We found a bedroom that had obviously been used, bed was messed up , wrappers and someone’s clothing had been left , toothpaste and trash in garbage can. We called management again to let them know , and decided to just wash the bedding ourselves. We asked if they could just give us fresh sheets we would make the 2 beds. A few hours later we got a text message saying they apologize for the home not being clean and they would send a crew to clean the original home and clean it , and we could mov e over there! What? No. We had settled our kids in had a long day we were not moving again. An hour or two after that an inspector came to the new home (she was the positive highlight) and was so nice and helpful and apologized for the issues we were having. Long story short there are some major communication issues with the cleaning crews and management, we also found out quite a few things were broken / dusty in the upgraded home (dishwasher, fireplace wouldn’t turn on , couldn’t work theatre room, basket handles, small hole in wall in entrance to one of downstairs bedroom, ) would we stay with Utahs best again? Unfortunately no, I am giving 2 stars instead of 1 star because I will say thankyou the maintenance man Jed? I believe who really apologized and tried to help as well as the female building inspector. Thankyou both!

We stayed with Utahs best vacation rentals for a wedding a little over two weeks ago. They texted us an hour after we left to say they fixed the bunk and cleaned the unit. There was no way that unit could be cleaned the way it should be in just one hour. We went back to check it out and all they did was vacuum the hair off the kitchen rugs and they vacuumed the couch. They didn’t fix the bunk bed, wash rugs or clean the floors. The pictures I attached are of the unit after they supposedly cleaned it. The carpet has stains all over it as well. My advice is never rent anything through Utah’s Best Vacation Rentals. They don’t care...

We stayed with Utahs best vacation rentals for a wedding a little over two weeks ago. Upon arriving at our rental property, (#102) country cove we were shocked to find the place had not been cleaned, piles of laundry as if someone had stopped cleaning and left halfway through. We had just driven across country. (Pennsylvania)We also went on the deck to find chairs had been completely torn, destroyed and the hot tub cover was dusty and not clean. We had spent over 2k for the rental so were obviously not happy. After calling management, originally after being told they gave us 2 options : they could send someone out to to clean it and then reimburse us the cleaning cost. (No we were not going to wait 2 + hours when the place should have been already prepared!) or try to move us to a different home but we would pay the difference if there was any. I was floored I explained to the young lady I spoke with that we should not be paying anything to be moved to a new property considering we had spent over 2k to find a dirty home, and I also mentioned that I had called a few days prior to also try and do an early check in. All my information was taken and I was told I would receive a call back prior to arriving (this did not happen) so that was already another unprofessional moment before arriving. After some back and forth the girl said she would speak to management’s and get back to me. 20 minutes or so later she said they would move us to a new location and there would be no price difference. Awesome great we were happy to hear it! After being moved to the new home, it was in better condition however it also had not been cleaned! We found a bedroom that had obviously been used, bed was messed up , wrappers and someone’s clothing had been left , toothpaste and trash in garbage can. We called management again to let them know , and decided to just wash the bedding ourselves. We asked if they could just give us fresh sheets we would make the 2 beds. A few hours later we got a text message saying they apologize for the home not being clean and they would send a crew to clean the original home and clean it , and we could mov e over there! What? No. We had settled our kids in had a long day we were not moving again. An hour or two after that an inspector came to the new home (she was the positive highlight) and was so nice and helpful and apologized for the issues we were having. Long story short there are some major communication issues with the cleaning crews and management, we also found out quite a few things were broken / dusty in the upgraded home (dishwasher, fireplace wouldn’t turn on , couldn’t work theatre room, basket handles, small hole in wall in entrance to one of downstairs bedroom, ) would we stay with Utahs best again? Unfortunately no, I am giving 2 stars instead of 1 star because I will say thankyou the maintenance man Jed? I believe who really apologized and tried to help as well as the female building inspector....
