We rented here through Bramwellworth associates for six months and then decided to buy our own place. Breaking a lease isn’t a pleasant experience at any location but this one turned out to be an eye opener. Some pros and cons of this place: Pros: Relatively low rent compared to Morristown with included most utilities and one parking spot Some units are in decent shape - ours was kept well by the landlord Pool and gym - we never used them but at practically no extra charge they’re a good addition. Gym could use some upgrades though. It’s quiet and you can grill outside your unit
Cons: WATCHOUT for the 650$ cleaning+painting fee clause in the lease that you may sign here - we didn’t pay for it but paid other fees for lease breakage and only found out about the ridiculous cleaning fee at the time of vacating If there happens to be a leak or structural issues in your unit needed repair - it will take up six months of your life. We requested the landlord to come address the bloated doors in September..doors wouldn’t close for the bedroom and restroom. He tries to make the HOA do the work for him - HOA finds a leak in the restroom ceiling - which then gets cut open leaving a giant hole. Repair work was spread over the next 4 months with a mess left behind for us to clean up each time..EXTREMELY lazy management repair team. Lease breakage clause is extremely tricky - you pay 1500$ to break the lease, vacate the apartment within 60 days of notice and CONTINUE paying rent till the someone else signs for the place. Also the 60 day period becomes a nightmare as we tenants ended up being responsible for a bunch of showings. Sneaky fees - the breakage clause, being extremely open ended on the lease, results in landlords adding separate “showing” fees for any showings that they conduct once lease break has taken place - on top of the 1500$!! We had cold water in the shower for three months - the landlord claimed the HOA needs to fix it while the HOA claimed the landlord needs to fix it. Between the two figuring out what needed to be done - we suffered through cold showers between September- December....
Read moreIf I could give the MC less than 1 star I would. I have lived here for over 15 years and would not recommend anyone moving here. The staff and maintenance are all incompetent and unresponsive. Any request for assistance, repair, etc is always delayed and never properly finished. Example: over the years there have been 2-3in potholes all around the property and it was just this year that about 75% of them were filled; my parking lot and garage were unusable for over 11 months because poor construction caused the rock foundation to collapse and the MC was slow to hire construction to repair it, forcing me to park uphill and far away from my building. There are constantly issues with boilers in the buildings, resulting in heat and hot water not working for days. For a private housing complex, the MC does nothing to warn or take steps to contact residents before they take any action regarding their motor vehicles. During the time I stated above when multiple lots were closed, the MC was calling tow trucks left and right to tow residents cars who were forced to find parking wherever they could because their own spots were taken. Imagine not even being able to park your car safely where you live and then being expected to cover the towing costs. The "amenities" they advertise are a complete joke; tennis courts are old and rundown, the "gym" is a bunch of free weights and a few old treadmills in a small compact room with no ventilation. The pool is rarely clean and less than 4ft deep. The only thing the MC is fast at is applying surcharges and raising its fees. I was woken up this morning by a couple of clowns from the HOA just to tell us they were fining our entire building unit because one of the condos was violating the rules. This management company is exceedingly incompetent. Do not rent, and ESPECIALLY do not buy in this complex. It is a liability, not an investment.
UPDATE 3/21/23:
We have had no consistent hot water to our building in the past two and a half weeks. The HOA is offering a stipend for a hotel room so we can shower and do our laundry, but one of us works from home and has to commute to take care of his daily hygiene, and we cannot wash our dishes or cutlery. The HOA has hired the same plumbing company for each repair that buys us hot water for a few hours to a day. The HOA is not transparent with what the issues are or why this is taking so long and is so inconsistent. This is ridiculous. We are considering speaking with our landlords about discontinuing payment of the assessment until things are in order.
UPDATE 6/13/24:
Hey, remember that basement retaining wall we mentioned? Yeah, it had to be boarded off because it's so close to collapse it's a structural and life risk. Photos attached. Despite this being an "emergency closure," nobody has done a thing about it for three months. We cannot do our laundry or access our storage units. We're getting out of here ASAP. DO NOT RENT...
