I want to be fair in my review. I lived at Triple Crown for slightly more than a year. My apartment was one of the few 3 bedrooms, great layout and loads of natural sun. While living there, I greatly appreciated that it was always kept clean in the halls and common areas, the maintenance staff was great to come every month to change my furnace filter the moment I submitted a request. As a non-smoker I like that there is No smoking on the grounds - and they are great at enforcing. Indoor parking on the 3rd floor made it convenient to haul groceries to my apartment. The amenities are plenty and good security. I think itâs relatively fairly priced for the amenities and updated design. It was awesome to watch the 4th of July fireworks from my living room. The hot water and pressure is great!! They have a great water softener and no issues with calcium buildup. The appliances in my unit were top of the line and if you like to cook you will appreciate them. The gym is state of the art and you really can get everything you need here. The wifi is super fast and easy setup. So much cheaper than in Minneapolis. There is always something going on at Canterbury Park and itâs great to be close enough to walk. I did not experience noise from outside. It was very quiet at night. Heat bill each month was never more than $50. Other things I experienced: I have dust allergies and no matter how much a cleaned, changed filter every month, ran air purifiers in every room, there was a layer of dust on everything daily and I had challenges breathing the entire time I lived there (maybe the race track or maybe all the construction?? It was a major reason I needed to move). A family with small children lived upstairs and I could hear them running All times of day and find it very disturbing. I did share this with staff but little they can really doâŚmy point, you CAN hear your neighbors. This was the other reason I moved - I work from home and felt I could not enjoy my space because of the constant noise upstairs from 7am until 9pm. Guest parking/ outside parking in general was becoming a problem. When people would visit, there was not enough parking inside the gate at times. Responsiveness of the staff near the end of my residency was not good. Emails not returned or multiple emails sent before responding. When I inquired about upcoming lease renewal/ intent to vacate it took more than 8 business days to get a response. They company is not transparent about move out expectations and what is considered normal w&t. The staff there is friendly enough but there has been a lot of turn-over so maybe they just need training in this area. I owned a professional cleaning company, and we did turns for multiple apartment complexes in the twin cities and it was standard to provide a checklist to renters on expectations and costs of professional cleaning. That is not the situation with Doran/Triple Crown. After move out, I was a bit surprised at a few of the things (yes my cleaners missed cleaning the washing machine) they charged me for; it appeared they were âsearching for thingsâ in an effort to not return my deposit. Note this is my impression, since I did not do a walk though and didnât have a requirement checklist, itâs a he said/she said⌠I will say, Iâve lived in several complexes in my life and this is the 1st time I not only didnât receive my entire deposit back but I had to pay additional fees. Lengthy as this is I wanted to give both the pros and cons. I think if you want an attractive clean place with a good gym, pool, you can follow logical HOA rules, want security and donât mind some noise from neighbors this is a a great choice. I suggest you be proactive in asking for a documented definition and how they measure normal wear and tear before you move in. Otherwise not likely you will get any of your security deposit back. It is now February 9, 2025, and I have not received a refund of the security deposit I paid on November 26, 2024.
I have applied at Triple Crown twice. The first time I applied with my former partner. When I toured the homes and community before completing the first application, I knew it was where I wanted to live. We were approved with a conditional performance deposit, but due to the total move in cost, we unfortunately canceled our application, opting to reapply in the future. Note that our security deposit was returned; Our application fees, of course, were not.
The second, and last, time, I applied with my father. Due to personal circumstances and a quickly approaching lease-end date at my former residence, I attempted to rush the application. The application was declined and the reason for denial (given directly to me verbally, over the phone) was that the number of individuals listed on the application exceeded the dwelling limit. It was not the outcome I hoped for, but it was fair enough.
I was assured (verbally, over the phone and during the same call) that my security deposit would be refunded, but this time, I was never repaid.
I attempted to dispute the charge with my bank after I realized the amount wasnât adjusted or returned. This is the first dispute I have ever had to claim with any business or financial institution. However, as the holiday season was in full effect and I had just moved, my budget was already tight - making this incident very inconvenient.
When I did not hear back from the bank or your business, I reached out. I received the following response (see attached screenshots) explaining that payment processing was delayed due to the holiday, and additionally, that my bank, Capital One, reached out to notify you that I was disputing the payment, therefore you wouldnât refund me.
I accepted your response, and thanked you. My understanding after reading that communication was that you would work out the refunding with my bank. Today, I have less confidence and trust in your company.
I was provided a provisional credit from my bank, pending the investigation of the dispute. However, the dispute was declined as it seems you have provided evidence that a refund wasnât justifiable.
This is the latest in a series of disappointing issues during the recent application process. There is no acceptable reason for this issue to have been drawn out.
Please note that I am officially requesting your explanation as to why you have refused to refund my security deposit. While I have reopened the dispute with my bank for investigation, I understand that without resolution, I may need to report the incident to other appropriate entities.
If you have refunded my security deposit, please attach the proof of payment to this email. Alternatively, if you believe that you have reason to not refund my security deposit, please provide your detailed explanation and invoice to support that.

You can hear toilets flushing, people walking, vacuuming, washers and dryers running, garbage disposals and dishwashers running, doors slamming 24/7, security gates that donât operate or are left standing open in a supposed gated community, no consistent concierge representation at the front desk, unhealthy black dust on all surfaces with limited furnace filter changes. Too many residents with limited parking spaces and too many larger dogs over 60 lbs being very aggressive to smaller dogs. I would recommend researching home ownership for less money than this poorly constructed and managed property. There is year-round noise, traffic, and over-bearing outside lighting at Canterbury with the card casino and annual events, which continues to increase with all the new construction and the soon to open amphitheater and brewery/restaurant currently under construction. In addition to the above issues, BEWARE when moving out!!! You can be guaranteed you will lose your âsecurity depositâ which should be renamed to âcleaningâ deposit. Although we left our $3,200+ per month apartment in spotless condition we not only lost our $300 deposit but we were charged additional fees. When requesting a meeting to verify and review claims and charges, the meeting was scheduled 6 days later. We learned charges resulted from the staff having to âsupposedlyâ clean the sinks, the toilets, the bathtub which was never used, butâŚthey found dust on the ledge, a dirty mark on the wall, shower door threshold with some mold residue, cabinets, crumbs on center island, stovetop, oven, etc. all of which were cleaned after moving out as we had 2 weeks before the expiration of our lease to accomplish. The staff and property manager will show you a photo album on their computer beginning with your apartment number, but not all photos will be from YOUR apartment based on what we were shown. Also, when asking if their expectation is to leave the apartment as if it was still ânewâ after living there for 2 years, Dawn (property manager) responded, âyesâ! So much for the ânormal wear and tearâ phraseology in their lease. This is clearly a âbait and switchâ tactic to keep your money.
