Comal Farms — Local services in New Braunfels

Absolutely not worth it. The problems started right away when we were placed into a trailer. We weren't even allowed to pick it out, even though we would be given an option of buying it later. Soon after we noticed it was going to be a long lease. Notes constantly left on our door for one thing or another (grass needed to be cut because it was 1 inch over what they wanted, can't leave the dog chain outside even though every neighbor around us had theirs outside on their porch.) Then there's the speed bumps. When they first put them in, they were so high that when you went over them your car would hit no matter how slow you went. When I told the office, they told me I had to drive slower. That's it. Joke was on them because apparently I wasn't the only one that had the problem. 3 days later we watched as they tore out the speed bumps and had to redo them so they weren't as high. Between the front gate and our trailer, we had 11 speed bumps to go over. Instead of trying to track down who they thought was speeding and let them know they can't do that anymore, we were all punished and people still speed over the bumps. And the gate. Only closed about 10% of the time, so basically it's not even really gated. And sometimes only half of it is closed so what is the point anyway? Now to the price. Kind of cheap, for 3 bed rooms. But don't let that fool you. They're just taking advantage of people that can't go anywhere else. After you live there and own the trailer for a year, your "lot rent" goes up $100. Each year. As in, you will never own anything. It's the biggest scam I've ever seen.

Here's the reason I wish I could give them 0 stars: The office staff lies.

We asked for a 3 month extension on our lease because we were between renting there and buying a house elsewhere. We were told okay, we just have to write a letter and say when we were moving out. No biggie. We thought they were finally being reasonable and helping us out.

No.

I get a nasty email from the manager of the office saying we had to pay another $100 for staying an extra month and we absolutely had to be moved out by the end of the month and there was no way they could do any month to month renting and no one in the office had any power to offer that.

So that was it. We moved out and we won't be going back. You would be better off homeless then dealing with these crooks.

The owners of Comal Farms, Sun Communities, DO NOT CARE about the people who live there. My mother lived there for years and things were fine until she had to move to be closer to family. If you own a place here, you CAN NOT hire a realtor. You have to use their employee. She moved out, and the house was available since the end of June 2024. Sun Properties knew their employee was missing in action for months and did nothing. We contacted them multiple times and they pretended to care over the phone but then never followed up. Not once. While other places in New Braunfels stayed on the market for short periods of time, ALL the properties at Comal Farms were on the market for basically the rest of the year. They hired a new person in October, and he finally started working and sold her home. Now we hear today that Sun Properties will be getting the money for her property, and they will write her a check when they get around to it, usually SIX WEEKS! The dude is paying CASH for her house, and Sun Properties wants to hold her money for SIX WEEKS after taking almost half a year to sell her property. These people suck! @sunproperties, you people are unethical and terrible people. DO NOT MOVE here if you ever want to move out.

I thought I would add that Joyce was lovely, as long as you didn't want to move. She is the one who literally lied about what she was doing and didn't work for nearly 2 months because she knew she was also moving and leaving the company. Quiet. For the most part, rather private. office communication is lacking, however. They don’t answer their emails (some unanswered for almost a year) and they’ll put a paper notice up with tape as their ONLY means of communication on a matter. So when you come home to find nothing but office tape on your door and no notice in sight, who even knows. You could get hit with fines you were never properly notified of because either you don’t leave your house and don’t know it’s there (they don’t knock, they don’t call, they don’t send email notices) or you’re away for any period of time and it blew off. It’s merely office tape and exposed to the elements. It’s been raining the last week, so there’s no telling why they think paper notices not encased in bags with mere office tape on doors is an acceptable answer. When I was mowing on the opposite side of the house, I finally found a tattered and soaked notice for lawn trim littering the yard up against our neighbor, but no indication on it what unit (as almost every unit around has tall weeds currently.)
